Set upon an oversized and highly sought-after creekside lot in Brentwood, this ​two story home and full guest home exude a casual, contemporary farmhouse style and vibe. The main residence boasts 5 bedrooms and 5.5 bathrooms, each ensuite with thoughtful touches that accentuate the home’s overall classic finishes. The master retreat opens to a large balcony overlooking the yard accented by mature bamboo and palms. Other features of the main house include European white oak floors, recessed lighting, built in speaker system, attached 2-car garage and a laundry room with 2 sets of state-of-the-art Samsung washers and dryers. The bedroom suite on the first floor enjoys its own entrance, making it ideal for guests. The open concept kitchen features Calacatta marble countertops, Wolf appliances, wine storage, dual sinks and dishwashers and a walk-in butler’s pantry. The loggia is accessed via La Cantina bi-fold doors that fully open for year-round alfresco dining on the terrace, complete with an outdoor fireplace. The wonderfully imagined yard contains a sparkling pool and spa and a crisp green lawn and lovely deck and patio areas. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Making the Most of a Small Footprint We maximized the room’s small footprint by designing a custom built-in bed, nightstands, and desk. We then added visual interest and sound dampening with the acoustic slat walls. The end result is a guest suite as beautiful and luxurious as the finest hotels. This casita bedroom creates a polished private retreat with balcony doors that bring in natural light and frame the surrounding mountain views. The upholstered bed, layered bedding, dark wood flooring, shiplap wall detail, ceiling beams, and statement chandelier give the room a comfortable yet elevated feel, while the desk area adds function for guests staying longer.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

Designed as a welcoming extension of the home’s Mediterranean-inspired aesthetic, this guest bathroom brings together natural textures, warm brass accents, and thoughtful simplicity. The guest powder bathroom was transformed into a jewel-box moment through the use of a fully wrapped wallpaper surround, creating an immersive and memorable experience for guests. Rich texture, pattern, and carefully layered finishes add depth and sophistication, while elegant fixtures and curated accessories enhance the room's elevated feel. By embracing bold design within a smaller footprint, the space delivers maximum impact and personality. The result is a beautifully tailored powder bath that feels luxurious, distinctive, and perfectly aligned with the custom details carried throughout the rest of the home.

Shingle-style guest cottage addition with garage below and interior connector from the main dining room of an early 1900 existing house. Sited so that garage entrance and drive works within the existing landscape elevation and orientation, the guest cottage connects directly to the first floor of the main house. This results in an interesting structural dynamic where the walls of the second floor addition are square to the main house, and the lower garage walls corkscrew at a forty-five degree angle to the walls above. Inspired by their fond memories of travels to the island of Malta, the client requested warm neutral finishes and chose honed cream marble flooring with tight fitting grout lines and an intricate pattern of a Walker Zanger marble tile for the fireplace surround. "Dove White" walls with "Antique White" trim were selected in traditional simplicity to replicate the standard of the existing house and create a seamless transition to the addition. Locally handcrafted copper sconces gently illuminate the space and maintain the period-style of the home.
