The Bunker House is a two-story house with a bomb shelter in the basement. A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people. Size / 733 sq.m. Year / 2022

There’s magic on the inside too. The expansive 2,900-square-foot main level revolves around a welcoming two-story foyer with a grand curved staircase that leads into the rest of the luxurious yet not excessive floor plan. Highlights of the public spaces on the left include a spacious two-story light-filled living room with a wall of windows overlooking the backyard and a fireplace, an adjacent dining room perfect for entertaining with its own deck, and a open-plan kitchen with central island, convenient home management area and walk-in pantry. A nearby screened porch is the perfect place for enjoying outdoors meals bug-free. Private rooms are concentrated on the first-floor’s right side, with a secluded master suite that includes spa-like bath with his and her vanities and a large tub as well as a private balcony, large walk-in closet and secluded nearby study/office. The original primary bathroom, while spacious enough to be impressive, unfortunately fell short in terms of functionality. The shower was so cramped that no adult could use it comfortably. The odd angles, combined with the dark and outdated finishes, along with a massive built-in tub that consumed excessive space, made it clear that a complete transformation was needed. In our redesign, we introduced elegant walnut cabinetry and created a stunning centerpiece in the shower, featuring dual shower heads and dual handheld options. This transformation turned the client’s bathroom into a perfect morning oasis. The clients are absolutely thrilled with their revamped space, which offers a complete escape from their daily routines. Our clients came to us wanting to create a kitchen that better served their day-to-day, to add a powder room so that guests were not using their primary bathroom, and to give a refresh to their primary bathroom. Our design plan consisted of reimagining the kitchen space, adding a powder room and creating a primary bathroom that delighted our clients. In the kitchen we created more integrated pantry space. We added a large island which allowed the homeowners to maintain seating within the kitchen and utilized the excess circulation space that was there previously. We created more space on either side of the kitchen range for easy back and forth from the sink to the range. To add in the powder room we took space from a third bedroom and tied into the existing plumbing and electrical from the basement. Lastly, we added unique square shaped skylights into the hallway. This completely brightened the hallway and changed the space.

Shower and bathroom mould and soap scum growth are probably the most common, annoying and frustrating tile-related problems. Wet and high humidity areas with poor ventilation provide the perfect breeding ground for mould and stains. Soap residue and body oils also create a food source for soap scum, mould to grow. My customer in Dane Bank had the exact problem with dirty and mouldy grout lines in her shower cubicle. She had tried scrubbing the grout lines herself with a toothbrush and standard supermarket cleaners but never got the result she wanted. Fortunately she was lucky to find Tile Doctor from the internet and I was asked to pop over and take a look to see what could be done. I was confident we could make a big difference so I went through the options with her and give her price for the job. She was happy with the price and we agreed a date for me to return and complete the work. For grout lines cleaning I used Tile Doctor Grout Colorant Pre-Treat Cleaner, which successfully removes dirt, soil, soap scum and hard water deposits from grout joints. The product was sprayed on to the grout and left to dwell and seep into the pores for approximately five minutes to break down the soap scum and dirt before being scrubbed in using a stiff grout brush. The cleaning was successful but there were still few mouldy spots left. On these spots I used Tile Doctor Mould Away Spray that is meant for quick removal of mould from grout and silicone. One again product got sprayed on grout lines and left to dwell for five minutes and then scrubbed with stiff grout brush and then rinsed with clean water. After I had finished cleaning I express dried the tile and grout using high power heat gun. With the area nice and dry, I had to choose the matching colour for the existing grout. There are ten colours to choose from the Tile Doctor range of Grout Colourant and on this occasion we chose Limestone as the best colour to match the tile. The colourant is easily applied directly to the grout and in this case I applied two coats. The product is epoxy based and completely seals and rejuvenates the appearance of the grout, which not only drastically improves appearance it also makes it much easier to clean in the future. After applying the re-colourant I buffed all grout colorant excess off the tiles and the shower cubicle was ready. My customer was very satisfied with the work and left the following comment on the Tile Doctor Feedback system “Really, really happy with the service Tony provided and the recommendations he suggested. We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out. It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess. I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job. My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. The dirt was rinsed off and then the area was dried using a heat gun. Once dry I used a Tile Doctor Grout Colourant in Charcoal Grey (one bottle was sufficient). This product is equally effective for interior or exterior applications including bathrooms and kitchens and it is available in ten different colours. The client had requested to darken the grout and give it a completely new modern look. The colourant is painted onto the grout with a small brush and any excess which gets onto the tile is removed with a cloth before it dries. The best thing about the grout colourant is it forms an easy to clean seal over the grout which ensures the grout is protected. Given Ceramic tiles are glazed and therefore don’t need sealing the new combination should ensure the tiles keep their appearance for a very long time with minimal cleaning. The silicone sealant between the bath and the wall tiles looked in good condition and had not discoloured so there was no need for this to be replaced. The bathroom now looked clean and inviting and I’m pleased to report my client was very happy with the completed renovation and was finally happy to use the bathroom! I recommended that for on-going cleaning that they use Tile Doctor Aqua-Pro, this is a pH neutral cleaner with a trigger action for easy application. It can be used in the bathroom every day. It helps to keep soap scum and limescale at bay and has a pleasant lemon smell so cleaning should not be too much of a chore. Alex Logonzy Greater Manchester Tile Doctor

The covered porch is extensive and is highlighted with a measurable space in excess of 30’x14’ and contains an outdoor fireplace for chilly mornings and nights.

