Eliminating several wing walls and changing the placement of the appliances completely opened up this kitchen. In the new layout, there is plenty of landing space on the two sides of the range. The wall cabinets obstructing the view from the family room and the soffits were eliminated. The peninsula was extended and the seating is now at the kitchen counter instead of a small breakfast table. The hall closets were replaced by tall pantry cabinets and a small mail center was incorporated here, with a built-in charging station in the drawer for personal electronics. The small office area between the kitchen and dining/family room gave room to a new beverage and coffee center.

We took down a wall to create a more cohesive galley kitchen for our chef client. Now she has much more prep space and everything she needs is within an arm's reach. By eliminating a soffit we were also able to take advantage of the high ceilings and provide extra storage. A pantry cabinet in the eating area neatly stores items previously in view on a baker's rack and connected open shelving holds cherished cookbooks. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

There are so many design elements to this kitchen, I almost don’t know where to start. Bright and airy with crisp clean white cabinets, the kitchen is open and welcoming. Still crisp but gently contrasting, the stainless steel appliance add depth amid the white. To keep this kitchen warm, natural oak covers the floors and a toasted wheat color washes the walls. And then there is the architectural elements. You know. That post and beam in the middle of the room. It’s the center of attention. When you walk into a room your eyes roam around, establishing the size and shape of the room as your feet take you forward. From the front door of this home straight ahead you encountered this wall. The dining area to the right gives you a glimpse of things to come. Where there is a dining room you will usually find a kitchen. The architecture of years gone by consistently hides the kitchen, the heart of the home, behind walls. I sympathize with my Mom, and all the other Moms, who have had to spend so much time tucked into a tight kitchen, away from the family. This wall had to go, but it was structural. We needed its support but not its bulk. So we got rid of the bulk and only the bulk. Instead of a wall we have a post and beam, offering all of the structure we need. We could have installed a huge steel beam and reconfigure the joists to upset the beam, but why? The small beam and post add an incredible architectural element. It’s turning lemons into lemon, we simply made the most of what we had. It may be functional but it’s so fantastic. It looks like we created the effect just for the drama. The original kitchen may have had a working triangle and some counter space, but it was fairly small, with each area only a step or two away. The dark cabinets made the space feel even smaller and the butcher block patterned laminate counter tops were very dated. The appliances were feeling their age as well, from a coil burner electric stove to a top freezer refrigerator. To keep this kitchen within its space, a half wall separated it from the dining area. With the wall gone we borrowed some space from the living room and extended what was a U shaped kitchen into an L. At the living room window we start our new kitchen. We kept a small part of the wall to support the other end of our decorative beam. Sandwiched between a large pantry and our new French door refrigerator, the wall disappears. With our new open floor plan a sizable island was in order. We split our cooking areas and installed a continuous grill gas cooktop into the island. A sleek island hood takes care of exhaust and adds an extra element to our architectural feature. Under the cooktop we added over-sized drawers for pots and pan storage. The frameless cabinets from New River Cabinetry are maple, painted white, with the Herndon door style. With the cooktop safely nestled into our island, we still had to add an oven. We used the space where the old range sat for a large single oven of stainless steel and glass. If it worked for one, why not two? We created a home for a microwave in the wall cabinets. It’s perfect for heating leftovers so close to the refrigerator. An important consideration for hot spots in your kitchen is landing zones. Each of our cooking areas have generous landing zones, one on each side of the cooktop and an entire counter area above or below the ovens, depending on