FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.
SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.
MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.
SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf)
RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property.
COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

This hall bathroom renovation was created from a tiny little nursery. We designed the bathtub to go in the back of the space where the plumbing was located but had to get really creative for ensuring privacy (with a view). So, we installed a partially frosted glass door that allowed flexibility to open and clean but still protected the historic wooden windows. It also allows for a beautiful view of the trees in the front yard while also providing privacy when taking showers.

A small galley kitchen in a standard LA home is a common sight in Los Angeles.
The wall between the laundry room and the kitchen was removed to create one big open space.
The placement of all large appliances ( Fridge, Washer\Dryer and Double oven) on a single full height built-in cabinets wall opened up all the rest of the space to be more airy and practical.
The custom made cabinets are in a traditional manner with white finish and some glass doors to allow a good view of the good chinaware.
The floors are done with wood looking tile and color matched to the dark oak floors of the rest of the house to create a continuality of colors.
The backsplash is comprised of two different glass tiles, the larger pieces as the main tile and a small brick glass as the deco line.
The counter top is finished with a beveled edge for a touch of modern look.

Downstairs the entertainment continues with a wine room, full bar, theatre, and golf simulator. Sound-proofing and Control-4 automation ease comfort and operation, so the media room can be optimized to allow multi-generation entertaining or optimal sports/event venue enjoyment. A bathroom off the social space ensures rambunctious entertainment is contained to the basement… and to top it all off, the room opens onto a landscaped putting green.

Expansive 180° mountain views set the backdrop, while tailored slipcovered furnishings in performance Crypton fabrics ensure durability for the animal-loving family without sacrificing elegance.

Expansive curbless shower and freestanding tub sit on raised platform with LED light strip. Modern glass pendants and small black side table add depth to the white grey and wood bathroom. An unusual and exceptionally beautiful
work of art, the Carriage Crib, like the
carriages of old it is modeled after,
transports children to a time and place
where prancing white horses, flowing
gowns, and suits-of-armor are part
of daily life. The crib cleverly holds a
standard round mattress that is perfect
for sleeping, as well as for transporting
Cinderella to the ball.
The carriage, wheels, balustrades and
trim are painted different colors and
accented by customizable fabrics for
the crib cover and pillows. A variety
of accessories, including a colorful,
fringed canopy and assortment of
pillows ensure the Carriage Crib will
enhance fairytale themes and bedroom
designs for both boys and girls.
SAFETY A sturdy railing encloses the
crib to prevent babies and small
children from falling out, and meets
current crib safety standards. Edges are
rounded, and wheels are immobile to
ensure the carriage remains stationary.
The entire railing is removable, and
enables the child to continue to use
the carriage as a bed with a toddler
mattress.
STORAGE The rear suitcase box is used
for both storage and as a changing
table. A standard changing pad fits
perfectly on the top.

The elegant feel of this home flows throughout the open first-floor and continues into the mudroom and laundry room, with gray grasscloth wallpaper, quartz countertops and custom cabinetry. Smart storage solutions AND a built-in dog kennel was also on my clients' wish-list.
Design Connection, Inc. provided; Space plans, custom cabinet designs, furniture, wall art, lamps, and project management to ensure all aspects of this space met the firm’s high criteria.

Gorgeous bromeliads and other drought tolerant, low maintenance plants ensure that this space will continue to thrive and look just as welcoming and beautiful as plants mature.

The paneled subzero fridge lends a seamless look to the cabinetry which is visible from the main living space. The warm tone and subtle grain of the mahogany make the cabinets warm the space and are pleasing to the eye. Quartzstone from Cambria is used for the back splash and counter top. The custom glass counter is wave shaped. The light fixture above mimics this shape adding visual interest and continuity to the space. Valance lighting at ceiling height and under the cabinets ensure the cook will enjoy ample task lighting.

Another backyard highlight is the 5’ x 9’ custom vinyl over steel spa which is fully insulated for year-round use. Like all Betz attached spas, when not in use the water from the spa continually recirculates back into the pool ensuring that both maintain crystal clear filtered water.
