Seamless Construction Inc has recently completed this remodeling project in Mission Viejo, where we renovated the backyard, front yard, driveway, and sides of the property. We used the Melville Plank Pavers by Belgard, specifically choosing the elegant Victorian color and we installed 3,000 sqft of Sod, creating a vibrant and fresh landscape. We also installed around 750 sqft of pavers in the driveway, 1,800 sqft of pavers in the side yard and backyard areas. To maintain a cohesive look for the surrounding planter wall, we used the Diamond 9D stone in the Victorian color, the same color we used for the Melville Plank Pavers, from @belgardoutdoorliving and we incorporated a Charcoal bullnose cap on the top, providing a striking contrast. Additionally, we designed and constructed a beautiful walkway, seamlessly connecting the driveway, front yard, and backyard. We also built a wooden balcony where the team chose pressure-treated wood renowned for its resilience against outdoor elements. A high-quality primer and paint was applied, resulting in a visually appealing and inviting space. In regard to the outdoor kitchen, we ensured that it seamlessly blended with the existing house by finishing it with Stucco. For the countertop of the outdoor kitchen, we selected Dekton, a superior material for outdoor applications. Dekton offers the beauty of quartz or porcelain while providing exceptional durability and resilience. It combines the best features of both materials, resulting in a countertop that not only exudes elegance but is also highly practical for outdoor use. As the focal point, our team designed and built a stunning fire pit from Angelus Gray stonewall with a Charcoal bullnose cap, accompanied by a comfortable seating area behind it. Originally built in 1938, this bungalow cottage had enduring character, but its traditional closed kitchen layout – typical of the era – didn’t align with the way the homeowners envisioned living in the space. Inspired by their travels through England’s Cotswolds, the French countryside, and Carmel’s whimsical Storybook Cottages by the Sea, the homeowners dreamed of a home that captured the romance of cottages and one that would seamlessly connect with their stunning English-style garden. After years of attempting to reimagine the kitchen in its original location the homeowners realized it would never truly suit the way they lived & wanted to entertain. The original kitchen was historical & was built when the kitchen was the last room you wanted guests to see. It was tucked into the front corner of the home off a hallway leading to the main level bedrooms and bath. To reach the dining room, you passed through a servery swing door, then continued into the living room. While the original door had charm, it disrupted the flow and connection between the kitchen and the main living areas. To bring the homeowners’ vision to life, the design called for a bold move—relocating the kitchen entirely. We designed a 560-square-foot addition off the living room – placing the kitchen at the heart of the home and connecting it to the gardens. The new space includes a sunlit breakfast nook, a charming butler’s pantry, a garden vestibule with its own entry porch, and a wraparound porch that encourages indoor-outdoor living. The main level remodel also redefined existing spaces: the old dining room was transformed into a cozy study library, while a former bedroom became an elegant dining room just off the new kitchen. Every design decision honored the home’s original 1938 architecture and character. Matching the home’s original 1.5-story proportions, the new kitchen wing was designed with intersecting gables that echo the scale and pitch of the existing roofline. A stone-wrapped chimney topped with a handcrafted copper cap is straight from the pages of a storybook. Decorative corbels, intricate window trim, and cedar shake in the gable ends further connect the new architecture to the home’s historic detailing. Finishes and fixtures were thoughtfully chosen to marry the home’s moodier, character-rich original rooms with the brighter, lighter new spaces. The result is a timeless transformation that feels as though it has always been part of the home – an enchanting blend of storybook charm, functional design, and garden-centered living. At the ground level, a Pennsylvania bluestone porch and stone skirting ground the addition in traditional materials. Inside, a tongue-and-groove ceiling with hand-hewn beams gives purpose and intimacy to the heightened kitchen ceiling. The home’s signature arched openings were meticulously replicated in the new kitchen, breakfast nook, and dining room, ensuring a seamless transition between old and new. Or the kids that like to poke the fireplace logs sending sparks in every direction. This year, we get to create our own