This Victorian tiled hallway at a house in the Forest of Dean had a very interesting pattern, consisting of an array of different colours, including shades of red, yellow and blue. Unfortunately, as you can see from the first photograph below, the tiles had lost all life, with the colours largely masked by months’ – or maybe even years’ – worth of ingrained dirt and muck. The floor as a whole was also suffering from a number of loose tiles that needed to be reset before it could be cleaned. The property owner was keen to employ some professional assistance to restore the appearance of the floor and prevent it from getting in an even wrote state, and so contacted Tile Doctor who have a lot of experience working with Victorian tiled floors. As mentioned, the loose tiles had to be repaired before the cleaning process could be started. I removed the tiles and extracted excess grout and old adhesive from the exposed concrete substrate using a vacuum, before putting the original tiles back into place and fixing them back into position carefully using fresh adhesive and matching grout. Once happy the replaced tiles had set, I started the process of cleaning the entire area of hallway tiles using a combination of Tile Doctor Remove and Go to strip away the old sealer and Tile Doctor NanoTech HBU (formerly Ultra Clean) remover to get the tiles as clean as possible. The latter product contains nano-sized cleaning particles (hence the name) to reach difficult areas of trapped dirt, making it more effective than your run-of-the-mill tile cleaner. These two products were scrubbed into the tiles using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water and the soiled residue was extracted with a wet vacuum. I then paid particular attention to the grout, applying our alkaline-based multi-purpose cleaner Tile Doctor Pro-Clean to the grout lines, before scrubbing them with a narrow grout brush. This quickly had the grout looking clean again: I’d even go as far as to say that it matched it seamlessly with the fresh grout that had just been laid. With the tile and grout as clean as it was possible to get it, I gave the whole floor a final rinse to neutralise the excess chemicals. I extracted as much water as possible with a wet vacuum and left the floor to dry overnight. My first task upon returning to the property the next day was to check for any dampness. If you neglect to remove all excess moisture from the surface of the tiles before sealing it is more than likely going to cloud the sealer, rendering it less effective I’m protecting the stone against ingrained dirt and stains. Once satisfied that the floor was completely dry, I proceeded to seal the tiles using multiple costs of Tile Doctor Seal and Go. Seal and Go is what we would classify as a topical sealer, meaning it rests on the surface of the tiles to act as a durable layer of protection against all kinds of muck. While providing surface protection, Seal and Go also adds a nice subtle sheen to the tiles, as per the customer’s request. The customer was quite amazed at how quickly the appearance of the tiles had been restored. It was fantastic to see the colours we both knew were hidden in the tiles come to life once again. Another quick job here in Cheshire, this time in the town of Wilmslow. Much like Alderly Edge, where I recently completed another job, Wilmslow is an affluent area known for its upmarket lifestyle and as a popular option for residence amongst celebrities and famous figures. In fact it is currently, and has previously been, home to several Premier League footballers from the nearby clubs Manchester United and Manchester City. This job was another case of where a tiled floor had lost its shine due to the sealer wearing away over time. In this instance, my client had a Travertine tiled floor in her kitchen that she wanted to me to restore back to looking at its best. Travertine is a fantastic natural stone which possesses unique features that no other stone can offer. It offers a particularly distinctive design style, making it a popular choice both for commercial and residential use. Many homeowners use Travertine tiles for kitchen flooring, bathroom walls and floors and for external floors, such as patios. The process of stripping off old sealer can be done effectively and relatively quickly without using a liquid stripper. The best method is to use a series of fine diamond encrusted burnishing pads, which is exactly what I did in this case. The burnishing pads are applied in sequence from coarse, medium, fine and superfine to remove the old sealer without damaging the Travertine and then re-polish to a lovely polished shine. One the floor had been burnished, rinsed and dried; I proceeded to re-seal the floor with Tile Doctor Colour Grow. Colour Grow is particularly effective when to seal porous natural stone surfaces such as Travertine and Limestone, whether internal or external. This is because the product is specially formulated to penetrate deep into the pores of the stone, providing durable surface protection from within. The other key benefit of Colour Grow is that it intensifies the colours within the stone, as you can from the photos. This adds additional character and flair to already impressive household features like this Travertine floor. The finished results were exactly what my client had hoped for. A customer from the Tunbridge Wells borough of Southborough got in touch with me regarding the renovation of their Sandstone Paved Drive and Patio. The paving surrounded the property and since all the facias had recently been renewed on the house the stone was letting the overall appearance of the property down. It had been sometime since the Sandstone had been cleaned and as you can see from the photos what was once a beautiful stone had now darkened and lost much of its natural colour. I went to the property to do a quick site visit to check what needed to be done. I worked out a quote for cleaning to the stone which was accepted and a convenient time to carry out the work was agreed. I have a very powerful high pressure cleaning system installed in my van which makes short work of cleaning stone and brick. Not only is it very effective at cleaning its designed as a closed system, so all the waste is extracted back to a large grey water tank in the van. Now you can use an everyday power washer to clean up external stone however they are not as powerful and so take much longer, also