Designed and built by Terramor Homes in Raleigh, NC. In continuing the retreat feel, the goal in the master bath was to achieve a spa like feel. Inspired to incorporate the spa together with the tone of the rest of the home, the main focal element was a gorgeous free standing oval tub centered in the room under the vault of the ceiling and an 8 foot tall and 5 foot wide casement window that overlooks the river and greenway area behind the home. Directly across, the 6 foot by 6 foot full glass and glass tile was located- sharing the view out of the large windows. Flanking the tub are the adult height cabinets with large square legs and a shelf underneath, similar to the spa look that is expected. A full height cabinet pantry was added to encourage storage or rolled towels, bathing accessories and additional storage as well. The entire room was finished with a chocolate brown, 18” x 12” tile, laid in a brick pattern and continued up the walls for the consistent and clean look. Centered in the vault, a large, linen drum pendant with chrome trim drops- bringing elegance to the space. Small shelves were built at the bottom of each side of the vaulted ceiling to house the LED lighting that shines up the vaults of the ceiling, again replicating natural day light at any time of day. This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

Converting a home office into a nursery for a growing family presented some interesting challenges because of the spatial limitations. Originally, the space housed an enclosed side porch in this small 1940's post war cottage style home. During the planning stage, the decision was made that the design elements of the nursery would be consistent with those previously used in the refurbished home…a soft, sophisticated mix of traditional furnishings accented with contemporary styled pieces and elements set within a monochromatic color scheme. Knowing that the expected child was a girl enabled the exploration of a full range of feminine options. To maximize style, unify the space, and preserve the impression of childlike innocence a decision was reached to use minimalist colors. Winter Morning coats the walls with just a hint of pink as seen in the sky at sunrise. Texture is introduced in a blush linen; its hue was chosen to increase spatial perception within this compact nursery. The same linen covers the crib bumper pads and upholsters the small scale glider. Blush is repeated in the chenille braid on the bumper pads, the pleat closures for the tailored striped silk crib skirt and, again, on the trim of the stripped silk drapery panels which are hung to the ceiling adding visual height and providing yards of gentle softness to the area. Antique botanicals from the owner's childhood provide femininity and a connection to the past. Mounted from the ceiling is a small glazed chandelier with clear crystal and rose quartz pendants perfectly suited for the little charmer who will occupy this room. The space may be small in size, but it is large in style, functionality, and filled with love.

THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage. This open, light-filled kitchen seamlessly blends natural and contemporary elements. The white oak cabinetry and hardwood floors create an elevated touch throughout the kitchen and the remainder of the home. As this kitchen faces north, the room has consistent natural light throughout the day, however, it is cool and muted. Our designer recommended counterbalancing that coolness with the greige cabinetry along the exterior of the kitchen. A large four-person island provides ample seating and counterspace and showcases a minimalist veined quartz countertop. Handmade tile was installed from counter to ceiling creating a beautiful accent to the overall design. A custom shiplap range hood ties in the opposing white oak cabinetry. Statement light fixtures and oil-rubbed bronze hardware serve as a contrast to all the other neutral design elements. By relocating appliances, we improved the kitchen layout, and enlarged the counterspace and work area. The corner sink remained in its original location but was updated with a timeless apron front farm sink. To gain optimal storage capacity in the kitchen, our designer recommended full height pantry cabinets on either side of an appliance station. This appliance station features a built-in quartz counter, tile backsplash, floating shelves, and hidden pocket doors so that when in use the doors remain out of the kitchen workspace. It provides a perfect spot where all small cooking appliances like a microwave or toaster oven can remain out of sight, freeing up counterspace for its intended purpose of food prep and for gathering.
