Completed in 2015, this 4 BR, 2 1/2 bath was designed for a developer with a intolerably tight budget. Our simple solution employs a straightforward mix of flowing spaces borrowed from California great room houses with design elements found in more traditional residential design. The house is entered through a generous entry hall flanked by a formal Dining Room on one side and a Home Office/Den on the other. The far end of this Entry Hall deposits into a large Great Room and open kitchen that is this home's gathering and entertainment hub. A small alcove at the end of the kitchen allows for everyday meals while the island functions as this entire space's focal point. Completing the entertainment concept of this level is a covered porch accessed through a sliding door in the Family Room. The upper level is accessed via a stair at one end of the plan and is organized around a wide hallway that terminates in a tech space for kids. 3 generous children's bedrooms and an ample Master Suite with a view toward the Olympic Mountains complete this level. Finish selections throughout the house were purposely kept clean, light and simple. The exterior form of the house, while simple, allows for a variety of roof schemes that appeal to different price points in the marketplace. We also designed a bonus room option that can be accessed via the stair and resides over the garage.

The TV room in this High Rise Condo was transformed into a sophisticated, contemporary space. Also the TV isnt visible from adjacent rooms in this duplex condo. The Interior Designer Donna Sweet of Haven Interiors Ltd asked Karl Holtermann, Architectural Designer, to work with her clients who recently purchased the Condo unit. Every detail of this European villa-style home exudes a uniquely finished feel. Our design goals were to invoke a sense of travel while simultaneously cultivating a homely and inviting ambience. This project reflects our commitment to crafting spaces seamlessly blending luxury with functionality. The living room drew its inspiration from a collection of pillows characterized by rich velvet, plaid, and paisley patterns in shades of blue and red. This design approach conveyed a British Colonial style with a touch of Ralph Lauren's distinctive flair. A blue chenille fabric was employed to upholster a tufted sofa adorned with leather and brass bridle bit accents on the sides. At the center of the room is a striking plaid ottoman, complemented by a pair of blood-red leather chairs positioned to capture a picturesque lake view. The SIX is a 52-unit affordable housing project provides a home, support services and rehabilitation for disabled veterans. It is located in the MacArthur Park area of Los Angeles. McArthur Park has one of the highest densities in the USA with over 38,000 people per square mile and a total population of 120,000 people in 2.72 square miles. Offering shelter and comfort, the SIX breaks the prescriptive mold of the traditional shelter by creating public and private "zones" in which private space is deemphasized, in favor of large public areas. The organization of the space is intended to transform the way people live-away from a reclusive, isolating layout towards a community-oriented, interactive space. The ground level contains offices, support spaces for the veterans, bike storage and parking while the second level has a large public courtyard. Surrounded by four levels of housing units with balconies wrapped with a wood screen made from recycle planking the courtyard has large openings with green roofs that visually connects the space to the street on the lower level beyond. This allows the tenants to enjoy a secured open space while still connecting to the larger community. The uppermost level has a green roof, large public patio and edible garden with panoramic views of the area. The SIX distinguishes itself from most conventionally developed projects in that it incorporates energy efficient measures that exceed standard practice, optimize building performance, and ensure reduced energy use during all phases of construction and occupancy. The planning and design emerged from close consideration and employment of passive design strategies. These strategies include: locating and orienting the building to control solar cooling loads; shaping and orienting the building for exposure to prevailing winds; shaping the building to induce buoyancy for natural ventilation; designing windows to maximize day lighting; shading south facing windows and minimizing west-facing glazing; designing windows to maximize natural ventilation; utilizing low flow fixtures and storm water management; shaping and planning the interior to enhance daylight and natural air flow distribution. These passive strategies alone make this building 50% more efficient than a conventionally designed structure.

The Borghorst Residence is a "plate-up" remodeling of a modest single story ranch house on a Willamette riverfront lot. The client had grown up in the original house, purchasing the property from his retiring parents. Seeking a break from traditional forms, the new owners supported a clean modernist image employing a partie of solids and voids to define major spatial groupings. The approach reveals the more public areas that in turn frame a two-story view through the house westward to the river, while private areas are appropriately opened only to the river. This play of opacity and transparency, separated largely by the vertical circulation elements, offers interesting compositional opportunities and a legible clue to the building's organization.

A stunning mountain home that offers cosiness and warmth in it's tones and colours. Beautiful rustic elements meet with a contemporary/ retro aesthetic makes this home truly unique. Nearly a full home renovation, Smith & Sons completed two bathroom remodels, master bedroom renovation as well as seeing to the great room; kitchen, dining and living area. This renovation makes the most of the glorious lake views with floor to ceiling windows and open plan kitchen and dining space. The bedrooms and bathrooms show how the attention to detail employed throughout this project produces a beautifully finished home.

This Queen Anne style five story townhouse in Clinton Hill, Brooklyn is one of a pair that were built in 1887 by Charles Erhart, a co-founder of the Pfizer pharmaceutical company. The brownstone façade was restored in an earlier renovation, which also included work to main living spaces. The scope for this new renovation phase was focused on restoring the stair hallways, gut renovating six bathrooms, a butler’s pantry, kitchenette, and work to the bedrooms and main kitchen. Work to the exterior of the house included replacing 18 windows with new energy efficient units, renovating a roof deck and restoring original windows. In keeping with the Victorian approach to interior architecture, each of the primary rooms in the house has its own style and personality. The Parlor is entirely white with detailed paneling and moldings throughout, the Drawing Room and Dining Room are lined with shellacked Oak paneling with leaded glass windows, and upstairs rooms are finished with unique colors or wallpapers to give each a distinct character. The concept for new insertions was therefore to be inspired by existing idiosyncrasies rather than apply uniform modernity. Two bathrooms within the master suite both have stone slab walls and floors, but one is in white Carrara while the other is dark grey Graffiti marble. The other bathrooms employ either grey glass, Carrara mosaic or hexagonal Slate tiles, contrasted with either blackened or brushed stainless steel fixtures. The main kitchen and kitchenette have Carrara countertops and simple white lacquer cabinetry to compliment the historic details.

Large craftsman exterior home idea in Columbus

We began this project by tiling their existing patio with natural Rustica slate. A sand finish concrete extension to the patio was created to provide a new location for outdoor family dining. A pergola was designed to add shade and create a sense of enclosure to the dining area. Decorative cedar and steel screens were employed to create privacy to the spaces. Plantings included Clematis vines and Stella d Oro Daylilies.

"Revival” implies a retread of an old idea—not our interests at Axis Mundi. So when renovating an 1840s Greek Revival brownstone, subversion was on our minds. The landmarked exterior remains unchanged, as does the residence’s unalterable 19-foot width. Inside, however, a pristine white space forms a backdrop for art by Warhol, Basquiat and Haring, as well as intriguing furnishings drawn from the continuum of modern design—pieces by Dalí and Gaudí, Patrick Naggar and Poltrona Frau, Armani and Versace. The architectural envelope references iconic 20th-century figures and genres: Jean Prouvé-like shutters in the kitchen, an industrial-chic bronze staircase and a ground-floor screen employing cast glass salvaged from Gio Ponti’s 1950s design for Alitalia’s Fifth Avenue showroom (paired with mercury mirror and set within a bronze grid). Unable to resist a bit of our usual wit, Greek allusions appear in a dining room fireplace that reimagines classicism in a contemporary fashion and lampshades that slyly recall the drapery of Greek sculpture.
