In the kitchen we re-worked a load-bearing wall to create a peninsula, opening the kitchen to the family room. The large windows, custom white and glass cabinetry, white quartzite counters and white marble backsplash work beautifully together to create a light-filled airy kitchen. The custom hood and pot filler over the range and the custom cabinetry and storage are special touches that we added to tailor this kitchen to the homeowners. Throughout the first floor, we added new red oak flooring. The main projects in this Wayne, PA home were renovating the kitchen and the master bathroom, but we also updated the mudroom and the dining room. Using different materials and textures in light colors, we opened up and brightened this lovely home giving it an overall light and airy feel. Guest bath in 1920s Cape Ann style house in Montrose (Houston, TX). Tall, angled shot from doorway of bathroom. Here you can see the shower vault and tile designs better. Note the multiple black accents (crown at top of tile, thin "pencil" insert two rows lower, 3x6 insert two rows below that, another thin black insert four rows below that, the 2" black mud cap frame around the shower niche, another 3x6 row of black around the tub, and then a 4" black "sanitary base" at the very bottom. (If you look closely you can see a variation in the white subway tile as well... because we used four or five slightly different shades of white (including both glossy and matte) all mixed together randomly). This gives the tile a bit more depth and personality--and mimics the irregular quality of vintage subway tiles. The cabinets are suspended / cantilevered off the floor completely (ensuring a long life since they will never get wet). Doors are inset / English style with non-mortise finial hinges... giving them a more vintage / antique / furniture type feel. The center section of the cabinets bumps out just deep enough to support the square vessel that sits on top. The countertop material is Black Lightning marble cut down to 3" squares; the backsplash material is Carrara marble cut down to small bricks and laid in a running bond pattern (like the subway tile). We custom made these built in cubbies. They have storage nooks, coat hooks, and beadboard back capped with a top rail. We added a small wood doorstop on the lower right to prevent the door from banging into piece. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. The somewhat modest size of this beautiful back garden does not keep it from fulfilling numerous duties for this active family. Closest to the house itself are a screened sitting porch and a large outdoor dining area. One passes through antique wrought-iron gates to transition from the upper patios to the lawn area, separating the house from the pool. Slabs of Pennsylvania flagstone create a walkway through the lawn and around the swimming pool. Synthetic turf was selected for this project, in order to minimize maintenance issues and to ensure perfect grass at all times. The covered, open-air pavilion directly adjacent the pool is constructed with hand-carved posts and beams. The concrete floor of the pavilion is stained to coordinate with the Pennsylvania flagstone decks. Housing the outdoor kitchen and bar area, as well as a TV sitting area, this poolside pavilion has become the favorite hang-out for the client's teenagers and their friends. Although our client wanted a curved line, natural pool, they wanted a bit of a modernized version, and something a bit more refined. One way we achieved this was by using long, sweeping curves around the perimeter of the pool, with hand-cut, and slightly chiseled, Oklahoma flagstone coping. Next, rather than using the typical boulders for the retaining wall, we set Oklahoma stone in an irregular flagstone pattern with butt-joints so that no mortar shows. The walls are capped with the same Oklahoma flagstone as is used on the coping. The spa is tucked in the back corner of the garden, and raised 20" above the pool. The spillway from the spa is created using a combination of long slab boulders along with smaller boulders, to create a gentle, natural waterfall to the pool. Further refinement is shown in neatly trimmed appearance of the synthetic turf between the large slabs of Pennsylvania stone that create the pool deck.

Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.

Their kitchen was dark and inefficient. The cabinets felt cluttered and the storage was there, but not functional for this family. They wanted all new finishes; especially new cabinets, but the floors were going to stay and be refinished. No wall relocation was needed but adding a door into the dining room to block the view from the front into the kitchen was discussed. They wanted to bring in more light somehow and preferably natural light. There was an unused sink in the butler’s pantry that they wanted capped, giving them more space and organized storage was a must! In their living room, they love their fireplace because it reminds her of her home in Colorado, so that definitely had to stay but everything else was left to the designers. After all decisions were made, this gorgeous kitchen and living space came to life! It is bright, open and airy, just like our clients wanted. Soft White Shiloh cabinetry was installed with a contrasting Cocoa island. Honed Levantina Taj Mahal quartzite was a beautiful countertop for this space. Bedrosians Grace 4”x 12” wall tile in Panna was the backsplash throughout the kitchen. The stove wall is flanked with dark wooden shelves on either side of vent-a-hood creating a feature area to the cook area. A beautiful maple barn door with seeded baroque tempered glass inserts was installed to close off the pantry and giving them more room than a traditional door. The original wainscoting remained in the kitchen and living areas but was modified in the kitchen where the cabinets were slightly extended and painted white throughout. LED tape lighting was installed under the cabinets, LED lighting was also added to the top of the upper glass cabinets, in addition to the grow lights installed for their herbs. All of the light fixtures were updated to a timeless classic look and feel. Imbrie articulating wall sconces were installed over the kitchen window/sink and in the butler’s pantry and aged brass Hood classic globe pendants were hung over the island, really drawing your attention to the kitchen. The Alturas fixture from SeaGull Lighing now hangs in the center of the living room, where there was once an outdated ceiling fan. In the living room, the walls were painted white, while leaving the wood and stone fireplace, as requested, leaving an absolutely amazing contrast!
