A client's living room needed a refresher and so we did just that! The project started with a major re-org session of excess toys and new homes were created for them. Next, rearrange existing furniture and order new pieces. Lastly, style the space with all of the pieces, including the built-in cabinetry so that it all looks sharp and cohesive.

Bubbling rock water feature creates excess water for spill-over. Random limestone flagstone upper and lower patios wrap planting beds and water feature. Large expansive lawn draws your eye to the surrounding forested areas.

High temperatures, excessive humidity, and salt are some of the substances that may affect copper or brass plating. For these reasons, the Limited Warranty DOES NOT COVER RUST OR OXIDATION, unless there is a loss of structural integrity on the parts.

The primary bath represents the ultimate intersection of quietude and the city’s kinetic energy. Anchored by a monolithic, book-matched marble tub, the space is designed around a singular, breathtaking view that serves as an ever-changing mural of New York City.
The aesthetic remains lean and architectural, utilizing a palette of crisp whites and soft greys to let the skyline take center stage. Every element—from the integrated shelving to the minimalist fixtures- is stripped of excess, creating a pure, meditative environment. It is a sanctuary of restoration, offering a rare moment of stillness where the owners can soak in the horizon and reflect on the vibrant world they’ve built below.

We began this project with the idea of making a friendly entryway and social area under the Mulberry tree which provides much needed shade in this hot, mountainous area. The 'red fescue' meadow grass has a cooling effect and the agaves reduce the need for excess water and maintenance.
The backyard has a covered dining area with a corner lounge and fireplace. The large barbecue offers a cantilevered counter for entertaining. The waterfall into the pool is surrounded with bamboo and plantings that emulate the hillside beyond the property. The permeable paving and mix of Vitex and Olive trees provide shade for smaller seating areas to enjoy the variety of succulents throughout the garden

First order of business was to de-clutter the counter tops and removed all of the children's artwork from the doors and wall. The excess items are distracting to prospective buyers and appears busy in a small space. Our main objective here was to showcased the set up for kosher kitchen.

Before, the dining room was closed off from the kitchen, and had an excess of space. The homeowners wanted a mud room. By stealing space from the oversized dining space, we were able to fit the mud room and laundry room next to the garage entry, leaving space at the kitchen for a walk in pantry.

The clients summer vacation home had an extra large walk-in closet in the primary bedroom. Since the room did not have an attached bathroom, and an oversized closet wasn't necessary with it being a seasonal home and having an excess of storage elsewhere- we decided to use the space to create a Primary Suite. The client picked a wonderful blue palette that compliments the views of the lake outside so perfectly. We added a custom double vanity with plenty of storage, a large, glass walk-in shower and lots of pretty details she picked out in all the tile work.

This once dated master suite is now a bright and eclectic space with influence from the homeowners travels abroad. We transformed their overly large bathroom with dysfunctional square footage into cohesive space meant for luxury. We created a large open, walk in shower adorned by a leathered stone slab. The new master closet is adorned with warmth from bird wallpaper and a robin's egg blue chest. We were able to create another bedroom from the excess space in the redesign. The frosted glass french doors, blue walls and special wall paper tie into the feel of the home. In the bathroom, the Bain Ultra freestanding tub below is the focal point of this new space. We mixed metals throughout the space that just work to add detail and unique touches throughout. Design by Hatfield Builders & Remodelers | Photography by Versatile Imaging

The rear of this Central Street Neighborhood yard floods regularly during heavy rains. Rather than fight mother nature, Prassas Landscape Studio created a rain garden to store excess stormwater until it can percolate into the soil. The rain garden is also fed by the roof’s runoff and basement’s sump pump through a contemporary steel runnel. Stone steppers penetrate a curved wall to lead to the back firepit seating area. The upper terrace stairs were modernized and the lower terrace was reconfigured.

Let the soothing features of the Marina Collection transport you to your own in-home oasis. Face-to-face Wilton woven of 100% heat-set Courtron™ polypropylene, Marina area rugs offer an excess of one million points of yarn per square meter in their pile, resulting in a dense surface that truly feels luxurious and indulgent.

The homeowners sought to create a modest, modern, lakeside cottage, nestled into a narrow lot in Tonka Bay. The site inspired a modified shotgun-style floor plan, with rooms laid out in succession from front to back. Simple and authentic materials provide a soft and inviting palette for this modern home. Wood finishes in both warm and soft grey tones complement a combination of clean white walls, blue glass tiles, steel frames, and concrete surfaces. Sustainable strategies were incorporated to provide healthy living and a net-positive-energy-use home. Onsite geothermal, solar panels, battery storage, insulation systems, and triple-pane windows combine to provide independence from frequent power outages and supply excess power to the electrical grid.
