Attractive mid-century modern home built in 1957. Scope of work for this design/build remodel included reworking the space for an open floor plan, making this home feel modern while keeping some of the homes original charm. We completely reconfigured the entry and stair case, moved walls and installed a free span ridge beam to allow for an open concept. Some of the custom features were 2 sided fireplace surround, new metal railings with a walnut cap, a hand crafted walnut door surround, and last but not least a big beautiful custom kitchen with an enormous island. Exterior work included a new metal roof, siding and new windows.

This Houston outdoor kitchen and entertaining area offers a modern take on Mediterranean style. Designed and built by Outdoor Homescapes of Houston, this fully loaded family and entertaining space echoes the stucco, travertine tile patio and Mediterranean style of the existing home while exuding a more modern, transitional style. “This was a high-profile client – both VPs of different oil and gas companies who entertain affluent guests on a regular basis – so they wanted to make sure they had high-end appliances and all the latest amenities they could order,” says Lisha Maxey, senior designer for Outdoor Homescapes and owner of LGH Design Services in Houston. “They also have two kids, ages 7 and 10, and wanted a family gathering space that better accompanied their new, luxurious pool.” What really sets apart this outside kitchen design idea, however, is the way the elements are used throughout the space. “Usually, outdoor kitchen designs for a backyard are grouped into one island or cabinet,” explains Outdoor Homescapes of Houston owner Wayne Franks. “But here, the patio, roof and fireplace were all in place, separated by stucco columns, and the outdoor kitchen elements had to work around them.” A 14-foot-long cooking island houses a built-in Fire Magic grill with a Magic View Window (allows the chef to check on food without lifting the lid and losing valuable heat). The island, the countertop of which is "Carnaval" granite from Lackstone, also features a Fire Magic power burner, warming drawer and trash drawer. On one side of the fireplace, forming an “L” with the cooking island, sits a built-in Primo ceramic grill. On the other side of the fireplace is a 3-foot-long cabinet housing a bar with a wine cooler, ice maker and upper cabinet. And finally, just outside the patio door is a 7-foot-long cabinet with a modern Kohler sink with a high-arc Moen faucet (sink and faucet from Faucets Direct), a trash drawer and another upper cabinet. Outdoor Homescapes of Houston, by the way, outfitted both cabinets with glass inserts, custom pulls and three-way sensor lighting. “At the beginning, this was basically a blank space with a fireplace in the middle,” says Maxey. So Outdoor Homescapes upgraded the fireplace with Austin Stack Stone in white (No. 401) from Colorstonescreenshot vickers mosaic tile rectangle. "The stone added that pop,” notes Maxey. The fireplace’s espresso-colored, distressed wood mantel (from Mantels.com) and upper wood cabinets were both stained with the Minwax color Jacobean. The ceiling fans were also updated with ones featuring similarly espresso-colored, wooden fan blades, to match. The table in the middle - a cast-iron, Mediterranean style gem with hand-forged scrollwork designs from Patio 1 in Houston – seats 10. “We wanted this kind of Mediterranean feel,” says Maxey. “We wanted rustic, but the appliance package was so new, with all its stainless steel, so we kept a the cabinets and the columns stucco instead of stone for a more clean, modern look and then did the custom tile backsplash and mosaic in more of a rustic, Mediterranean look." The backsplash is a 1-inch travertine tile background with 4-inch square metallic insets, both from Floor & Decor. The tile for the 18-by-24-inch rectangle mosaic came from Great Britain Tile Co. and included a Dianno Reale tumbled border and background. The bronze, diamond-shaped insets are tumbled Dark Emperdor tile and the scrolls are tumbled Noce tile. The client, who admits they have high standards, was more than pleased with the project – especially browsing through Outdoor Homescapes’ vast library of patio kitchen design ideas, the 3D virtual video tour that let them preview the project from every angle before construction. They also liked the personalized design consultation. "OH provides a very neat service where one of their designers will either shop/buy for you or shop with you for the more detailed pieces that will finish your home," reads the client's review on Houzz. "This was a very positive, personalized feature ... Lisha helped narrow down an enormous marketplace of materials and finishes to a few we could choose from."

