When we first met with these clients, they provided us with a very specific idea of what they wanted to create. The limitations of that project came into play with city build line restrictions which meant modifying the space. In the end, the result is a nice area to lounge by the pool, enjoy coffee in the mornings, and grill with your friends and family. We built up the new stamped concrete to the height of the first steps of the pool deck and tied it all in, removing the flagstone. The outdoor kitchen area is the same as the full size selection on the fireplace and columns. Behind the kitchen is a small bar height sitting area and stone foot rest for guests. The tongue and groove ceiling ties in well with the dark stain cedar wrapped posts and beams to create a cozy rustic finish. We offset the fireplace towards the back to maximize walk space for furniture. The small bench walls flanking each side of the fireplace not only provide definition to the area but also allow for extra seating without adding furniture pieces. The ceiling heaters provide additional heat for those nights when you need to take the chill out of the air.

The last closet we tackled was in the guest room. Essential here was a place to put a full-sized suitcase – off the floor. Shelves above and below the suitcase let guests unpack some of their belongings so they feel at home. Lower shelves and the suitcase alcove pop with a muted blue exposed wall behind the shelving. Simple but elegant, this guest closet tells anyone who visits, “welcome!”

In addition to providing the cabinetry in several other rooms, our craftsman were able to remodel the existing fireplace to meet the current needs of the homeowner.

This project questions the need for excessive space and challenges occupants to be efficient. Two shipping containers saddlebag a taller common space that connects local rock outcroppings to the expansive mountain ridge views. The containers house sleeping and work functions while the center space provides entry, dining, living and a loft above. The loft deck invites easy camping as the platform bed rolls between interior and exterior. The project is planned to be off-the-grid using solar orientation, passive cooling, green roofs, pellet stove heating and photovoltaics to create electricity.

Kaylee is facing 2.5 years of ongoing treatment with periods of intense chemotherapy followed by "maintenance" chemo. As hard as it is to believe, Kaylee's treatment will not be complete until she is 5 years-old and preparing to enter kindergarten. Given the ongoing and onerous treatment regimen that Kaylee faces, Savvy Giving by Design knows that she will need a beautiful and comfortable room where she can rest and be visited by family and friends. Kaylee is currently transitioning out of her crib and we have big intentions for this princess-loving little girl. Our plan is to combine fun and functionality with details and personal touches that will show Kaylee that there is an entire community rallying behind her. We will incorporate Kaylee's favorite colors (pink and purple) and turn her fantasies into reality by installing a built-in castle bed that makes her room feel magical and shows this little girl that anything is possible. This room will have some very personal special touches incorporated into it to pay tribute to Kaylee's fairy godmother. When Kelly was 13, she lost her very best friend, Jessica, to cancer. Kelly paid tribute to her dear friend by naming her daughter Kaylee Jessica and she wholeheartedly believes that Jessica will be watching over her little girl as she travels this difficult road. Step 4: A Quick Tile Fix: With the plumbing fixtures updated I turned my attention to the tile. If budget and time were no object, Glen and Louise would have preferred to replace the tiles with a more interesting option. In reality, however, that option was out. On the upside, the tiles were in good shape and relatively inoffensive. To add a little graphic oomph, I used a paint-on grout dye to darken the existing white grout lines. The process of dyeing grout is really simple: You paint the product on and then wipe away the excess with a paper towel or a rag. Don’t worry; the dye stains only the grout joints. I found that working on small sections of wall works best. If you try to cover too much space at a time you’ll end up really needing to scrub to get the dye off. Photo by Manuel Rodriguez

Long before the riparian-loving, drought tolerant California native foliage established itself, this rain garden worked to keep stormwater onsite. It takes quite a bit of technology to do so. The bioswale accepts water from the back and front gardens as well as the roof of the home via drains, an underground vessel, and a sump-pump. It can absorb this level of water in a matter of minutes. Because the soil in this area tends toward clay, another drain helps manage possible overflow. Photo: Steve Matloff, 2018

This beautiful Craftsman style Passive House has a carbon footprint 20% that of a typically built home in Oregon. Its 12-in. thick walls with cork insulation, ultra-high efficiency windows and doors, solar panels, heat pump hot water, Energy Star appliances, fresh air intake unit, and natural daylighting keep its utility bills exceptionally low.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

Our Modern Aspen ave. project was a home that grew out of our clients desire to have a modern home in the heart of the art filled, mountain-biking-community of Fruita, Colorado. Our original concept was to renovate an older existing home to be able to better function as a 2-3 bedroom home for her friends and family to come stay, ride bikes, play and enjoy downtown Fruita. Due to a combination of the poor quality of the existing structure, an almost non existent foundation and discovered geotechnical site conditions, the project became a new construction dream getaway. Design Concept: In developing this project our client desired, a modern, open floor plan home filled with natural light and a durable maintenance free exterior. From this program we massed the home into 3 distinctly separate zones contained within 3 simple modern forms; a transitional entry space, the public living spaces and the private bedroom spaces. These zones of the home were each to become visible from the exterior through the use of 3 separate durable exterior material claddings of wood, stucco and steel respectively. Spaces: The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. The custom kitchen cabinets and cabinetry storage are “tucked in” under the stairs and loft allowing for a sense of refuge while in the “command center” of the home. In this design every inch of usable space was thoughtfully incorporated into its function. The private bedroom zone of the home has bedrooms stacked on 2 levels with the master suite on the main level and guest bedrooms and guest bath above. These Bedrooms adjoin a loft area that flows onto a covered and well shaded 2nd level deck. The loft and 2nd level deck allows for a separate living space to relax and gather with family and friends. Garage and Exterior landscaping: This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. The design of the garage was flat roofed in order to preserve views and light on the north side of the home, while also allowing room for a photovoltaic (PV) solar system to offset electrical needs. The “lawn” and landscaping of the home were designed as a part of a no maintenance exterior requirement. Although wanting to be maintenance as maintenance free as possible on the exterior, her love for dogs required the home to have some form of grass, so we opted for a K-9 Grass turf system that is designed for pets and allows the turf to be rinsed into the soil through the use of a typical sprinkler system. Energy Efficiency: As in all of our homes, we design and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build. Above grade, the exterior walls on this home are built with 2x6 construction and sheathed with the Zip R-3 system allowing for an air and weather tight, R-27 exterior wall assembly. The flat roofs of the home are insulated with a hybrid closed cell foam and batt insulation system creating an affordable R-45 insulation. These roofs are covered with a reflective white, TPO membrane roof to reflect the excess heat during the hot summer months. The pitched roofs of the home are vented insulated with a breathable R-50 blown fiberglass insulation.
