Inspiration for a large transitional brown floor kitchen remodel in Other with light wood cabinets, white backsplash, stainless steel appliances, an island and white countertops

Updating the main level Master Suite began with recognizing the En Suite was undersized and inefficient relative to the scale of the home. The Bedroom and Closet were also in need of improvement. Window locations were changed to reorient the bed, creating improved Feng Shui, and beam work and lighting enhanced the existing tray ceiling. Arched openings frame the Shoe Closet designed with glass doors and silver leaf wallpaper, creating separation from the enlarged Dressing Room.

An intimate understanding of the clients led to the immaculate renovation of this Baltimore County project by Penza Bailey Architects. After conducting a feasibility study to assist the clients in selecting the right home, the firm got to work, removing traditional trim and dated finishes to craft a contemporary retreat. In addition to cosmetic upgrades, the home received a four-foot addition to expand the living and dining rooms, now with expansive windows overlooking the new resort style pool, cabana, and complementing pool house perfect for summer gatherings or solo swims. Inside, a four-foot expansion enhances the open-concept floor plan. Contemporary finishes, like the wide plank flooring, outfit the more casual office located in the pool house and complement the main home’s aesthetic.

With two small children and a third on the way, the owners of an original eighteenth century Cape were quickly out-growing it, but they had no desire to move away from the Cape Cod home and location they loved. They simply needed a reconfigured layout and more space. Their goals included repurposing some existing rooms, adding a new kitchen/family area plus screen porch on the first level, and creating a master suite and roof deck with an outdoor shower on the second level, connected by a new stair. Our challenge was to improve the flow between existing spaces, and design the two-story addition without overwhelming the pint-sized original Cape. We took advantage of the lower grade at the rear of the property to step the first floor of the addition down two steps from the existing main level. This allowed us to align the second floor in the addition with the existing second floor, while gaining ceiling height in the new first-floor kitchen/family area. We composed a cross-gabled form for the addition to improve the second floor headroom, while maintaining the existing eave line. We then extended some existing shed dormers to gain headroom and enhance function. We also expanded the outdoor living area with privacy walls along the roof deck. New, larger, double–hung windows that match the lite configuration of the existing windows, along with new side-wall shingles and trim which resemble the existing exterior treatment help to tie the new addition to the old Cape. Though there’s no mistaking the new for the old, the two are simpatico. After having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. For this reason, we had to work within the existing footprint and not consider any additions. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. By Thanksgiving, the project was complete, with no meaningful cost overruns. Renovations included a new kitchen, mudroom, and office/library on the first floor and a new master suite, hall bath, home office, and laundry room upstairs. The challenge was creating comfortable space with clean lines that would accommodate the homeowner’s casual and worldly lifestyle, but would not feel out of place with the character of the existing house. The kitchen is a glorious hard-working space with lots of counter space, space for a giant farmer’s table, and symmetrical views through oversized double hung-windows out to the expansive yard. The master bath is outfitted with wood, stone, and metal, and also includes artifacts from some of their world travels. In a second phase of work, we designed some outbuilding to further enhance the character of the property. Currently we are working with the family to design a memorial to honor their child who died of Leukemia.

The concept behind this beautiful traditional kitchen renovation was to enhance existing characteristics of the room. The great natural light, lofted ceiling to the left of the kitchen, creating a light, airy atmosphere. We felt keeping the palette light and clean in terms of cabinetry and backsplash enhanced the warmth of the hardwood flooring. The style is traditional but timeless. Details like door style, the detailing on the island legs, crown molding, and decorative accents like corbels are what give this beautiful kitchen it’s charm. From each vantage point there is a focal area, like the undermount sink anchored by the perimeter windows and upper cabinetry, the feature area in the backsplash above the cook-top and below the custom hood, and the stunning kitchen island with extended countertop for additional seating.

Our client, with whom we had worked on a number of projects over the years, enlisted our help in transforming her family’s beloved but deteriorating rustic summer retreat, built by her grandparents in the mid-1920’s, into a house that would be livable year-‘round. It had served the family well but needed to be renewed for the decades to come without losing the flavor and patina they were attached to. The house was designed by Ruth Adams, a rare female architect of the day, who also designed in a similar vein a nearby summer colony of Vassar faculty and alumnae. To make Treetop habitable throughout the year, the whole house had to be gutted and insulated. The raw homosote interior wall finishes were replaced with plaster, but all the wood trim was retained and reused, as were all old doors and hardware. The old single-glazed casement windows were restored, and removable storm panels fitted into the existing in-swinging screen frames. New windows were made to match the old ones where new windows were added. This approach was inherently sustainable, making the house energy-efficient while preserving most of the original fabric. Changes to the original design were as seamless as possible, compatible with and enhancing the old character. Some plan modifications were made, and some windows moved around. The existing cave-like recessed entry porch was enclosed as a new book-lined entry hall and a new entry porch added, using posts made from an oak tree on the site. The kitchen and bathrooms are entirely new but in the spirit of the place. All the bookshelves are new. A thoroughly ramshackle garage couldn’t be saved, and we replaced it with a new one built in a compatible style, with a studio above for our client, who is a writer.

Nestled in the lush landscape, a modern reinterpretation of a once-fallen barn now features a charming guest cottage with stylish details and contemporary amenities. Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. The homeowners, a young family with parents living abroad, envisioned a cozy yet modern ADU for extended stays. Designed by Lauren Cawse, AIA, architect and partner at The Art of Building, the year-round retreat draws inspiration from traditional local barns while embracing a seamless indoor-outdoor connection. Captivating Guest Cottage Design Enhances the Senses with Steel Effect Folding Patio Doors The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. Reclaimed timber collar ties span the ceiling overhead, while stone surfaces and naturally patinated metal accents add quiet texture throughout. Custom hand-painted Delft tiles along the kitchen backsplash add personal detail, and terra cotta flooring in the bathroom brings warmth and old-world charm. Soaring ceilings and abundant daylight create a peaceful play of light and shadow, shifting subtly with the seasons and emphasizing the cottage’s connection to the natural landscape outside. Sleek Steel Effect Folding Patio Doors Elevate the Modern ADU Design Aesthetic Three customized steel effect folding patio doors define the living space, each aligned to respond to a different edge of the site. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. Limited space due to existing infrastructure and zoning setbacks left only a small footprint for the swimming pool, prompting the designer to propose a circular form that maximized the usable swimming area. “We felt that the perfect way to integrate a pool into the property and to honor the landscape would be to treat the pool as a piece of art itself,” says Pulver. “The result is a beautiful round pool that serves as both a functional retreat and a sculptural moment.” Final Thoughts: A Barn-Inspired Design for Contemporary Living This modern ADU design skillfully combines modern features with the enduring charm of traditional barns. The outcome is a welcoming living space that stands out amid a stunning landscape. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.