Adjacent, one finds the windowed eat-in kitchen facing south with picturesque views of the river, skyline and Empire State Building. Lined with Smallbone custom cabinets, the kitchen boasts an ebonized white oak built in desk with a leather work surface and metal trim along with custom cabinets. This kitchen has state-of-the-art Miele professional appliances which include two refrigerator/freezers, two convection ovens, a five-burner vented range, a grill, a griddle, a warming drawer, a dishwasher and coffee system as well as a Subzero wine refrigerator and a built-in Wolf microwave. There is also a small wall on the center island which provides privacy for the chef. Next is a powder room finished in onyx with a custom specialty wall and ceiling paint treatment. The epic corner master suite faces north and east with stunning panoramic views of Central Park and both rivers, illuminating the room with tons of sunlight throughout the day. There is a lavish windowed walk-in dressing room which is encompassed by custom white oak paneling and includes a built in safe. The beautiful en-suite corner master bathroom is lined with windows accompanied by radiant heat coming from the floors, an enormous walk in shower which is also windowed, a deep soaking bathtub and two water closets. The bathroom is finished with marble slabbed floors and electric shades. The remaining two bedroom suites are also windowed with breathtaking views, each with two closets and en-suite bathrooms containing a separate shower and bathtub. The laundry room has a LG vented washer/dryer along with a sink and tons of storage. There is a hallway utility closet which also boasts an abundance of storage space. The highest quality finishes were used throughout the home including a Lutron lighting system, automated shading and drapes with Lutron controls, invisible speakers in the ceiling of the Grand Salon and Master bedroom, an upgraded five-zone HVAC system, rich hardwood flooring and gorgeous fixtures by Dornbracht. With Pinterest, Houzz and HGTV, homeowners have more sources for inspiration than ever before. You may have found, however, that replicating what you see online or on TV isn’t always that simple. Mastering proportion and scale can be especially challenging. Let’s say you fall in love with an oversized vase which looks like it will fit with the colors and textures in your living room. But once it’s there, the vase doesn’t look the way you expected and you don’t know now to make it work. Fortunately, designers are experienced not only in dealing with proportion and scale, but in handling multiple elements at once. In the meantime, here are a few tips to help you understand some of the considerations regarding size. Proportion Tips 1. Less is more In the home shown here, the rooms are on the smaller side, where it would seem counterintuitive to use oversized pieces. But using smaller pieces can look busy—and can actually make the rooms feel smaller, especially when you add personal belongings to the space. 2. Keep it simple Several oversized pieces can create clean, simple lines. We put this principle to work using oversized items as anchors on both sides of the fireplace in the living room. On one side, we have two oversized blown-glass vases with amber, silver and purple tones. The irregular shapes in these beautiful pieces create interest and contrast; you can see through them and you can see the room reflected in them. On the other side of the fireplace sit two oversized brass lanterns filled with driftwood and greenery; the contents can be switched out seasonally, as well. The vases on one side and lanterns on the other side establish pattern (two of each, in descending order), balance and simplicity. 3. Embrace the unexpected On the mantle above the fireplace rests another oversized piece—a painting of a barn. Its neutral colors pick up the tones in the stone behind it and again, it works to bring simplicity to the space, rather than overly fussy detail. Nearby, just up the stairs, is an unusually spacious landing. A bench and pillows transform it into a special reading or conversation spot. The pair of hammered nickel vases on the window sill repeats the pattern established on either side of the fireplace. Using oversized vases in lieu of a window treatment is unexpected—as is incorporating sleek, modern-shaped vases like these in a farmhouse-style home. Yet because of the other oversized objects nearby, the vases feel distinctive and delightful. 4. Coordinate pattern and rhythm Another oversized item is the table lamp in the living room. It’s a powerful light; aside from the overhead can lights, it’s the room’s only light source. The ridges on its ceramic base echo the pieces of wicker in the stunning basket behind the sofa. This oversized wicker basket, which we’re a bit in love with, features a very large weave along with elegant leather straps. It’s ideal for storing throws, cushions, board games or anything else you want out of sight. 5. Proximity matters This home’s dining room is just to the right of the entry. An immense floor mirror—double-framed in weathered wood—is placed opposite the front windows. Measuring seven feet high, it’s a bold piece. And it works perfectly in this space to reflect light and make the room feel larger. An oversized ceramic vase, with a porous, matte-stone finish, sits atop a table next to the mirror. Other regular-sized items share the small table, including a bottle of wine and a glass vase. But because of the enormous mirror, it was important to have one oversized item on that table, for balance.

With an enormous space to fill and a desire to embrace their tall ceilings - this client asked for us to build them a Kitchen that would stand the test of time. Classic white shaker cabinets surround and stately stained island with beefy custom legs and a white Quartz countertop. The little cottage on Turnip Field Road in Eastham had been owned by the same couple since 1940, until they built a new, adjacent house on the property. The cottage was then handed down to the next generation, who began spending more and more time at the cottage. It was then that they contacted Cape Associates to construct a more livable home in place of that little cottage. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood. The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. The front of the home has a two-car garage and breezeway entrance, while the rear reveals an entertainer’s paradise, with an enormous mahogany deck with an outdoor shower, a stunning Connecticut-fieldstone fireplace with a chimney that reaches around 30 feet in height, and multiple sliders to access the home. The finished basement opens to the ground level, and above the entrance breezeway is another small deck with a great view. It’s the best of indoor/outdoor living. Movement patterns from beach to house to bedroom were an important consideration. The site also provided an excellent opportunity to visually connect the basement level patio visually to the main level deck and finally the master bedroom deck. The finished home provides year-round living, with a summer-getaway atmosphere.

We gave this large entryway a dramatic look with bold colors and patterns. The pale yellow striped walls contrast enormously with the checkered floors but come together to create the classic Regency-inspired look we were going for. An elegant crystal chandelier, gold-framed wall decor, and a ceiling accents further accentuate the rococo style home - and this is just the beginning!
