New Yorkers are always on the prowl for innovative ways to make the most of the space they have. An upper east side couple, challenged with a slightly narrow L shaped apartment sought out Decor Aid’s help to make the most of their Manhattan condo. Paired with one of our senior designer, Kimberly P., we learned that the clients wanted a space that looked beautiful, comfortable and also packed with functionality for everyday living. “Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.

This stylish, family friendly kitchen is also an entertainer’s dream! This young family desired a bright, spacious kitchen that would function just as well for the family of 4 everyday, as it would for hosting large events (in a non-covid world). Apart from these programmatic goals, our aesthetic goal was to accommodate all the function and mess into the design so everything would be neatly hidden away behind beautiful cabinetry and panels. The navy, bifold buffet area serves as an everyday breakfast and coffee bar, and transforms into a beautiful buffet spread during parties (we’ve been there!). The fridge drawers are great for housing milk and everyday items during the week, and both kid and adult beverages during parties while keeping the guests out of the main cooking zone. Just around the corner you’ll find the high gloss navy bar offering additional beverages, ice machine, and barware storage – cheers! Super durable quartz with a marbled look keeps the kitchen looking neat and bright, while withstanding everyday wear and tear without a problem. The practical waterfall ends at the island offer additional damage control in bringing that hard surface all the way down to the beautiful white oak floors. Underneath three large window walls, a built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette. Thin, tall windows on either side of the range beautifully frame the stunningly simple, double curvature custom hood, and large windows in the bar/butler’s pantry allow additional light to really flood the space and keep and airy feel. The textured wallpaper in the bar area adds a touch of warmth, drama and interest while still keeping things simple.

Million Dollar Listing’s celebrity broker Ryan Serhant reached out to Decor Aid to stage a luxurious Brooklyn condo development. The only caveat was that our interior designers had 48 hours to come up with the design, concept, and source all the furniture. Always up for a challenge, we partnered with Mitchell Gold & Bob Williams to create this contemporary gem. Staying true to their contemporary vision, our interior decorators sourced all pieces through MGBW. Starting in the living room, we placed the Gunner Sofa, a piece that offers clean-lined living. The thin arms and slanted profile emphasize the modern elegance of the home. Through the use of various contemporary patterns and textures we were able to avoid the one-dimensional ambiance, and instead, the apartment’s living room feels detailed and thought out, without making anyone who enters overcrowded with home decor. The Melrose cocktail table was sourced for its sleek, stainless steel and glass design that contrasts with more substantial pieces in the space, while also complementing the contemporary style. The glass design gives the illusion that this table takes up less space, giving the living room design a light and airy feel all around. The living space transformed into something out of a decor catalog with just the right amount of personality, creating a room that follows through with our starting design, yet functional for everyday use. After the living room area, we set our eyes on designing the master bedroom. Our interior decorators were immediately drawn to the Celina Floating Rail Bed, it’s opulent nailhead trim, and dramatic design brings fresh sophistication to the bedroom design, while also standing out as a timeless piece that can complement various trends or styles that might be added later on to the bedroom decoration. We sourced the Roland Table Lamp to add texture, with its elaborate ribbed design, that compliments the air of masculinity the Carmen Leather Ottoman add while contrasting with the light, sleeker pieces. This difference in weight left us with a bedroom decoration that lives up to the trending modern standards, yet a space that is timeless and stylish no matter the decor trends. Once we finished and the project was completed, our senior designers took a step back and took in all of their hard labor. Decor Aid was able to make this newly built blank space and design it into a modern wonder small brooklyn apartment. The MGBW furnishings were all hand-picked to keep an even balance of complementing and contrasting contemporary pieces, which was one of our more critical apartment decorating ideas. The apartment home decor brings to life this modern concept in a way that isn’t overbearing and shows off their style making the space in every sense an accurate reflection of a chic contemporary style.

In the design stages many details were incorporated in this classic kitchen to give it dimension since the surround cabinets, counters and backsplash were white. Polished nickel plumbing, hardware and custom grilles on feature cabinets along with the island pendants add shine, while finer details such as inset doors, furniture kicks on non-working areas and lofty crown details add a layering effect in the millwork. Tributary is a thoughtfully designed residential paradise situated within Rivertowne Country Club, a scenic village along the picturesque waterfront of the Wando River and Horlbeck Creek. Tributary offers an escape from everyday neighborhood living with its natural beauty, custom designed homes by award-winning architects and an Arnold Palmer designed 18-hole championship golf course. 2013 John Smoak III

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. For the art, I chose that was graphic and bold. There's a youthful feeling with original art and the arrangement creates a focal point for the room while balancing the large screen TV. Lucite, soft edges and texture dominate while the layout is well thought out for the creature comforts of everyday living. Even though space was limited, I was still able to include comfortable seating for pre-theatre or dinner gatherings. Count them…the sofa holds 3, 2 Ottomans, the 3 lucite bright yellow bar stools, the lounge chair, 2 side chairs, the upholstered chair by the waterfall desk and if you add the 4 chairs for the dining area, you're at 16, and this doesn’t count the custom coffee table with upholstered seating!

Antiques, including a pair of Portuguese eel traps hanging over the fireplace mantel, Chinese garden stools, a rustic mirrored cabinet, and French blown-glass demijohn bottles, add a patina of age.

This project transformed a Montclair historic home into a bohemian, family-friendly farmhouse. The decor and styling embraced the formal bones of the house but was updated with warm tones and a boho luxe style that is well-suited for everyday living.

This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

In this project Lazar has created another of his hyper-livable top floors—half indoors, half outdoors—that could arguably be the beating heart of the home. A sunny gathering space and gourmet kitchen are gathered under an elevated ceiling. Lined with windows and stocked with gleaming counters, the big room opens onto an equally spacious ocean-view deck that could morph either way: as everyday living space or party central.