scene. Once you and your family have finished the delicious meal, now it’s time to make the rounds of Internet calls. Whether you use Zoom, Facebook, Skype or any other system, one thing is for sure…you need a warm, inviting, good-looking background. The fireplace is the perfect go-to background, especially when you can see and hear the crackling of the fire. Put a little extra time in decorating around the fireplace, and of course, include the cookies and pumpkin pie. To ensure chaos isn’t erupting behind you, make sure your fireplace and chimney is ready to go. Begin with a Chimney & Fireplace Inspection By getting a chimney inspection you’ll help to ensure smoke goes up and out of the house, debris is not blocking it and any animals are safely living outside of your chimney. You certainly don’t want your online guests to think you smoked the turkey in the fireplace. Chimney backup or a Smokey fireplace is usually caused by an insufficient draft in the flue. However, there are lots of other reasons for smoke backup including the partially open dampers, too small of a flue or a dirty chimney. This is one situation that’s best left to a certified technician to identify and repair. Debris knows how to make its way into the chimney. Leaves, twigs, paper, plastic, and anything else flying around on windy days, has this special radar, and when it finds a chimney, it’ll try to make its way in. If the chimney doesn’t have a chimney cap, or if it was blown off or shifted from the high winds, debris found a new home! Animals are wonderful to watch outside. We’ve watched a couple of the squirrels in our yard go from a lean body to a very plump size, all in preparation for winter. What comes next is a cozy place to sleep. The chimney is a perfect. It’s warm and protects the animals from the outdoor elements. If there isn’t a chimney cap or if the cap is loose or moved in a way to squeeze in…perfect! What is a 14 Point Inspection? A 14 point chimney inspection for your fireplace tells us a story about the events that occurred over the past year’s freeze and thaw cycle. It reveals to us any wear and tear, the frequency of use and the age of the chimney. This is great information to have in order to stay on top of any necessary chimney repairs and know the current conditions of worthiness for use. Hired by the owners to provide interior design services for a complete remodel of a mid-century home in Berkeley Hills, California this family of four’s wishes were to create a home that was inviting, playful, comfortable and modern. Slated with a quirky floor plan that needed a rational design solution we worked extensively with the homeowners to provide interior selections for all finishes, cabinet designs, redesign of the fireplace and custom media cabinet, headboard and platform bed. Hues of walnut, white, gray, blues and citrine yellow were selected to bring an overall inviting and playful modern palette. Regan Baker Design was responsible for construction documents and assited with construction administration to help ensure the designs were well executed. Styling and new furniture was paired to compliment a few existing key pieces, including a commissioned piece of art, side board, dining table, console desk, and of course the breathtaking view of San Francisco's Bay. Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

This custom Cherry executive desk was designed for a client in Brighton, Michigan, who had been searching for the right desk for their home office but simply couldn’t find what they needed anywhere else. Orangeries, historically designed for cultivating citrus trees, have evolved into luxurious glass-enclosed spaces offering year-round natural light and connection to the outdoors. This custom orangery demonstrates Sunspace Design's mastery of blending the classic style with modern amenities. Over two years of meticulous planning culminated in the results you see here. Drawn to our local reputation and in-house design and fabrication capabilities, the clients collaborated closely with us to realize their vision. Spanning an impressive 14' x 22'6", the orangery brings an air of grandeur to the rear of the colonial-style home while complementing the existing architecture. The centerpiece is the custom hip-style glass roof, outfitted with insulated safety glass, framed in rich sapele mahogany, and adorned with copper glazing, flashing, and capping. Blue reflective glass set in the roof creates a captivating interplay of light throughout the day and contributes to the space’s lasting elegance. The roof line is set in from the walls to create a perimeter soffit on the interior, typical of orangeries. Custom wet bar cabinetry, crown moldings, and tilework complete the orangery, reflecting the family's discerning taste and creating an excellent spot for entertaining.
