Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Tucked into the opposite end of the small kitchen and enhanced by natural light is the breakfast nook. “We have two small kids and needed space for them to sit and eat or play while we are cooking and cleaning,” she explains. Therefore the space features a bench with cushions and more storage underneath, again featuring the Semihandmade cabinetry, as well as an overhead pendant light from Crate & Barrel. Aja notes that there were no issues with the design and the process was virtually seamless. “We used IKEA’s measuring service to take initial measurements of the space and they did make an error which affected our ability to execute IKD’s design. However, our contractor was able to make a few cost-effective modifications, and we had to order some additional doors and panels from Semihandmade in order to complete the project,” she describes. In the end, Aja offers straightforward advice for others considering an IKEA kitchen. “I say go for it! We love our IKEA kitchen, and will always recommend to our friends to use a design service like IKD. It made the process so much smoother, faster, and gave us exactly what we wanted,” she concludes.

This home is in Central Oregon where the homeowners enjoy panoramic views of the Cascade mountain range. The primary residence is under 2700 square feet, with a guest casita just over 700 square feet. As you enter the home, you cannot help but notice the mountain views, and modern-contemporary interior. Separating, the living room from the dining room is a beautiful contemporary fireplace. Entering the dining room and kitchen, you cannot help but know the homeowners have a passion for wine as you see the glassed-in elegant wine cellar. Greyed woods and metal are a feature of the stairs leading up to the bridge where you can enjoy breathtaking views. Across from the staircase is a home office. The main level also features a spacious master suite and dressing closet with pass-thru for convenient laundering. Upstairs there is another office facing the barn, where the homeowner can look in on their horses. Also upstairs there is another flexible space room and full bathroom. A guest casita is separate from the primary residence by a covered outdoor kitchen, living and entertaining space. Location: Situated on Bunurong country near the town of Sorrento, the site was uniquely positioned between the back beach and the footy oval. The broad wedge-shaped site featured a steep vegetated dune climbing 6 meters to the rear and remnant coastal Moonah trees at the front, providing a distinctive natural context. Design Brief: The objective was to create an enduring 4-bedroom holiday house that harmonized with its coastal environment. The design was intended to be both stylish and robust, offering high amenity and serviceability. This house was envisioned as a long-term investment, serving the dual purpose of accommodating a growing family and functioning as a part-time rental property. Architectural Features: Contextual Integration: The architectural response meticulously respected and enhanced the site's natural features, seamlessly integrating the vegetated dune and preserving the Moonah trees within the landscape strategy. Materiality and Aesthetics: The material palette was selected for its durability and ability to withstand the harsh coastal conditions while maintaining a refined and stylish appearance. This included the use of resilient, high-quality materials that age gracefully over time. Spatial Versatility: The spatial configuration was designed to adapt to the evolving needs of a growing family and the demands of a rental property. Flexible spaces were created to provide a balance between communal living areas and private retreats. The new design reformulated the first floor plan making it much more functional and visually exciting. It encompassed the reorganization of multiple spaces including the Mudroom, Kitchen, Dining Room, Family Room, Sun Room, Laundry, Bathroom, and Master Closet. The design also added, deleted, and relocated windows and French doors to greatly enhance exterior views, draw in more natural light, and seamlessly upgrade the articulation of exterior elevations. Improvements to the plumbing and mechanical systems were also made. The overall feeling is both sophisticated and yet very much down to earth. John R.
