This North Park home underwent a complete renovation and expansion by MA Properties Construction. Originally a 2-bedroom, 1-bath residence, the property was transformed into a spacious 4-bedroom, 3-bath home designed for modern living and entertaining. The project included a significant home addition, construction of two new bedrooms and two additional bathrooms, a fully remodeled kitchen with updated finishes and improved functionality, new flooring, electrical and plumbing upgrades, and extensive interior and exterior improvements throughout the property. To maximize indoor-outdoor living, MA Properties also designed and built a large custom entertainment deck, creating the perfect space for hosting guests and enjoying San Diego's year-round climate. The Setup For this primary bath, our clients—empty nesters who recently updated their entire first floor—wanted a fresh, sophisticated look that would harmonize with the rest of their home’s new design. The original space included a large corner tub and a layout that, while functional, felt outdated and oversized for their needs. The goal was to update the bathroom with a layout that suited them perfectly without moving walls or major fixtures. Design objectives: Remove the large, outdated corner tub and replace it with a freestanding tub Expand and modernize the shower while keeping privacy in mind Update cabinetry for more organized, efficient storage Improve lighting with stylish yet understated fixtures to brighten the room Create a cozy, timeless atmosphere in the large space, maintaining functionality The Remodel Design challenges to be solved: Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere. Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. The focus was on enhancing the room’s functionality within the existing footprint. Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout. Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room. The Renewed Space Design solutions: Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality. Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space. Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines. Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Lightly textured cream tiles and brushed nickel fixtures create a soft and cohesive look, while the subtle herringbone marble accent in the shower adds just the right amount of elegance. Round mirrors above the vanities complement the curves of the freestanding tub, softening the room’s overall look and adding a touch of femininity. What began as a renovation project morphed into a new house, driven by the natural beauty of the site. The new structures are perfectly aligned with the coastline, and take full advantage of the views of ocean, islands, and shoals. The location is within walking distance of town and its amenities, yet miles away in the privacy it affords. The house is nestled on a nicely wooded lot, giving the residence screening from the street, with an open meadow leading to the ocean on the rear of the lot. The design concept was driven by the serenity of the site, enhanced by textures of trees, plantings, sand and shoreline. The newly constructed house sits quietly in a location advantageously positioned to take full advantage of natural light and solar orientations. The visual calm is enhanced by the natural material: stone, wood, and metal throughout the home. The main structures are comprised of traditional New England forms, with modern connectors serving to unify the structures. Each building is equally suited for single floor living, if that future needs is ever necessary. Unique too is an underground connection between main house and an outbuilding. With their flowing connections, no room is isolated or ignored; instead each reflects a different level of privacy and social interaction. Just as there are layers to the exterior in beach, field, forest and oceans, the inside has a layered approach. Textures in wood, stone, and neutral colors combine with the warmth of linens, wools, and metals. Personality and character of the interiors and its furnishings are tailored to the client’s lifestyle. Rooms are arranged and organized in an intersection of public and private spaces. The quiet palette within reflects the nature outside, enhanced with artwork and accessories.

This home is remarkable in many ways. It features a simple but unique design that maximizes the site and breathtaking views. The home was originally built by a family who owned a local mill and who had choice selection of the wood used in its construction. We were brought in to restore the integrity of the 40-year-old deck, ensuring the new one preserved the precise aesthetic of the original. The upper level features a cantilevered deck that wraps around the house without obscuring the view from the windows below. The structure of the deck was constructed of abnormally large rough-sawn fir joists milled to custom specifications. The joists run through the entire floor framing of the home and extend out as deck joists. Since the deck joists were so integral to the framing, preservation of the integrity of this structure was paramount. The original cedar deck boards were failing, but the beautiful fir joists were well-preserved and could be fortified. After demoing the existing deck, we carefully removed all signs of dry rot, then tested the integrity of the fir joists. To ensure the longevity of the new deck, we added joists as needed to improve rigidity and weather-sealed the tops of each one with joist tape and metal flashing. For the new decking, we decided on a very strong and durable solution, IPE wood, which we had milled to custom specifications to match the original boards. Working with this extremely hard wood has its challenges, but it was by far the best choice for this project. We honored the design of the original railing by crafting a near replica. Admittedly, we tweaked a few dimensions, enhanced details of the assembly and added a few custom accents.

Contrasting color paver bands artfully define the driveway and courtyard. The use of the same pavers in the walkway and courtyard created design continuity and flow. Paver color and texture enhance and seamlessly integrate with an adjacent natural stone retaining wall. Expert workmanship is showcased via smooth pavement elevation transitions and precise paver trim cuts. This quality Eco-Panorama Demi paver install ensured the homeowner’s stormwater drainage issues were addressed in a manner that enhanced the beauty of their home. The existing storm drain inlets were retained and work in conjunction with installed Eco-Panorama Demi permeable pavers. The pavers also achieve visual harmonization with the adjacent natural stone wall, which was a project requirement. This home is positioned at the lower end of a 200ft long drive that drops sixteen feet in elevation from the street entrance. Impervious concrete was replaced with PICP to manage 80,700 gallons of rainwater the pavement receives annually. The PICP improvement eliminated concerns over flooding in the home and garage. The 3500 SF pavement includes a courtyard and vehicle turnaround. Despite thirty-seven inches of annual rainfall, these homeowners will rest assured their property is protected from rainwater runoff. Keystone Hardscapes’ Eco-Panorama permeable pavers provide improved stormwater management and elevated property value. Stormwater controls critical to the project were achieved and aesthetic beauty was significantly enhanced.

A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. The architectural strategy establishes a seamless flow between indoor and outdoor areas through high-performance rear glazing and strategically placed rooflights, while maintaining visual harmony with the neighboring elevation. Completing the deliverable, accurate 1:100 scale floor plans, roof layouts, sections, and elevation drawings were developed to ensure full compliance with local council planning policies and UK Building Regulations.
