A new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.

A vacant, worn office space should be transformed into a show apartment / showroom. The existing space had been used as an office structure since the 1960s. Located on the 4th floor of a ten-floor reinforced concrete skeleton, the area is already high enough to receive a great amount of light, which is particularly noticeable at dawn and dusk: sunrises and sunsets conjure up the most spellbinding blends of light. The existing structure and also the technical equipment were completely outdated and needed to be completely rebuilt: suspended ceilings were removed and walls changed. The result is a modern city apartment of almost 100 m2 (about 1,070 sqft) – divided into a large living space, 2 rooms, 1 bathroom, 1 powder room and 1 utility room. The existing window facades could not be changed, but they are part of the concept anyway, namely to bring as much light as possible into the room. A controlled ventilation system ensures optimal air quality even with closed windows. The central kitchen element serves as a kind of separation of the living area and the dining area. Here customers and guests are served, people communicate, cook together, drink a glass of wine. Clients experience living. The rough reinforced concrete ribbed slaps were uncovered and painted white to give the room more height, which is accentuated by the lighting concept with ceiling-mounted spotlights. The dark oak floor creates a successful contrast to the brightly designed rooms. The wittily positioned pedestal areas hide all technical elements, such as the supply air openings of the living room ventilation. Flush-fitting door elements in the walls with a chalked brick look show in detail the special feature of the room. The central wall elements were deliberately not pulled up to the ceiling, but are separated by a glass element to show the continuity of the construction. Most of the furniture was designed by Wolfgang Pichler. Within the course of this project he was able to implement his holistic approach in the field of construction technology, architecture and furniture design and skillfully combine it with design classics. Scandinavian classics can be found in the concept just as much as pieces he collected during his career and furniture he developed for the company VITEO, which he founded in 2002. Our design & build company successfully completed a stunning project, transforming a 3-bedroom apartment located on Read Street in Tribeca into a captivating living space for a family of four. The renovation project encompassed several key elements. We began by meticulously removing all wallpaper throughout the apartment, providing a clean canvas for the subsequent enhancements. The walls and ceilings were then expertly painted to the client's desired color palette, adding a fresh and vibrant ambiance to every room. The existing flooring was carefully sanded and stained, restoring its natural beauty and ensuring durability. To enhance both aesthetics and functionality, we installed a new countertop in the kitchen, chosen for their quality and style. Finally, the cabinets were refinished through a meticulous process of sanding and brush painting, giving them a renewed and modern appearance. Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues. The kitchen cabinets are in the Martel 5-piece door style in Maple in a Shortbread finish, complimented by Classic Rock Tesora Vento quartz countertops. “We love the new layout and design of our kitchen. It is both beautiful and functional! It was a challenge for us to visualize how the project would turn out, so it was extremely helpful to see the Reico 3D images while designing prior to the start of our work. We were very happy with the quality of both the cabinets and quartz we purchased from Reico,” said the client. Thomas found it challenging to optimize the smaller layout for maximum functionality. "Our biggest hurdle was determining the best spot for the island in such a compact space. Choosing the perfect location was tough," he explained. He expressed his admiration for the Shortbread color of the cabinetry, noting its consistency and ability to hold the stain well. Located in a beautiful spot within Wellesley, Massachusetts, Sunspace Design played a key role in introducing this architectural gem to a client’s home—a custom double hip skylight crowning a gorgeous room. The resulting construction offers fluid transitions between indoor and outdoor spaces within the home, and blends well with the existing architecture. The skylight boasts solid mahogany framing with a robust steel sub-frame. Durability meets sophistication. We used a layer of insulated tempered glass atop heat-strengthened laminated safety glass, further enhanced with a PPG Solarban 70 coating, to ensure optimal thermal performance. The dual-sealed, argon gas-filled glass system is efficient and resilient against oft-challenging New England weather. Collaborative effort was key to the project’s success. MASS Architect, with their skylight concept drawings, inspired the project’s genesis, while Sunspace prepared a full suite of engineered shop drawings to complement the concepts. The local general contractor's preliminary framing and structural curb preparation accelerated our team’s installation of the skylight. As the frame was assembled at the Sunspace Design shop and positioned above the room via crane operation, a swift two-day field installation saved time and expense for all involved. This double hip skylight is a focal point in the new room that welcomes the sun’s radiance into the heart of the client’s home.
