Our Boulder studio designed this stunning townhome to make it bright, airy, and pleasant. We used whites, greys, and wood tones to create a classic, sophisticated feel. Many families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage. The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door. Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room. The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail. The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out. It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

Just Add Paint was called into action to finish this gorgeous houzz after the original painting company sent in some unqualified painters and ended up leaving the job before completion. And it was a good thing - we were mortified to find patches that had been painted over before sanding, joints on the tray ceiling and throughout with excess caulk that had been sealed in with paint, fuzzy walls from low grade paint rollers, splatter all over brand new hardwood floors, and the list goes on, We used every trick in the book that we had accumulated from years of experience to get this one cleaned up. It ended up feeling more like a restoration than a repaint, and we easily the most challenging and satisfying project this year. We gave this large kitchen a completely new look! We brought the style up-to-date and added in some much needed counter space and storage. We loved the quirky charm of the original design, so we made to sure to keep it's unique style very much a part of the new design through the use of mixed materials. Artisanal hand-made floating shelves (made out of old barn wood) along with the exposed wooden beams create a soft but powerful statement -- warm and earthy but strikingly trendy. The rich woods from the floating shelves and height-adjustable pull-out pantry contrast beautifully with the glistening glass cabinets, which offer the perfect place to show off their stunning glassware. By installing new countertops, cabinets, and a peninsula, we were able to drastically improve the amount of workspace. The peninsula offers a place to dine, work, or even use as a buffet - just the kind of functionality and versatility our clients were looking for. The marble backsplash and stainless steel work table add a subtle touch of modernism, that blends extremely well with the more rustic elements. Also, the stainless steel table was the perfect solution for a make-shift island since this older kitchen did not have the typical width that is needed to add a built-in island (plus, it can easily be moved to fit the needs of the homeowners!). Other features include a brand new exhaust fan, which wasn't included in the original design, and entire leveling of the new hardwood floors, which were previously sinking down almost a foot from one side of the space to the other. 2011 CHRYSALIS AWARD WINNER, ADDITION $100,000-$250,000 The owners of this small rambler in Arlington were tired of living in cramped quarters. The home’s kitchen was only 8’ x 11’ and they wanted to add a family room. Because the home is built on a slab, with no basement, the decision was made to expand out into the backyard. Their contractor, Michael Nash Design, Build & Homes, proposed an addition to back of the home, which would also be built on a slab to match the existing elevation. To make room, they had to remove the home’s original patio and then remove the 30’ wall running across the back of the home. In their place, a new 16’x32’ addition was built with high cathedral ceilings, skylights and French doors topped with arched transoms. An archway and decorative columns were put in place to connect the old and new areas. The new kitchen starts in the old kitchen area and wraps its way into the new addition, ending with a large two-tier island and prep sink topped with exotic granite. The main sink is in the corner of the old kitchen, easily accessible from both ends of the work area. Beautiful custom-made cabinets include a wooden range hood and floor-to-ceiling pantry with wine rack. Stainless steel Energy Star appliances include a professional-quality gas cooktop and double wall ovens. The kitchen flows into the new family room via an open concept design. A beautiful floor-to-ceiling natural stone fire place located in the middle of the back wall serves as a visual separation for the space. A round window is uniquely embedded in the stone work near the ceiling. Wide plank oak flooring runs the length of the room, providing a uniform look throughout the space. Opposite the kitchen is the home’s new family room, with comfortable leather seating and plenty of windows to brighten up the space. A new stone patio off the kitchen provides the finishing touch to this remodel. In the end, the project provided the homeowners with the space they wanted and plenty of amenities to make family time or entertaining guests a pleasure.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!
