This custom-built multi-level AZEK® deck was designed to enhance both functionality and visual appeal while creating multiple outdoor living areas. The layout provides seamless transitions between levels, offering dedicated spaces for lounging, entertaining, and enjoying views of the pool area. A durable 4-foot metal fence surrounds the pool for safety without compromising the open feel of the space. The stone pool deck adds texture and elegance, complementing the low-maintenance AZEK® decking. Completing the project is a second-story sun deck with railing, providing an elevated retreat ideal for relaxing, sunbathing, and taking in the surrounding landscape. Together, these elements create a cohesive, stylish, and family-friendly outdoor environment built to last.

The new structures are perfectly aligned with the coastline, and take full advantage of the views of ocean, islands, and shoals. The location is within walking distance of town and its amenities, yet miles away in the privacy it affords. The house is nestled on a nicely wooded lot, giving the residence screening from the street, with an open meadow leading to the ocean on the rear of the lot. The design concept was driven by the serenity of the site, enhanced by textures of trees, plantings, sand and shoreline. The newly constructed house sits quietly in a location advantageously positioned to take full advantage of natural light and solar orientations. The visual calm is enhanced by the natural material: stone, wood, and metal throughout the home. The main structures are comprised of traditional New England forms, with modern connectors serving to unify the structures. Each building is equally suited for single floor living, if that future needs is ever necessary. Unique too is an underground connection between main house and an outbuilding. With their flowing connections, no room is isolated or ignored; instead each reflects a different level of privacy and social interaction. Just as there are layers to the exterior in beach, field, forest and oceans, the inside has a layered approach. Textures in wood, stone, and neutral colors combine with the warmth of linens, wools, and metals. Personality and character of the interiors and its furnishings are tailored to the client’s lifestyle. Rooms are arranged and organized in an intersection of public and private spaces. The quiet palette within reflects the nature outside, enhanced with artwork and accessories.

This exterior covered deck with cypress mixed grain tonge and grove soffit material was very specifically designed to seamlessly flow from front to back and integrate with the beam work. The Timber tech decking surface was chosen for durable surface material as we face the ocean and ease of use and cleaning for these clients as they have four children and love to entertain on there deck which is now an extension of there living space. This framless glass rail system also enhances the stunning views from there deck and opens up the space so much with the un obstructed light that flows in from every angle now.

This Kirkland, WA deck resurfacing and repair project involved extensive structural upgrades and a complete transformation of the deck's appearance while preserving the existing framework where possible. The scope included removing an aging hot tub, demolishing an existing half wall, and replacing it with a modern aluminum cable railing system to improve views and safety. Areas of siding affected by the half wall were repaired and restored to create a clean, finished appearance. Due to moisture-related wear, 12 deck joists and their hangers were replaced as part of the structural rehabilitation. The deck, which features approximately 300 square feet of elevated surface reaching nearly 16 feet above grade, required careful material handling and installation due to steep terrain and limited side-yard access. The existing decking was replaced with premium TimberTech Terrain composite decking in Vintage Weathered Teak, creating a low-maintenance outdoor living space with the warmth and character of natural wood. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. We’ve incorporated elegant beach house outdoor planters and lush palm trees to enhance the natural beauty of the surroundings, creating a serene environment where you can relax and enjoy the view. The project also includes a modern beach house sliding door for seamless indoor-outdoor living and a private boat for the ultimate coastal experience. This under-deck patio features a smooth concrete surface, exposed wood beams, and convenient stair access to the upper level. The open layout and natural tree-lined backdrop make it a versatile space for outdoor enjoyment or future enhancements.

When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.