which one you’re using. We wanted to give the sink area more room so the half wall had to come out. We moved the trash and recycle cans into a cabinet, removed the heavy soffits and kept the sink under the window. With that little bit of extra space we were able to add a larger cabinet above the dishwasher and slide it all down. This used to be where the carpeting met the vinyl floor, but all of it is gone. Long oak planks eliminate that final divide between the kitchen and the dining area, while adding visual length to the area. White wall cabinets on each side of the window reflect the sunlight for a brighter view. With all of the darker cabinetry the backsplash walls had been painted white. Even still, there was a darkness in the corners and it wasn’t very exciting. We wanted to add visual interest and reflect the new under-cabinet lighting, eliminating the shadows in this corner. With 1″x 2″ Arabescato Honed marble mosaics and those under-cabinet lights, we achieved the perfect balance. The marble has subtle swirls in gray and beige on a clean white background, but with the honed finish the light is softly reflected instead of glaring. For granite, we chose the soft gray tones of Luna Pearl. The speckles of gray and beige are a gentle contrast to the white cabinets and emulate the color of the stainless steel. Between the carpet, red half wall, dark railing and dated light fixture, the dining area felt tired. Since the kitchen lacked sufficient storage, a large utility cabinet crowded the table space without adding any decorate elements. Although it didn’t get any bigger, our dining area feels fresher and more open too. With the oak flooring joining the area to the rest of our space and the toasted wheat on the walls, the white table and chairs compliment the cabinetry while contrasting the warmer colors. We replaced the chandelier with recessed lighting and changed that railing too. With our new open floor plan, we ended up with a fairly open area in between our foyer closet and the living room window. Not one to miss an opportunity, we filled the space with a multi-functional work space. With the sunlight streaming in this bright corner works for anything this family needs. There’s plenty of space for a chair under this large desk drawer. A closed cabinet below, glass doors above and lots of open shelving let you store and or showcase your belongings. We added a lite area at the top to keep away the darker corners. The transformation is complete. This remodel took an extremely dark & dated kitchen and transformed it into a bright and airy happy place for our client. The existing conditions created a dark, hall-like kitchen that greatly lacked in function and did little to optimize storage. Realizing the potential of this truly massive space, we created a design that utilizes every inch of the kitchen and creates functional cooking and prep space as well as pantry storage and work nooks. Our first order of business was to demo out the blocky corner that separated the kitchen from the living room. This involved removing an existing fireplace, re-structuring a wall, and having an entirely new furnace installed in the basement to eliminate a duct running right through the corner we hoped to eliminate. After opening up the space, we focused on highlighting and brightening the room. New NuCore flooring was installed to give the kitchen a fresh look while offering optimal function and cleanability. Two-toned cabinets in a honey maple and painted silk were used to create a warm and comfortable balance throughout the space. New quartz countertops in MSI's canvas were installed, and butcher block was installed on the two desk areas to offer a warm visual relief and casual work surface. The color palette for the kitchen is reminiscent of a cozy apothecary; we utilized fresh greens with Sherwin Williams paint on the walls and Treviso Gray Sage glazed subway tiles on the backsplash. Over the sink, we designed a playful highlight with counter-to-ceiling mini brick mosaic in a dark crackle green. We introduced additional lighting throughout including new recessed lights, over-sink light, and under-cabinet lights. New appliances were introduced to the space as well, and we complimented the stainless steel of these fixtures to the transitional nickel hardware on the cabinets. This space now feels open and inviting, and is visible from the second you enter the front door! We are so proud of this result and so happy that our clients can enjoy this gorgeous kitchen for years to come.

