If Howard Stevens needs to escape the hustle bustle of LA, the former longtime stand up comic, turned television host now has the perfect hideout in the North County San Diego beach town of Encinitas, CA. The Emmy Award winning writer, was introduced to Encinitas while visiting friends. He was immediately taken by the walkability and friendliness of the small beach town. “Not to mention the good looking women,” chuckles Stevens who also made note of a community on the move and with little real estate inventory. Introduced to dasMOD Co-Founder, Erik Gilmer, the two spent many hours touring the up-and-coming Encinitas Highlands neighborhood where Stevens settled on a 1950’s stereotypical, boxy tract house, suffering from decay and a serious lack of attention. The dasMOD team recognized the unspectacular, old-age spirit of the house could easily transition into an intimate, low-maintenance yet dynamic second home for Stevens that reflected the timeless beauty and simple comforts of a beach community. The renovation was a sustainable effort and an adaptive use of the existing property. One that focused on tearing down selectively with an emphasis on doing something fun and cool, with a vibe similar to that of an art gallery. The result is an inspiring collaboration between the dasMOD team and Stevens whose passion for architecture and design is present throughout the home.

This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. “We selected IKD’s design services because we wanted to incorporate Semihandmade into our design and they recommended IKD.” She continues: “The design was made really easy with IKD. They used most of our wants and needs to design the kitchen. They were really helpful throughout! For the most part, installation went really well. This is one of our favorite bathrooms we've done. The Marvel porcelain tile used is a special product. It exemplifies the aesthetic and technical level today's technology has reached. This Calacatta Extra color is inspired by the world renowned carrara marble of Italy, Our customer was thrilled with their new bathroom!

The inspiration for this remodel was the owners’ gusto for hosting friends and family but a cramped kitchen didn’t allow for both a bartender and cook. The natural circulation through the expanded kitchen and out to the back deck was enhanced by shifting the doorway to a more central location. An indoor drinks station with a raised countertop easily serves guests outside via a hinged window. Sliding panel doors with textured glass add multi-use options for an adjacent living/guest room without compromising light or style. Selected for the 2017 Rockridge Kitchen Tour.

The main level includes a great room and bedroom/study with coffered ceiling details along with an open kitchen and dining room arrangement that simplifies entertaining. The master bedroom features twin walk-in closets and a bay window that easily accommodates a sitting area. Outdoor living space is abundant, with a screen porch off the dining room and an oversized, sky lit covered porch on the rear.

Like many projects, this began with a discussion about reconfiguring the island and refinishing the cabinets. Then the clients asked if I could change their sink (undermounted below granite), add a second dishwasher, and replace her double oven. When they realized the extent of those requests, they decided they might as well replace the cabinets and get the quality, storage, and finishes they wanted. They desired traditional styling with a French motif, and luxurious, yet durable finishes that would complement her eggplant/gold/green fabrics. To avoid more expense, we kept the existing windows and retained the existing placement of major appliances (except the cooktop which we moved slightly for better function). I relocated the microwave to the island so that we could install a built-in, larger refrigerator. I reconfigured the layout to better accommodate the needs of this large family – they have six children and three dogs. Everyone has breakfast, takes lunches, has dinner at home daily, and even the dog food is cooked from scratch. There are great organizational accessories in the cabinets. The full-extension quiet-close dovetail drawers minimize noise and feel like fine furniture. The cabinet and countertop finishes are extremely durable. Even the Iroko wood eating counter is easily maintained using an oil-wax that repels stains. The island shape provides seating for three as well as room for the cooktop, warming drawer, microwave drawer, and generous storage. The sprawling countertop works well for their volume of food preparation. The desk area now functions with proper phone and electrical outlets, file drawers, and enough counter. The choice of flooring was critical – the kitchen is part of a great room that flows into a large entry hall. The existing travertine, tile, and carpet did not wear well. I selected durable porcelain tiles that resemble limestone and wood and created a European-inspired woven design in the entry. A simpler version of the same materials in the kitchen and an inset real wood into the seating area create flow between the rooms. To create more visual interest, I removed non-critical soffits. The remaining soffits were clad with wood so it appears that all is part of the cabinet design. The mixture of glazed cherry and black rubbed-through-paint on cherry finishes are enhanced by the dramatic black and gold veins in the creamy granite counter. We retained the straw and plaster walls that create an old-world feeling. The custom mahogany and iron pantry door balanced the design and completed this truly unique space. Pewter cabinet hardware and patterned glass accentuate the motif. Many of the cabinet accountrements are made from a compo material and recreate historical French mouldings. The remaining adornments are hand-carved wood. On top of beauty and function, the cabinet boxes are made from environmentally-friendly, no formaldehyde-added agriboard. So we have traditional design, ornate mouldings, multi-step finishes, and are still nice to the earth and my clients! Our client reached out to Finesse, Inc. looking for a pet sanctuary for their two cats. A design was created to allow the fur-babies to enter and exit without the assistance of their humans. A cat door was placed an the exterior wall and a 30" x 80" door was added so that family can enjoy the beautiful outdoors together. A pet friendly turf, designed especially with paw consideration, was selected and installed. The enclosure was built as a "stand alone" structure and can be easily dismantled and transferred in the event of a move in the future. Rob Kramig, Los Angeles

Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

This client wanted to add a office nook (computer station) off the kitchen. Usable Space Interiors extending the cabinets to result in a seamless appearance that it was already existed. Cabinets, electrical, granite, and filing/storage cabinets were added, as well as, updated back-splash and a new kitchen table to accommodate this updated space. Textured parson chairs were selected to provide cohesiveness with the clients desired color scheme.
