To move or not to move — that is the question many homeowners are asking as they consider whether to upgrade their existing residence or pack up and find a new one. It was that exact question that was discussed by this homeowner as they evaluated their traditional two-story home in Fontana. Built in 2001, this cedar-sided 3,500-square-foot home features five bedrooms, three-and-a-half baths, and a full basement. During renovation projects like the these, we have the ability and flexibility to work across many different architectural styles. Our main focus is to work with clients to get a good sense of their personal style, what features they’re most attracted to, and balance those with the fundamental principles of good design – function, balance, proportion and flow – to make sure that they have a unified vision for the home. After extensive demolition of the kitchen, family room, master bath, laundry room, powder room, master bedroom and adjacent hallways, we began transforming the space into one that the family could truly utilize in an all new way. In addition to installing structural beams to support the second floor loads and pushing out two non-structural walls in order to enlarge the master bath, the renovation team installed a new kitchen island, added quartz countertops in the kitchen and master bath plus installed new Kohler sinks, toilets and accessories in the kitchen and bath. Underscoring the belief that an open great room should offer a welcoming environment, the renovated space now offers an inviting haven for the homeowners and their guests. The open family room boasts a new gas fireplace complete with custom surround, mantel and bookcases. Underfoot, hardwood floors featuring American walnut add warmth to the home’s interior. Continuity is achieved throughout the first floor by accenting posts, handrails and spindles all with the same rich walnut.

The Phi Delta Theta house in Davis, California has been rooted in generations of use. The home was originally occupied in 1916 by the Calpha Agricultural Fraternity that eventually evolved into the California chapter of Phi Delta Theta. The original building was evaluated for renovation in the early 2000’s and it was determined renovation was impractical. The building was demolished and design was completed to maintain the original character of the building’s deep historical roots. Monley Cronin was selected and completed full reconstruction of the facility in 2013. Much of the exterior appearance and character of the building was maintained in the new facility. Sometimes the best solution isn't the one you originally planned. This homeowner wanted to add an island and stacked cabinets to gain more storage in her small kitchen. After months of waiting for another contractor to provide a quote, she turned to a friend for a recommendation—and that's how she found Kitchen Solvers. After evaluating the space, we recommended a different approach that would solve more of her challenges while maximizing her investment. We installed new 42" upper cabinets for additional storage, refaced the base cabinets to match, created a custom refrigerator surround, and added a beautiful wood island that brings warmth and character to the space. To complete the transformation, we paired Matterhorn Dolomite countertops with the existing mosaic backsplash, saving the homeowner money by incorporating elements she already had. We also installed a new flat-top range, added roll-out trays for improved organization, and finished the space with floating shelves around the window for a warm, custom touch. The result is a kitchen that feels larger, functions better, and has become a space she loves to cook, gather, and entertain in. Best of all, the entire transformation was completed in just a few weeks!

During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years. The Owners of this luxurious waterfront estate acquired this property after the previous owners defaulted on their loan and stopped construction. We were initially engaged to inspect and assess the structural integrity of the building shell and work with a geo-technical engineer to evaluate the condition of the site’s soil. Tests determined that the site’s previous use as a sawmill and Native American fishing ground rendered the soil unfit for construction activity. In response to the lack of soil bearing capacity, our solution employs expansive footings supported by hundreds of piles throughout the entire project site. After completing our inspection of the structure, we were engaged to completely redesigned this home to accommodate our clients’ growing family and extensive art collection. Stylistically, this highly detailed structure borrows from the grand bungalows of the Greene brothers in Pasadena, California while employing sophisticated climate, lighting, AV and security systems. To ensure our clients’ art collection was properly displayed and protected, we worked with specialists from the Seattle Art Museum to develop appropriate lighting and climate control systems. Finally, we engaged the best craftsman we know – general contractor, interior designer, landscape architect, cabinet maker, blacksmith, custom woodworker and stone mason – to execute what ultimately became our clients’ very personal and unique statement for their home.

