A mid-twentieth-century family home on a busy city-wide connector with excellent public transport, and access to employment, services, and shopping. TEAL recognized an opportunity to transform the house into two contemporary dwellings by: • adding new structures: new stairs and separate entries from the street as well as a service room at the back • opening the interiors into spacious light-filled open plan living places • re-presenting the exterior of the building with new hemlock cladding integrated over the existing shingles • installing efficient new environmental control systems • reusing many of the materials, including the building envelope and chimney as part of a feature wall

We began this project by tiling their existing patio with natural Rustica slate. A sand finish concrete extension to the patio was created to provide a new location for outdoor family dining. A pergola was designed to add shade and create a sense of enclosure to the dining area. Decorative cedar and steel screens were employed to create privacy to the spaces. Plantings included Clematis vines and Stella d Oro Daylilies.

A truly creative layered lighting strategy dials in the perfect Zen-like atmosphere. The wavy protruding wall tile lights triggered our inspiration but came with an unintended harsh direct-light effect so we sourced a solution: bespoke diffusers measured and cut for the top and bottom of each tile light gap. Cantoni Atlanta designer Kohl Sudnikovich transformed his client’s outdated living room into a bright and inviting space inspired by the home’s sweeping bay views in St. Petersburg, Florida. After removing the entry, kitchen and dining room walls to create an open floor plan and enrich the living spaces with outdoor light, the living room, which was formerly paneled with mirrored walls and wooden ceilings, was transformed into a modern oasis that is the couple’s new favorite space in their home. Using a custom double faced sofa, Kohl created two intimate seating areas in the living room, one facing the fire and the other looking to the water, so the couple could enjoy their new retreat from two unique vantage points. Artfully outfitting the space, Kohl employed a neutral color palette with sea foam green, sky blue and deep aubergine accents. Two cabinet colors, too beautiful! This kitchen remodel in Long Beach, New York state, is both traditional and unexpected. Lori Kurn, a designer for Coastal Cabinet Works, skillfully employed green walls, cream accents, and dark cherry cabinets to create this beautiful kitchen. Lori specified Fieldstone Cabinetry's Bainbridge door style in Cherry finished in a color called Chestnut with Ebony glaze for the perimeter cabinets. This was an excellent choice to anchor the numerous subtle color transitions in this kitchen. THIS TRANSITIONAL KITCHEN AND AND BATH REMODEL IN NORTH ASHEVILLE HAS CLEAN LINES AND A SLEEK LOOK. HomeSource Builders completed the demolition and subcontracted the installation, under the expert guidance of Project Manager Corey Rogers. A striking feature, he relates, is the tiling installed by Mosaic Custom Tile. “In my opinion,” he said, “the tile setters really made the kitchen stand out with the clean lines and sleek look the clients were trying to achieve.” In addition to the backsplash tile, HomeSource installed the kitchen and bathroom cabinets as well as the kitchen and bath quartz countertops. It’s extraordinarily helpful when clients have well-defined goals. “These clients were ideal, and made my job much easier,” Corey said. “They were very detailed and knew exactly what they wanted.” Since the clients were renovating all bathrooms in the house, a challenge to overcome was phasing the project so that the client had a working bathroom at all times. This hurdle was easily overcome, though, with skillfully choreographed scheduling. Designer Christy Dunlap of HomeSource Design Center led the design charge. “Besides the pleasure of working with two delightful people,” she said, “it was great to design a beautiful navy kitchen with walnut accents.” Subcontractors employed to complete the remodel were French Broad Plumbing, Wired Right Electrical, Mountain Air Mechanical Contractors, Inc., Mosaic Custom Tile, Haywood Appliance, New Image Home Improvement, and Victor Chapina Painting. Completed in 2015, this 4 BR, 2 1/2 bath was designed for a developer with a intolerably tight budget. Our simple solution employs a straightforward mix of flowing spaces borrowed from California great room houses with design elements found in more traditional residential design. The house is entered through a generous entry hall flanked by a formal Dining Room on one side and a Home Office/Den on the other. The far end of this Entry Hall deposits into a large Great Room and open kitchen that is this home's gathering and entertainment hub. A small alcove at the end of the kitchen allows for everyday meals while the island functions as this entire space's focal point. Completing the entertainment concept of this level is a covered porch accessed through a sliding door in the Family Room. The upper level is accessed via a stair at one end of the plan and is organized around a wide hallway that terminates in a tech space for kids. 3 generous children's bedrooms and an ample Master Suite with a view toward the Olympic Mountains complete this level. Finish selections throughout the house were purposely kept clean, light and simple. The exterior form of the house, while simple, allows for a variety of roof schemes that appeal to different price points in the marketplace. We also designed a bonus room option that can be accessed via the stair and resides over the garage.

Ground up net-zero energy home featuring an 11kW solar array and mechanized windows. The building envelope was constructed using insulating concrete forms and structural insulated panels, resulting in an airtight structure ideal for maximizing thermal efficiency. A heat recovery ventilation system was installed to refresh the airtight, indoor environment. The home also employs an air source heat pump for heating and domestic hot water, which is distributed via an in-floor hydronic radiant heat system.

The Karoistanbul tiles are entirely handmade and natural. They are composed of white marble powder, high quality cement, marble or granite granulates natural colorants and pure silica sand, under a high pressure. The encaustic process employed in their creation has rendered these tiles extremely durable and long lasting. They can be used on the walls and floors, on interior or exterior surfaces.
