This customer had some real difficulty in getting their fantastic Travertine tiled kitchen area looking as good as it should. The cleaning methods they had previously employed were unable to prevent the tiles from appearing dull, and the customer was also unable to deal with the displeasing marks and small cracks damaging the stone. Keen to get the floor back to looking its best, the customer called me down to their property, which overlooks the beautiful countryside area of Ashbourne, to see what could be done to restore the tiles. Upon my arrival at the property, I assessed the situation and resolved that the best way to restore the polish and general appearance of the floor was to use a process known as burnishing. The burnishing process, which involves the application of four diamond encrusted polishing pads of varying grit, works to grind away ingrained dirt while smoothing and polishing rough surfaces. Most commonly we use burnishing to restore the shine to Limestone and Marble tiles, but it can be used on most types of natural stone floor where a deep polish is required. To start the process, I applied the Coarse 400 grit burnishing pad to the floor using a small amount of water as lubrication in order to break down and remove any old sealer from the stone. Once this had been done across the entirety of the floor, I removed any soiled water with a wet-vac machine; this removal of soiled residue was repeated after each use of a burnishing pad. Next, I moved on to the Medium 800 grit pad which is less coarse than the 400 grit, but still rough enough still to break down layers of ingrained dirt. I followed this up with the application of a Fine 1500 grit pad, which started to smooth down the rough areas of the surface to prepare the floor for a final polish with an even finer burnishing pad later on. Before moving straight on to the final of the four pads, I took the time to carefully fill in the all of the small cracks and holes in the stone, before leaving the floor to dry until the next day. The next morning, I returned to the property to finish off the floor restoration. As soon as I arrived I used a damp tester to make sure the floor was completely dry. Noticing a number of small damp spots, I opted to use my heat gun to speed up the drying process. Once the floor was completely dry, I used the Very Fine 3000 burnishing pad – the last of the four – without any lubricant to finally achieve a high quality polished finish. For polished floors it is recommended to use an impregnating sealer that penetrates into the pores of the stone rather than sitting on the surface of the floor, as this ensures the quality of the polish isn’t damaged. As such I opted to use Tile Doctor Colour Grow to seal the tiles. This is a colour intensifying sealer that provides durable surface protection and allows the surface to breathe whilst enhancing the natural colours in the stone. It’s important that any sealer that doesn’t penetrate into the stone is removed by polishing it off with a cloth. After completing the seal, I went over the floor for a final time with the 3000 grit diamond burnishing pad to leave a smooth and shiny polished finish. A Wall Plate Rack gives visual interest and a needed touch of lightness to a block of Wall Cabinets. A beautiful play of light and dark, the black flooring and cabinet tops provide a needed contrast to the light natural finish of the cabinets.

Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square. We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Color is introduced to the space by employing images of NYC and Bangalore deities, modern blown glass from a well-known San Fran glassblower, and quirky 1950s vintage glassware. The space hums with authenticity. The coordinated color palette makes the open space a uniform, comprehensive space to enjoy. The "Miss Hudson" project, completed in June 2025, involved the comprehensive interior design and styling of a two-story condo on Providence's historic West Side. The client’s design brief requested a feminine, chic, and highly livable space that harmoniously blended their South Asian heritage with their time living in New York City. The design maximized natural light, utilizing a palette of soft blushes, warm neutrals, and jewel tones. Light-reflective materials and varied textures were employed to amplify brightness and depth, successfully merging the client's heritage with a feminine sensibility. The kitchen and primary bathroom underwent full renovations (Contractor: Victor Duarte). The guest bathroom received a playful update with Schumacher wallpaper. The space was furnished with a curated mix of new custom pieces, cherished antiques, and the client's existing items. The meticulous attention to detail resulted in inviting, highly functional, and approachable environments.

One East End Avenue is one of New York’s finest neoclassical lobbies with a dramatic view from East End Avenue through and across the river. Originally the river side shared equal importance as brokers travelled by boat to Wall Street. The river entry is rarely used now; but, the sparkle and reflection from the river still enliven the Lobby. Our design focuses on developing the highest quality finishes that expand upon the existing architecture, enhancing its grace and poise. We restored and relocated the enameled light fixtures, furnishings and mirrors and found new furniture in the Empire Style.
