This welcoming and unique property is adjacent to the Diablo Country Club golf course, nestled at the foot of Mt. Diablo. The grounds needed updating to compliment the home's transitional farmhouse-style remodel. We designed a new pavilion for a seamless indoor-outdoor living experience. The pavilion houses a cozy kitchen & grill, sleek bar, TV, ceiling fan, heaters, wall speakers, and inviting dining area. A pergola and trellis flank the modernized swimming pool and spa, the larger pergola featuring a square fire pit. To the expansive lawn we added two natural stone patios, clean gravel and stone pathways, retaining walls and fresh plantings.

This interesting pool in Mississauga is situated on a severe sloping yard which required a special stone retaining wall to support the pool and lend height for a dramatic spill wall. In the evening it's pleasant to sit in the lower stone fire pit area and look up at the water cascading over the spill wall. An elevated spill over spa at the level of the basement walkout adds another dimension of interest. It is fully winterized for year round use. (17 x 40, custom free form)

This Grapevine project was designed to damage a minimum amount of trees on a nice hillside. A raised wall was incorporated on the back of the pool that acts as a retaining wall to provide a flat spot for the pool. On the upper terrace above we built the cabana. Two inch sawcut Limestone was used for all the veneer to give a clean tailored look to the project. The spa was elevated and white precast coping was used along with the pool. A dark pattern concrete was used for the deck color to contrast. On the cabana we tried to match the existing house style, precast columns were used instead of typical stone columns. The cabana was done in pine and painted white instead of the typical cedar application. A comp roof was used. Built in bar & cabinets to recess existing grill carts were installed. A fire pit was placed to the side of the cabana at the pool level. A finger ledge was used on the raised wall to provide safety. Sheer rain was used on the project to provide a focal point - It provides more of a visual effect against the white Austin stone vs. a sheer descent. A vaulted ceiling was done in the cabana to match the existing home. Patio was capped in pattern concrete to match the new pool deck as well. Designed by Mike Farley of Claffey Pools. 20 Fabulous Pool Designs Under 600 sq feet of Water Surface Area Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features. Paragon Pools’ VP & Chief Design Executive Joseph A Vassallo, CBP provides 20 pool designs under 600sq ft as an inspiration for homeowners. Excerpt from the SNWA website: Residential pool size limits Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years. To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.

The raised hot tub measures 7'6" x 12'" at the farthest points. The hot tub has a sheer water feature spilling into the swimming pool. Flagstone coping and decking match the beautifully appointed upper terrace which features a TV viewing area, bar and grilling station. The lower terrace has a fireplace with ample seating. The shallow entrance to the pool is a tanning ledge, and is a wonderful spot for lounging and a great play area for smaller children. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”