THE SETUP This remodeling project transformed a catchall room into a cinema-style theater designed for family entertainment and relaxation. The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities. Design Objectives: Create a Dark Theater Space: Ensure the room mimics a traditional movie theater environment. Provide Comfortable Theater Seating: Include enough seating for the family and guests. Integrate a Dry Bar Area: Include a space for snacks and drinks. Optimize Space Utilization: Maintain an open area for additional activities. Design Challenges: Natural light: The room was too bright for a theater setting. Seating: Accommodating six theater seats without obstructing views. Lighting: Ensuring the lighting does not interfere with the viewing experience. AV: Finding a clutter-free solution for AV equipment. Dry Bar: Incorporating a dry bar area without overcrowding the space. Viewing: Ensuring the TV placement allows for comfortable, optimized viewing. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience). AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system. Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access. Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating. Final Thoughts: The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This theater space has become a favorite hangout spot, offering comfort and entertainment for everyone. When the family first reached out to Armada Design & Build, they were excited but apprehensive. They had just purchased a sprawling 2-acre lot in the peaceful enclave of Packwood, WA, envisioning their forever home. The lot, though rich with potential, was a blank canvas—a space once occupied by a dilapidated structure, now waiting to be transformed into a custom-built sanctuary. Turning this vacant lot into a warm, inviting home seemed daunting to them, but to us, it was an opportunity to create something truly special. As a one-stop design and build firm, we knew this project was about more than construction—it was about understanding their dreams and translating them into a home blending contemporary charm with rustic elegance. Our journey began with in-depth discussions to explore their lifestyle, preferences, and vision. They wanted a modern, comfortable, and functional home full of character. With these insights, we began sketching a design that would rise from the blank slate. The process started with site evaluations and architectural planning, considering the natural landscape, privacy needs, and creating a connection with the surroundings. They had many ideas but needed guidance to bring them to life. Our expertise helped them navigate every decision, from layout to details, ensuring each choice aligned with their vision. The kitchen, the heart of the home, was designed for both style and functionality. Custom flat-panel glossy white cabinets provided ample storage with pull-out shelves for easy organization. MSI Quartz countertops became a striking focal point, while the Kraus Single Basin Stainless Steel Kitchen Sink and Hansgrohe Talis S² Pull-Down Kitchen Faucet added both style and practicality. Complementary Benjamin Moore paint harmonized the space with the stainless steel appliances. Elegant lighting fixtures, including a West Elm Mobile Chandelier and an Everly Quinn 8-Light Crystal Sputnik Sphere Chandelier, brought a sophisticated flair, perfect for daily living and entertaining. Before breaking ground, we meticulously planned every aspect, ensuring the materials and brands would meet aesthetic desires and withstand the test of time. Top-of-the-line appliances, such as a KitchenAid gas range and fully integrated dishwasher, ensured the kitchen was both beautiful and functional. Every detail extended to the rest of the home. The laundry room combined practicality with style, featuring Architectural Surfaces tiles, Bravada Hardwood flooring, and sleek KES hardware. In the master bathroom, we created a serene retreat with Green Needle Laminated panels, Kohler fixtures, and United Tile Fez by WOW tiles, transforming it into a luxurious sanctuary. Consistent Bravada Hardwood flooring throughout the home added cohesiveness, while thoughtful touches like NearMoon fixtures enhanced the spa-like ambiance. The exterior was equally well-planned. Benjamin Moore paint highlighted architectural features, and custom doors and Milgard Windows welcomed natural light while connecting the indoors to the surrounding beauty. Outdoor spaces were designed as extensions of the home, featuring a hot tub, BBQ area, and EV charging station. Throughout the process, we worked hand-in-hand with the family, ensuring every detail aligned with their vision. The result was a stunning custom home that exceeded expectations—a testament to quality, craftsmanship, and client satisfaction. What began as a blank canvas became a beautiful, warm home they can proudly call their own.

One feature palm was salvaged when this seven year old Mediterranean style residence on the Caloosahatchee River underwent a complete landscape and hardscape remodel in the beginning of 2015. The landscape had not been properly maintained for a few years prior to when the new owners purchased in 2014, was overgrown and unhealthy and therefore was in need of a complete evaluation and landscape overhall. The original red brick concrete pavers were removed and replaced with a gold travertine blend with ivory travertine border for accent. The front entry stair was expanded and redesigned for a more significant and welcoming front door. The side yard had a significant slope from the foundation of the house to the seawall and had significant erosion damage. This space was re-graded, grading and drainage was repaired and re-routed and a 70 foot long retaining wall was installed. The retaining wall not only solved the stormwater washout problem, but also provided a level space for a private side yard tropical palm garden and pathway to access both the pool deck and the walk along the seawall. The stairs to the pool deck, dock and landing were all completely modified for ease of use. Aside from the tropical and beautiful landscape that was installed, the most significant visual and aesthetic improvement to this property was the addition of three 9 foot tall by 5 foot wide natural stone water walls with stone basins that were designed to fit within the archways at the driveway entry and designed to complement the architecture of the residence. These water walls offer ambient noise, visual interest and have completely improved the use and entry experience for the homeowner and visitors. Tropical shade bromeliads, alocasias, cordylines and ferns dress up the new landscape beds at the entry and along the front foundation where previously red brick intersected the foundation walls for a mundane solution. Other elements of interest include the cable wire espalier that was installed in front of the archway on both sides of the entry way for colorful bougainvillea trellis vine to climb and soften the tall walls and eventually connect over the arch. Confederate jasmine vine will soften the garage corner on the cable wire trellis installed and there is also a 4 foot wide by 18 foot tall cable wire espalier on a tall, once stark, wall on the pool deck. Three pool planters were reconfigured and planted with large triple princess palms and bold blue-tone pottery was selected to add interest and color to the pool deck. Micro-drip irrigation was connected to the pool planters and pottery for a low maintenance solution. This project was a collaborative effort with an ideal client who was open to all design ideas, who worked closely with the design team, and was a great success for both the client and R.S. Walsh Landscaping.
