The living room drew its inspiration from a collection of pillows characterized by rich velvet, plaid, and paisley patterns in shades of blue and red. This design approach conveyed a British Colonial style with a touch of Ralph Lauren's distinctive flair. A blue chenille fabric was employed to upholster a tufted sofa adorned with leather and brass bridle bit accents on the sides. At the center of the room is a striking plaid ottoman, complemented by a pair of blood-red leather chairs positioned to capture a picturesque lake view. This Queen Anne style five story townhouse in Clinton Hill, Brooklyn is one of a pair that were built in 1887 by Charles Erhart, a co-founder of the Pfizer pharmaceutical company. The brownstone façade was restored in an earlier renovation, which also included work to main living spaces. The scope for this new renovation phase was focused on restoring the stair hallways, gut renovating six bathrooms, a butler’s pantry, kitchenette, and work to the bedrooms and main kitchen. Work to the exterior of the house included replacing 18 windows with new energy efficient units, renovating a roof deck and restoring original windows. In keeping with the Victorian approach to interior architecture, each of the primary rooms in the house has its own style and personality. The Parlor is entirely white with detailed paneling and moldings throughout, the Drawing Room and Dining Room are lined with shellacked Oak paneling with leaded glass windows, and upstairs rooms are finished with unique colors or wallpapers to give each a distinct character. The concept for new insertions was therefore to be inspired by existing idiosyncrasies rather than apply uniform modernity. Two bathrooms within the master suite both have stone slab walls and floors, but one is in white Carrara while the other is dark grey Graffiti marble. The other bathrooms employ either grey glass, Carrara mosaic or hexagonal Slate tiles, contrasted with either blackened or brushed stainless steel fixtures. The main kitchen and kitchenette have Carrara countertops and simple white lacquer cabinetry to compliment the historic details.

Inside, however, a pristine white space forms a backdrop for art by Warhol, Basquiat and Haring, as well as intriguing furnishings drawn from the continuum of modern design—pieces by Dalí and Gaudí, Patrick Naggar and Poltrona Frau, Armani and Versace. The architectural envelope references iconic 20th-century figures and genres: Jean Prouvé-like shutters in the kitchen, an industrial-chic bronze staircase and a ground-floor screen employing cast glass salvaged from Gio Ponti’s 1950s design for Alitalia’s Fifth Avenue showroom (paired with mercury mirror and set within a bronze grid). Unable to resist a bit of our usual wit, Greek allusions appear in a dining room fireplace that reimagines classicism in a contemporary fashion and lampshades that slyly recall the drapery of Greek sculpture. Kohl transformed his client’s outdated living room into a bright and inviting space inspired by the home’s sweeping bay views in St. Petersburg, Florida. After removing the entry, kitchen and dining room walls to create an open floor plan and enrich the living spaces with outdoor light, the living room, which was formerly paneled with mirrored walls and wooden ceilings, was transformed in modern oasis that is the couple’s new favorite space in their home. Using a custom double faced sofa, Kohl created two intimate seating areas in the living room, one facing the fire and the other looking to the water, so the couple could enjoy their new retreat from two unique vantage points. Artfully outfitting the space, Kohl employed a neutral color palette with sea foam green, sky blue and deep aubergine accents. This project is one which I will not take design credit for, as the house was designed by my ex-employer as his own home. I was however responsible for the complete detailing of the entire house and stair, was project manager and over saw the development of design and construction documents and, oversaw the entire construction Administration phase of the project. I worked as a carpenter with the contractor for the last part of the project which included erecting the stair that came from fabricator shipped as one piece unit. These photos were taken by Michael Raso, AIA, of Dvisionone, formerly a partner for ten years with Herbert Newman and Partners, now known as Newman Architects. For those interested, this was built in 1975.

Onsite rainwater capture has become an issue of ever-increasing importance in semi-arid California, particularly as we realize the need to conserve water on a ongoing basis. This project employs the use of rainwater infiltration by diverting existing downspouts into a dry creek. Instead of being diverted into the storm drain system and wasted, the water is recharged back into the ground. Soils are able to hold the moisture and plant watering needs decrease. In addition to being functional, rock features such as dry creeks contribute to the aesthetic and create a beautiful contrast to the plant material.

Driven by a passion for the salt life and a love of the natural beauty of the area, they will leave the Northeast on a trek for the Florida Gulf Coast. The winters there are simply too cold to tolerate for any length of time. And why would they suffer those freezing temperatures when the average temperature on Longboat Key in January is 71 degrees? However, this is no migration and the subject is not a bird. My clients cannot be referred to as “Snowbirds” either. This is a homecoming. More so, it is a new beginning; a resurrection! “From the crown of the palm tree, there grew a flame. The flame revealed a nest. As the flames of change kissed the nest, a new being was born. This fantastic creature was born in the image of its predecessor, but it was given a new life. Indeed, it was resurrected. Behold the Phoenix!” Many years ago, they were pulled from the area in the pursuit of better employment. All the while, they maintained a strong connection with the Gulf Coast. This is where they would spend the best years of their lives. Now is their time of rebirth. The property they chose is on boating water on the Bay side of Longboat Key. The property is among the few undeveloped lots scattered around the island. Over the years it had been planted with a variety of tropical species including many of the common house varieties such as Ficus, rubber trees, and Areca Palms. Loving the locale, these species quickly outgrew their space. In the shadows, native Sabal Palms stretched their trunks in an effort to survive. A Phoenix Reclinata Palm sat unassumingly beneath the shadow of a large Ficus. We liberated them by removing all of the invasive varieties. We then relocated all ten of the resident Sabal Palms (our State Tree) on site. The home, designed by celebrated local architect Mark Sultana of DSDG, Inc., is a contemporary flat. The layout is a single living level above parking and grade level outdoor spaces. The architecture is crisp and inspiring and it is sensitive to the smaller scale of the eclectic neighborhood in which it will be constructed. From the elevated balcony, the residents will enjoy watching the many local manatees as they hug the sea wall looking for warmth on chilly mornings. From grade level decks, they will get up close and personal with the abundant schools of mullet in the canal. A northern exposure to the open side of the plan will allow for the amazing breezes offered by passing cool fronts.

The primary bathroom, while spacious and structurally impressive with its dramatic high ceilings, presented a dated, overly traditional appearance that clashed with their vision. Design objectives: Transform the space into a serene, modern spa-like sanctuary. Integrate a palette of deep, earthy tones to create a rich, enveloping ambiance. Employ a blend of organic and natural textures to foster a connection with nature. THE REMODEL Design challenges: Take full advantage of the vaulted ceiling Source unique marble that is more grounding than fanciful Design minimal, modern cabinetry with a natural, organic finish Offer a unique lighting plan to create a sexy, Zen vibe Design solutions: To highlight the vaulted ceiling, we extended the shower tile to the ceiling and added a skylight to bathe the area in natural light. Sourced unique marble with raw, chiseled edges that provide a tactile, earthy element. Our custom-designed cabinetry in a minimal, modern style features a natural finish, complementing the organic theme. A truly creative layered lighting strategy dials in the perfect Zen-like atmosphere. The wavy protruding wall tile lights triggered our inspiration but came with an unintended harsh direct-light effect so we sourced a solution: bespoke diffusers measured and cut for the top and bottom of each tile light gap. THE RENEWED SPACE The homeowners dreamed of a tranquil, luxurious retreat that embraced natural materials and a captivating color scheme. Our collaborative effort brought this vision to life, creating a bathroom that not only meets the clients’ functional needs but also serves as a daily sanctuary.