As the third generation to own and live in this beautiful home, these homeowners were ready to not only brighten up this kitchen with white cabinets and fresh materials, they were ready to create an open concept kitchen opening up to the large family room addition that had been added years ago. The existing floor plan boasted 5 walkthrough doorways (one of which was to a bathroom) plus a pantry closet door all in about a 222 square foot kitchen. Taking out the center wall eliminates two doorways and altering the entrance to a half bath to now open to back foyer to home eliminates another (and just makes a whole lot more sense!). Natural light now flows into the hub of the home and many can gather around the large island, 64” x 68”. The beautiful hood was cleaned and reused as it truly is a focal point. Aesthetically, the white cabinetry, gray subway tile backsplash, and washed hickory wood flooring create a classic and functional kitchen that accentuates the beauty of this 90 year old home. Existing doors in the home are re-purposed with barn style hardware to stylishly create the new entrance to the half bathroom.

Independent Home just recently completed a Florida walk in tub installation in the city of Pensacola for our customer Claire S. Learn about the process and why it may be a good idea to add one to your home! Our installation process starts with a pre-installation meeting with the customer to go over what type of walk in tub is best for their needs, what the best location would be, and what type of the finish the customer wants. At the meeting with Claire, she told us that she wanted a tub that could prove a safe bathing experience but also help with her arthritis and leg pain. Our installation experts decided that the celebrity walk in tub was the best option for Claire. The celebrity walk in tub was the best option for Claire’s Florida home because of the safety features it is able to provide. Claire’s previous bathtub had a 15 inch edge, which made her nervous of getting in and out. Her old tub also had a non-secure seat giving Claire the fear that she may fall. The celebrity walk in tub has a low threshold eliminating the high edge. It also has a 17” ADA compliant seat, giving Claire that extra security that she needed. As stated before Claire suffers from arthritis and leg pain and she wanted her new tub to help with the pain. The celebrity walk in tub was a great choice because you are able to add hydrotherapy features. Hydrotherapy is the use of water to help decrease physical discomfort. It works by the jets greater range of motion. The jets waves allow an increase in circulation causing the joint inflammation to decrease, which will help eliminate Claire’s pain. Installing Claire’s walk in tub took just a couple of days to complete. The process included removing Claire’s old tub including the foundation, putting in the proper plumbing, connecting the water, making sure there weren’t any leaks, and finally building the shelf area around the tub. Claire is extremely happy with her new walk in tub. Her worries of falling are behind her. She enjoys that when she is in a hurry and can’t enjoy a full soak there is an extendable shower wand. Overall, every time Claire gets a bath she feels like she is at her own private spa.

Architectural designer Bill Harper worked closely with the new homeowners to reimagine the uses of the various first floor spaces: • An obvious first measure was one we’ve done at many homes: Combine the kitchen with the separate (and too-small) adjacent dining room by eliminating the wall between. This opened up the kitchen and provided an informal eating area. • The prior living room had an awkward shape for a living room (too long relative to its width) but was perfect as a new formal dining room. • We moved the living room to the former lower-level dining room but connected it more elegantly (and conveniently) to the kitchen by adding a short, straight stair—and also a balcony that serves as a wider, more welcoming path from the entry foyer to the kitchen. • Another obvious change was to eliminate the first-floor shower and take advantage of the freed-up space to create a combination laundry-powder room off the kitchen (but not right off the kitchen), thereby rescuing the washer and dryer from the basement. -Photos by Jim Raycroft

Our clients came to us seeking our design expertise to help them re-work their bathroom and create a spa-like oasis. By removing a wall with vanity in the middle of the room, the fiberglass shower and walls, and eliminating the oversize tub deck we were able to work with a large open space and create the bathroom of our clients’ dreams. Originally, there was a wall with a single vanity behind it when you first walked into the bathroom which really closed off the space and made it feel quite small. By eliminating the wall and single vanity, fiberglass shower, and built-in bathtub, we were able to enlarge the water closet 2 ½’ and create an open, airy bathroom. We designed a curbless shower so our clients can age-in-place and always have accessibility into their shower. A long shower bench was added to provide a comfortable spot to sit and enjoy the shower. At the end of the open shower space was the perfect spot to put the freestanding bathtub with easy access from either end of the bathtub. Large windows allow the shower or bath user to enjoy the gorgeous views of nature right outside the window. A double vanity was installed with a seating area for doing make-up and hair. Toe kick lighting was added to provide soft lighting for the nighttime trips to the bathroom with a built-in motion sensor so no need to try and find light switches in the dark. This toe kick lighting can also be used during relaxing, bubbly soaks in the tub to provide a nice soft light to relax in. Gorgeous pendant fixtures over the vanity provide lovely light and have dimmer switches for times when you do not need full lighting. Heated tile flooring throughout the bathroom, along with a heat lamp with fan, and towel warmer will leave the clients feeling so warm and cozy after a relaxing shower or long soak they may never want to leave their bathroom.

A riverfront property is a desirable piece of property duet to its proximity to a waterway and parklike setting. The value in this renovation to the customer was creating a home that allowed for maximum appreciation of the outside environment and integrating the outside with the inside, and this design achieved this goal completely. To eliminate the fishbowl effect and sight-lines from the street the kitchen was strategically designed with a higher counter top space, wall areas were added and sinks and appliances were intentional placement. Open shelving in the kitchen and wine display area in the dining room was incorporated to display customer's pottery. Seating on two sides of the island maximize river views and conversation potential. Overall kitchen/dining/great room layout designed for parties, etc. - lots of gathering spots for people to hang out without cluttering the work triangle. Eliminating walls in the ensuite provided a larger footprint for the area allowing for the freestanding tub and larger walk-in closet. Hardwoods, wood cabinets and the light grey colour pallet were carried through the entire home to integrate the space.