the result does not tend to be as good. It was a large area, so I approached the job in sections and started by pre-wetting the stone with water. Then I applied Tile Doctor Patio & Brick Driveway Cleaner which is a powerful outdoor cleaning solution formulated to power through patio blackspots, lichen, moss, and stains. This is a commercial product designed for professional use so if you are looking at using it yourself, please take care and use the right protection. The cleaner was left to soak into the really dirty areas whilst I focused on the cleaning the other parts of the drive and patio with the van mounted pressure washer. I was then able to return to the deeper stains later. Using a combination of the Tile Doctor Brick and Patio Cleaner along with our van mounted pressure cleaning system we were able to completely transform the properties kerb appeal. Applying a sealer now the Sandstone was clean would have improved the look of the stone further and made the patio easier to keep clean going forward; however, it was a very large area which would require a lot of sealer. Keen to keep the cost down it was agreed not to apply a sealer and instead they intend to do more regular cleaning. The patio did look in great condition following the deep cleaning and so difficult to justify at this stage. My customer was very happy with the transformed patio and the look of delight was clearly visible. This black and red Victorian tiled hallway at a property in Newport, the third largest city in Wales, had a timeless charm about it, and a classic diamond pattern. Unfortunately, the tiles had lost their colour, leaving them looking dull and lifeless. It was clear to me, upon further inspection, that the existing sealer had failed, allowing dirt to become trapped in the pores of tile. This can be a very difficult problem to rectify without the right professional assistance; everyday household cleaners are rarely suitable for sealed floors and acidic cleaners can actually male the problem worse. The tiles needed a deep clean with strong products, followed by a fresh, robust surface seal to prevent dirt from becoming trapped again in the future. I started cleaning the tiles with a strong dilution of Tile Doctor Pro Clean, worked in to the stone as per usual by using a rotary machine fitted with a black scrubbing pad. Pro Clean is a reliable alkaline cleaner that works well on most kinds of natural stone, and while I could see it made a difference here, it was clear something stronger was required to remove what was left of the old sealer. To remove this, I applied a dilution of Tile Doctor Remove and Go, which is a dedicated stripper that is safe to use on tile and stone for the purposes of breaking down old sealers, waxes, paints, and adhesives, and this proved effective in getting rid of all the old sealer. Once the cleaning was complete, I rinsed the floor thoroughly to remove any trace of chemicals left over from the cleaning products, before leaving it to dry overnight. I came back to the property the next day and, after checking the floor was completely dry, I proceeded to seal the floor using eight coats of Tile Doctor Seal and Go. This types of sealer is known as ‘topical’, which means that it builds up a solid layer of protection on the surface of the tile. Topical sealers tend to be more suitable to Victorian and Quarry tiles as they typically require a lot of sealer due to their porosity and these types of sealer are less costly. Seal and Go also adds a nice aesthetically pleasing low sheen finish. As you can see from the second photo, this did wonders to the tiles and really brought this classic Victorian pattern back to life. Another satisfied client for the Monmouthshire Tile Doctor. There are many different borer insects around the world that come in many different sizes and colors. But one thing they all have in common is the danger they pose to trees. These insects tunnel their way deep into trees and feed on the heartwood. Symptoms of infestation differ depending on the type of borer insect, but you can usually tell by the holes left behind in the bark. You may also notice sap or sawdust gathered around the tree or even sudden discoloration of the leaves. If left untreated, borers can kill the tree. Five Star Tree Services has put together a simple guide that will help you identify infestations so they can be treated ASAP. 4 Common Borer Species We are going to go over four of the most common wood boring insects that attack a wide variety of tree species in a range of climates. Many native borer insects will seek out already sick trees or trees under stress as opposed to strong healthy ones. But, even healthy trees are susceptible to infestation, especially from non-native borers. Locust Borer This type or borer attacks black locust trees; other types of locust trees are not in danger. They can be found in any place that black locust trees grow. Symptoms of an LB infestation are mainly localized swollen areas on the trunk or branches. These areas will look like a full knot. Other common signs are broken branches, thinness along the crown, and holes in the bark accompanied by sawdust. These borers weaken branches so that they break, which poses an additional hazard to your property and family. Emerald Ash Borer This type of borer usually feeds on ash trees but can also be found in rare cases in other types. They are commonly found in over states in the US but can be found in any location where ash trees grow. Symptoms of an EAB infestation are easy to spot. In the early stages, trees will exhibit cracks along the main branches of the canopy. As the stages progress, these cracks will turn into slits and holes that look like a “D” on the bark. The canopy of the tree will also start to think as the tree progresses towards failure. As soon as you notice any of these signs, you should contact an arborist as soon as possible. Treatment is more effective when applied early on in an infestation. Bronze Birch Borer This species usually attacks grey birch, paper birch, and yellow birch trees. Though they mostly attack stressed or sick trees, but again even healthy birch trees can become infested. River birch thankfully is not susceptible to this particular borer. They are found in any place white bark birch trees grow. Common signs of BBB infestations are winding tunnels along the out layer of the tree bark. They look bumpy or wrinkled. In some cases, you may