A light filled gem, the newly gut renovated 15th floor pied-a-terre in NYC is a joy to come home to for our bi-coastal clients. Perfect white walls provide the backdrop for contemporary and modern furnishings, while gorgeous new european white oak floors with a natural oil finish anchor the space. The gut renovation entailed complete rewiring, plumbing, wall changes, complete kitchen and baths remodel, closet changes, new door openings, and all new door/door hardware.

Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. We were thrilled to be working again with these long-time clients in Villanova, PA, to create a two-room wine cellar. This entailed renovating an existing part of their basement and adding an additional room. The best part about this project? The second room is accessed through a secret door! We designed the mechanism that opens the secret door:the door is opened by pressing the cork of a certain wine bottle. This 8,000-bottle capacity wine cellar features all redwood custom-built shelving, and redwood, glass top display tables. The first room has a redwood paneled ceiling and porcelain tile floors. The second room's ceiling is made from reclaimed wine barrels and the beams are made from cherry wood. The floors are reclaimed brick laid in a two-over-two pattern. This project began with the request to update the existing kitchen of this eclectic waterfront home on Puget Sound. The remodel entailed relocating the kitchen from the front of the house where it was limiting the window space to the back of the house overlooking the family room and dining room. We opened up the kitchen with sliding window walls to create a natural connection to the exterior. The bold colors were the owner’s vision, and they wanted the space to be fun and inviting. From the reclaimed barn wood floors to the recycled glass countertops to the Teppanyaki grill on the island and the custom stainless steel cloud hood suspended from the barrel vault ceiling, virtually everything was centered on entertaining.

256 sq ft. addition on the back of the house. The addition entailed an expanded nook, office space, a second laundry room, second refrigerator, and an outdoor bathroom. Added amenities work conveniently with the beautiful new 17 X 20 Pavilion of outdoor living space with a grill and dining area.

Our Clients wanted to update a family lakeside retreat with a modern sensibility. The resulting design is a warm, contemporary space intimate enough for the couple to enjoy alone, but flexible to accommodate additional guests. This project entailed the teardown of an existing structure and new construction of a two-story building. As required by zoning, the existing footprint was maintained. On the first floor, a traditional woodstove juxtaposed to a floating stair anchors the open floor plan. Large picture windows provide lake views for the dining and living areas. An adjacent galley kitchen makes for easy entertaining. The first floor also includes a guest suite. The second floor includes a master suite, secondary seating area, floor to ceiling built-ins, office space and an upper deck. Barn and pocket doors create additional sleeping accommodations as needed. Cable railings are used throughout so as to not impede sightlines.

Challenges: The most significant design challenge of this project was to engineer a processing method to fabricate the complex millwork components in mass for the outdoor lounge. Khoury & Vogt Architects created a custom design for an inspiring and elegant outdoor living space. Fortunately, this house had a resourceful and creative team ensuring the vision of the design stayed intact. Solution: The intricate design required a creative approach which entailed high-level fabricating skills. “This project stands out in my mind because it required that I personally design and build numerous jigs,” says Edward San Juan. Taking on the challenge, San Juan designed and handcrafted each jig to the exact specification required for the exterior design. The team at E. F. San Juan continued with the creative approach, integrating and assembling the custom jigs to produce a work of art. The millwork beautifully complements the sleek white design on the deep indoor-outdoor decks, allowing the feel of the surrounding nature to flow inside. The family liked having a general dining area as well as a formal dining room but wanted to change up the overall layout while opening up the kitchen. Design Objectives • Open up the space to the formal dining room and move the general dining area to be next to the living room • Give the space an expansive feel • Create multiple work areas • Create easy flow/walkways/continuity to allow a family of four to move about freely and complete different tasks in the space • Make the space adaptable for entertaining • Bring in more natural light Design Challenges • Work around obstacles like the fireplace in the dining room and structural fixtures between the dining room and the kitchen • Design a plan for a very big area that is proportional with no wasted space Design Solutions • A structural engineer was brought in to give options for relocating duct work and building a new header. • Combining the old kitchen and dining room resulted in a great new space that was very long. This allowed us to create new workspaces across two islands. • A contrasting color theme (bright perimeter cabinets and dark islands) helped ground the space, making it flow while still feeling intimate and inviting. The homeowners love their new space and report that the aesthetic and functional changes allow them to do more, both individually and together. As a hub for everything their busy lives entail – from day-to-day routines to a wide range of entertaining arrangements – their wide-open kitchen handles it all while keeping the space and the family connected.

Shortly after purchasing their home, the owners determined a complete landscape makeover was needed so they could truly enjoy Ohio’s short outdoor season in their expansive back yard. The project entailed designing multiple areas for relaxing and dining enhanced with the addition of trickling water and warmth of a firepit. Incorporating a blue pallet of Pennsylvania Bluestone patios and stacked stone columns throughout the project perfectly complements the taupe home and creates a naturally soothing quality in the new backyard retreat.

1,500 s.f. addition entails reconfiguring the first floor to accommodate a larger open kitchen plan, additional garage space, and an additional hall bath and changing the existing hall bath to additional space for the existing master bath. The northwest bedroom was converted to a walk in closet for the master suite. For the open plan to work the basement stair had to be relocated and an addition of a stair to the new second floor which accesses 2 additional bedrooms and a hall bath. The great room was upgraded with a vaulted ceiling and a masonry fireplace which contained an extra flue for an exterior fireplace from the rear patio.

The importance of a properly designed home office ( especially when the space is also used as a meeting-place/showroom ) entails the comfort & positive experience of your customer in the following manner: 1. Exclusive office space with its own entrance separate from rest of home. 2. Ergonomic customer seating and ample presentation surfaces. 3. Dedicated customer computer screen(s) detailing CAD drawings & presentation in a show and tell manner. 4. Proper lighting ( LED lighting has come a long way ) 5. Practical design touches ( hooks for purses, coats, umbrella stand, refreshments area, guest WIFI, etc...) One of the greatest benefits of a home office is the freedom to design it with a distinct identity. In other words, we shouldn’t blend the workplace with the rest of our personal space, aka home.

I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal. The floor must be completely dry before sealing as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a silk finish, I opted to use Tile Doctor Seal and Go which dries to leave a lovely subtle sheen that really enhances the look of the stone. Five coats were applied to ensure a good hard-wearing protection. My client was very pleased with the results, particularly as they hadn’t realised how much colour it had lost over the years and left the following feedback on our website. ”I despaired of having a clean-looking floor again. Phil Vissian assured me that intensive deep cleaning and resealing could restore our fifteen year old, subtly coloured, Chinese riven slate kitchen floor. He has done a fantastic job.