Our clients wanted a modern mountain getaway that would combine their gorgeous mountain surroundings with contemporary finishes. To highlight the stunning cathedral ceilings, we decided to take the natural stone on the fireplace from floor to ceiling. The dark wood mantle adds a break for the eye, and ties in the views of surrounding trees. Our clients wanted a complete facelift for their kitchen, and this started with removing the excess of dark wood on the ceiling, walls, and cabinets. Opening a larger picture window helps in bringing the outdoors in, and contrasting white and black cabinets create a fresh and modern feel. --- Project designed by Miami interior designer Margarita Bravo. Another delightful project catering to first-time homebuyers. In this project, our clients aimed to transform their entire residence, originally designed in the early 1990s, into a cozy yet elegantly minimalistic modern space reflective of the 2020's aesthetics. In the basement, we optimized square footage by dividing the excessively spacious existing bathroom into two separate areas: a dedicated bathroom and a laundry room. Moving to the ground floor, we seamlessly connected the dining and living spaces to create an open-concept layout and gave the kitchen cabinets a contemporary makeover. Lastly, on the second floor, our primary focus centered on the bathroom. Here, we reconfigured the plumbing for improved flow and replaced all materials with a striking color palette, as depicted below.

The #LakesideLeisure Project was a comprehensive redesign of a lakefront property that transformed various challenges into stunning solutions. Initially, the property featured a small, high-maintenance cedar deck with minimal lake views, poorly placed stairs, limited flat yard space due to extensive tiered landscaping and excessive plantings, obstructed lake views, and privacy concerns from a neighboring home. The client’s vision was clear: they wanted a large, flat yard for family activities and hosting, enhanced outdoor living spaces for dining and lounging, increased privacy from neighbors, more shaded hangout areas, improved “curb appeal” from the lake, and reduced maintenance.

Function meets form in the Delta House, which incorporates innovative building solutions for our challenging rural Canadian climate. Perhaps more akin to aeronautics than architecture, biomimetic processes drove the problem-solving approach while seeking multiple functions for each component. A typical Canadian home grows up and out of the site, exposing more of the facade to the elements. Instead of building up, the focus here was to make better use of the lower level. A section of the house was dug out on the south side, making room for three main glazed boxes. The spaces and bedrooms of a typical second floor were transferred to the more protected basement, thus lowering the volume of conditioned air within the dwelling. To minimize energy losses through the glazing, ATA centralized the windows on the south side of the building, while minimizing the glazing on other facades. The centralized windows became the “three sisters” allowing the winter sun into the main floor and lower level of the house. The aerodynamic delta shape of the building was tested in a wind tunnel and was designed to minimize energy loss due to contact with the turbulent winter wind. The sisters are tilted 10 degrees towards the sun, leveraging the properties of glass as a reflector, when the sun is at a high angle of incidence in the summer. The house also contains an innovative thermal mass battery in the basement slab and a connected radiative masonry fireplace. Excess heat, gathered at the top of the tent-like roof is directed down and reheated through the chimney before being drawn into the basement slab for storage. Color, structure and movement create a fluid, rhythmic garden. A keyhole driveway is anchored by a majestic Japanese maple and seasonal under plantings. The curved retaining wall is highlighted by masses of purple tulips that complement the allee of saucer magnolias and gently direct one up the hill to a ‘hidden children’s garden. Below, mature cherries and dogwoods frame a garden bed of moisture-loving dawn redwoods, twiggy dogwoods and iteas. A dry river-bed absorbs excess water.

Carter Fox Renovations was hired to do a complete renovation of this semi-detached home in the Gerrard-Coxwell neighbourhood of Toronto. The main floor was completely gutted and transformed - most of the interior walls and ceilings were removed, a large sliding door installed across the back, and a small powder room added. All the electrical and plumbing was updated and new herringbone hardwood installed throughout. Upstairs, the bathroom was expanded by taking space from the adjoining bedroom. We added a second floor laundry and new hardwood throughout. The walls and ceiling were plaster repaired and painted, avoiding the time, expense and excessive creation of landfill involved in a total demolition.
