Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house. Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home. The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent. Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time. This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! Complete with an adjacent room with a large tasting table and space to entertain, this homeowner thought of it all! This unique Custom wine room in a gorgeous neighborhood in the La Jolla and Del Mar region in sunny San Diego, California is an art piece in itself surrounded by even more art pieces. The Wine Room Construction entailed unique custom fitted racking, tiering down from about ten feet on one end of the room to just below eight feet on the other. Producing high quality wine racking for a cellar like this is no easy feat, but that is exactly what the wine cellar builders and team at vintage cellars do best! The glass front and custom wine cellar door, highlighted with metal framing in an interesting checkered pattern throughout, also posed a unique challenge within this wine cellar space. Glass walls, although absolutely stunning, can reduce the cooling capabilities within the wine room itself- simply due to the non insulating properties of glass. Whenever glass is utilized within a custom wine cellar, we always make sure to install dual paned thermal insulated glass. Within the wine cellar itself, The racking is made of all heart redwood with a clear finish, with single deep individual bottle storage above a high reveal display row and double deep bottle storage below. The amount of custom and unique features in this gorgeous custom wine cellar in La Jolla are almost too numerous to count! Take a closer peek and you will notice that the walls are covered with a custom redwood paneling with custom moldings throughout. While most rooms had a good layout, with living and dining room windows offering a stunning view of Lake Washington against the backdrop of majestic mountains, I opted to give the kitchen and both bathrooms a complete layout makeover. This intricate project necessitated the expertise of structural and mechanical engineers. Now, let's delve into the kitchen remodel—a true masterpiece. It entailed dramatic changes in layout, plumbing, and equipment placement. We closely collaborated with the client to craft a brand-new design. A primary goal was to create a spacious, functional kitchen space with ample storage, perfect for family gatherings. By removing two interior walls and retaining a structural column, we fashioned an inviting island with a cozy seating area.

The Cambridge Terrace Condominium project entailed a complete renovation of a triple-decker building into three luxury condominiums. A combination of white and black throughout creates a clean contrast, while the clear coat wood floor adds a splash of color and natural material. Outdoor decks and large double hung windows throughout flood the interior with natural light year round.

No structural work was performed on this project. It is a cosmetic-only remodeling job. This project entailed: 1/2" thick wall plastering, baseboard restoration, Chair rail installation at 32" off-floor with knock-down texture (Tan) above the chair rail and smooth finish below (chocolate swirl) Modern door, window, and crown molding with inside corner décor (all trim colored in dark chocolate), Popcorn texture ceiling same color as top walls. Colors were coronated with existing ceramic flooring and sectional sofa.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope-- The owners of this 1990’s colonial home were seeking to convert the existing space-constricted builder-grade kitchen into a generously-apportioned Tuscan-style country kitchen with lots of natural light, high-end appointments and a warmly textured interior design concept. Among other features they sought a mid-room island that would house critical appliances, complete the work triangle and provide dining counter space for three. They also wanted to include a professional-grade gas range. Challenges-- Situated between dining room and family room, the existing kitchen was small and poorly planned. The sink faced a blank wall and the appliances were inadequate for the owner’s gourmet cooking ambitions. To create the desired footprint, the contractor, Michael Nash Design, Build & Homes, created a plan that called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls– one between the kitchen and dining room, a second separating the kitchen and family room– and shifting loads to newly installed structural supports carefully concealed within the resultant “open” floor plan. To accommodate new appliances (and work efficiencies) called for by this radically altered space plan, the design located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions-- With this space plan resolved, the design team could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. Infrastructure considerations included introducing gas lines needed for the 48” Viking cooktop range and re-routing plumbing. The 5’ x 9’ granite-surfaced custom designed island includes the primary kitchen sink, a dishwasher, microwave and dining overhang that provided seating for up to four. On another wall, the design called for installing ceiling flush “beaded” display pantries with open bookcases, and routed-in plumbing for a water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry increased available storage by over 50%. A recessed space was also created for a built-in vertical wine rack. Style-appropriate terra cotta tiling with mosaic bordering detailing extends into the home’s foyer. Other finishing work elements include crown molding with rounded turn posts and corbels.

Our recent full home remodel in this charming Los Angeles home included a full remodel of the master bath which entailed creating a custom shower that doubles as a steam room, new flooring throughout the home and a refresh of the exterior balcony. We loved the final results!

This design build project entailed a custom renovation of a two family home in Cambridge. While updating the house with all new kitchens, bathrooms, electrical systems, heating systems and finishes, it was important to the owners that as much of the original feel of the house remain. As designers and builders on this project, Haycon had the ability to move quickly and finish the job within four months.

The master details a spacious room sitting under a 9-foot ceiling height and brightened by three tall windows. Behind barn doors lies the master bathroom, which entails two separate, large vanities with extra space for linen, a 6-foot deep soaking tub, a separate shower, and a compartmentalized toilet. From the master bath access is granted into the master walk-in closet.

256 sq ft. addition on the back of the house. The addition entailed an expanded nook, office space, a second laundry room, second refrigerator, and an outdoor bathroom. Added amenities work conveniently with the beautiful new 17 X 20 Pavilion of outdoor living space with a grill and dining area.

The family liked having a general dining area as well as a formal dining room but wanted to change up the overall layout while opening up the kitchen. Design Objectives • Open up the space to the formal dining room and move the general dining area to be next to the living room • Give the space an expansive feel • Create multiple work areas • Create easy flow/walkways/continuity to allow a family of four to move about freely and complete different tasks in the space • Make the space adaptable for entertaining • Bring in more natural light Design Challenges • Work around obstacles like the fireplace in the dining room and structural fixtures between the dining room and the kitchen • Design a plan for a very big area that is proportional with no wasted space Design Solutions • A structural engineer was brought in to give options for relocating duct work and building a new header. • Combining the old kitchen and dining room resulted in a great new space that was very long. This allowed us to create new workspaces across two islands. • A contrasting color theme (bright perimeter cabinets and dark islands) helped ground the space, making it flow while still feeling intimate and inviting. The homeowners love their new space and report that the aesthetic and functional changes allow them to do more, both individually and together. As a hub for everything their busy lives entail – from day-to-day routines to a wide range of entertaining arrangements – their wide-open kitchen handles it all while keeping the space and the family connected.