also notice “D” shaped holes along the bark or leaves they have lost their color. Another common symptom is thinning along the crown and top of the tree. If found early enough, our professional arborists can apply an insecticide treatment and save the tree. Longhorned Beetles This species attacks a wide assortment of trees but tends to only attack those which are under a high amount of stress. They are found all over the world and are not specific to any one area. Common signs that an LB infestation is present is sawdust under the tree, round holes, and discolored leaves. I recently re-visited a Victorian period property in the Leeds suburb of Headingley which had an unusually large tiled entrance hall which we believe to be as old as the property itself. I say re-visited as I actually gave this floor a deep clean and reseal around five years ago; it’s always nice to be asked to return to a job as it shows the customers was very happy with the work. However, with five years of wear and tear the sealer had worn down and the floor was now starting to trap dirt, also it had lost the attractive shine added by the sealer and the owner felt it was time to have it done again. Additionally, the owner had recently had the whole house decorated and wanted the floor to look its best and match the fresh appearance of the property. Sealers do wear off with use and so it is inevitable that the tiles will need to be cleaned and sealed again with time. Given it hadn’t had a professional clean and seal for five years the floor wasn’t looking too bad as you can see from the picture, it was just a bit dull in the high traffic areas such as along the centre. I’ve certainly seen a lot worse. Initially I wasn’t 100% sure on which cleaning method l was going to use on this floor. Originally l thought about using a coarse 200-grit burnishing pad to take off a couple of layers of sealer and then re-apply 2 more coats. However, the finish on the floor wasn’t even across the width of the hallway and l felt using that approach wouldn’t resolve that. Additionally, a lot of tiles were pitted and a burnishing pad would struggle to get into the holes. So instead I decided to completely strip the floor and re-seal it which would ensure a uniform finish across the floor. I used a strong 50:50 dilution of Tile Doctor Pro-Clean on the tiles and scrubbed it in with a black floor pad which removed the old sealer and ingrained dirt. The large floor pads are not very effective in the corners and edges, so I used a 6-inch red buffing pad fitted to a hand buffer for those. The floor was rinsed with water and the soil extracted using a wet vacuum. After inspecting the floor some areas were retreated with a repeat of the same process. After a final rinse and extraction of the soiled water the floor was left to dry overnight. The next day after first checking the floor was dry with a damp meter it was sealed with four coats of Tile Doctor Seal and Go. This is a water based sealer that gives a lovely sheen and allows the colours to shine through as well as letting the floor breath, which is important in properties of this age that usually do not have a damp proof membrane. I was very pleased with the finished result as the pictures show and glad that l had chosen to do a deep clean and not just apply more coats of sealer. The client was over the moon. This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. It’s also a natural look sealer that doesn’t affect the appearance of the stone. My customer was very happy with the transformation of her floor and provided the feedback copies below. This very old Encaustic tiled flooring was uncovered at a property in Chester when the present owners started to undertake renovation. They removed the carpets and vinyl tiles from the hallway, revealing the Encaustic tiles to find that they were in truly horrific condition. This included being covered by heavy dirt, dust and, in some parts, by a sticky black bitumen. Encaustic tiles are made out of compressed cement, and were commonly used in properties built during the Edwardian and Victorian period. This gives us a good idea of just how old these tiles are – but the owners were keen to see what Tile Doctor could do to restore their condition. The black bitumen was my main concern when it came to cleaning the tiles. To remove this, along with all the other dirt and dust, our powerful cleaner for heavy soil buildup, known as Tile Doctor Remove and Go, was applied. The product, which is also effective for removing adhesive and paint stains, was worked into the tiles then left to dwell for thirty minutes, before being scrubbed with a black pad fitted to a rotary machine. The resulting cleaning residue was soaked up with a wet vac machine. This cleaning process was repeated once more over to get the tiles as clean as possible, before leaving them to dry overnight. The next day, damp readings were taken to make sure the floor was dry enough to seal. It’s essential to take damp readings before sealing – especially with old tiled floors that may not have a damp proof membrane installed – as even the slightest amount of excess moisture can damage the performance of the sealer. Two types of sealer were used in this situation. First to be applied was a single coat of Tile Doctor Colour Grow, an impregnating, colour intensifying sealer which enhances the best shades in the tiles. Following this, four coats of Tile Doctor Seal and Go were applied. This is a topical sealer, which means it builds a layer of protection on the surface of the floor, while also providing an aesthetically pleasing low-sheen finish. The customer was over the moon at the end result. At first the floor looked to be with a lost cause, but with the right cleaning methods and products it has been a restored to a standard where it almost appears new. Another satisfied customer! I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal. The floor must be completely dry before sealing as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a silk finish, I opted to use Tile Doctor Seal and Go which dries to leave a lovely subtle sheen that really enhances the look of the stone. Five coats were applied to ensure a good hard-wearing protection. My client was very pleased with the results, particularly as they hadn’t realised how much colour it had lost over the years and left the following feedback on our website. ”I despaired of having a clean-looking floor again.
