An extreme makeover turns an unassuming lanai deck into an outdoor oasis. These Bonita Bay homeowners loved the location of their home, but needed it to fit their current lifestyle. Because they love to entertain, they wanted to maximize their outdoor space—one that would accommodate a large family and lots of guests. Working with Progressive Design Build, Mike Spreckelmeier helped the homeowners formulate a list of ideas about what they wanted to achieve in the renovation; then, guided them through the process of planning their remodel. The renovation focused on reconfiguring the layout to extend the outdoor kitchen and living area—to include a new outdoor kitchen, dining area, sitting area and fireplace. Finishing details comprised a beautiful wood ceiling, cast stone accents, and porcelain tile. The lanai was also expanded to include a full size bocce ball court, which was fully encased in a beautiful custom colonnade and screen enclosure. With the extension of the outdoor space came a need to connect the living area to the existing pool and deck. The pool and spa were refinished; and a well thought-out low voltage remote-control relay system was installed for easy control of all of the outdoor and landscape lighting, ceiling fans, and hurricane shutters. This outdoor kitchen project turned out so well, the Bonita Bay homeowners hired Progressive Design Build to remodel the front of their home as well. To create much needed space, Progressive Design Build tore down an existing two-car garage and designed and built a brand new 2.5-car garage with a family suite above. The family suite included three bedrooms, two bathrooms, additional air conditioned storage, a beautiful custom made stair system, and a sitting area. Also part of the project scope, we enlarged a separate one-car garage to a two-car garage (totaling 4.5 garages), and build a 4,000 sq. ft. driveway, complete with landscape design and installation.

e4 Interior Design This farmhouse was purchased by the clients in the end of 2015. The timeframe for the renovation was tight, as the home is a hot summer rental in the historic district of Kennebunkport. This antique colonial home had been expanded over the years. The intention behind the renovation was quite simple; to remove wall paper, apply fresh paint, change out some light fixtures and renovate the kitchen. A somewhat small project turned into a massive renovation, with the renovation of 3 bathrooms and a powder room, a kitchen, adding a staircase, plumbing, floors, changing windows, not to mention furnishing the entire house afterwords. The finished product really speaks for itself! The aesthetic is "coastal farmhouse". We did not want to make it too coastal (as it is not on the water, but rather in a coastal town) or too farmhouse-y (while still trying to maintain some of the character of the house.) Old floors on both the first and second levels were made plumb (reused as vertical supports), and the old wood beams were repurposed as well - both in the floors and in the architectural details. For example - in the fireplace in the kitchen and around the door openings into the dining room you can see the repurposed wood! The newel post and balusters on the mudroom stairs were also from the repurposed lot of wood, but completely refinished for a new use. The clients were young and savvy, with a very hands on approach to the design and construction process. A very skilled bargain hunter, the client spent much of her free time when she was not working, going to estate sales and outlets to outfit the house. Their builder, as stated earlier, was very savvy in reusing wood where he could as well as salvaging things such as the original doors and door hardware while at the same time bringing the house up to date.

My client called me in for a "Design Perspective". She hated her floors and wanted my professional opinion. I questioned whether I should be brutally honest, and her response was "absolutely". Then truth be told, "your countertops bother me more than your floors". My client has a stunningly beautiful home and her countertops were not in "the same league". So the project scope expanded from new floors to include countertops, backsplash, plumbing fixtures and hardware. While we were at it, her overly froufrou corbels were updated along with dishwashers that "drove her crazy". Since there was plenty of "demo" in store, she elected to lower her breakfast bar to counter height at the same time to connect her nook more seamlessly with her kitchen. The process: at our first slab warehouse stop, within ten minutes, we uncovered the most beautiful slabs of Taj Mahal ever. No need to keep looking. The slabs had perfect coloration and veining. So different from any other slab of Taj Mahal, it really ought to have its own name. Countertop selection was easy as was the subway and Arabesque backsplash tile. Polished chrome, with its blend of warm and cool tones, was the obvious choice for her plumbing fixture and hardware finish. Finding the right floor tile was what proved to be most challenging, but my client was up to the task. Several weeks of shopping and numerous samples hauled home led us to the perfect limestone. Once her room was complete, better barstools were in order. Hancock and Moore with their huge assortment of leather colors and textures was our clear choice. The Ellie barstools selected embody the perfect blend of form and comfort. Her new limestone flooring extends into her Butler's pantry, pool bath, powder bath and sewing room, so wait, there is still more to do.

Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

The wall between the Kitchen and Dining Room was removed, which opened up the Main Floor. Half of the space this created was used to create a much larger Kitchen with ample gathering space for our client’s large family. The new custom Kitchen boasts plenty of dark cabinetry with wood accents, and is complimented by a beautiful quartz countertop and matching black fixtures. The other half of the newly created space was transformed into a quiet, functional home office. In the new office, a wall of built-in cabinetry offers useful storage for both work and hobby items, creating the perfect space for both work and crafting. On the Second Floor, we expanded the Shared Bathroom by using space from the Guest Bedroom closet and the Second Floor Office. We replaced the bathtub shower combo with a spacious grand shower and added a large vanity and makeup area, giving each teenager their own dedicated personal storage space. In the Master Ensuite, we altered the entryway location, allowing for a redesigned layout that includes a large vanity and double sink, enhancing both functionality and storage. Our clients expressed their happiness with the renovation process with Sosna, specifically how clean the construction area was kept, and how respectful the Sosna team was of their home and neighbours. Built in 1998, the 2,800 sq ft house was lacking the charm and amenities that the location justified. The idea was to give it a "Hawaiiana" plantation feel. Exterior renovations include staining the tile roof and exposing the rafters by removing the stucco soffits and adding brackets. Smooth stucco combined with wood siding, expanded rear Lanais, a sweeping spiral staircase, detailed columns, balustrade, all new doors, windows and shutters help achieve the desired effect. On the pool level, reclaiming crawl space added 317 sq ft. for an additional bedroom suite, and a new pool bathroom was added. On the main level vaulted ceilings opened up the great room, kitchen, and master suite. Two small bedrooms were combined into a fourth suite and an office was added. Traditional built-in cabinetry and moldings complete the look.

During the design process we moved the kitchen to the front of the house which expanded the family room across the back of the house. Lots of new windows and doors draw the eye to the captivating woods. Stunning marble floors create a clean line that supports the eclectic décor. The deep ceiling cove treatment creatively hides ductwork and the recessed ceiling element both frames the chandelier and breaks up the long ceiling plane.

A redesigned island now allows access from all sides, improving flow for cooking and family gatherings. New countertops, contemporary flooring, and a balanced mix of crisp tiles and warm wall tones created a cohesive, inviting atmosphere. The master ensuite was transformed into a luxurious retreat with elegant stone-style tiles, an expanded glass-enclosed shower, and a striking tiled feature wall framing the bathtub, delivering both beauty and improved functionality. To refresh the powder room and entryway on a budget, professional grout cleaning gave existing tiles a new life. Modern lighting and bright wallpaper added charm and energy, welcoming guests into the home. In this two-story addition, the Owner's did not simply get more space – the very feel of their home was revolutionized. Through the remodel process, what had been a fine living area before was transformed into an exceptionally open and bright space for welcoming guests and thriving as a family. The deftly designed addition emphasizes a large back deck, which the family has said feels and acts like an extension of the interior space. The new elevated paver deck overlooks Downtown Seattle and the Cascade mountain range across Elliott Bay. Significant structural work allowed the family room to expand, a dining room to be created, and the basement den to grow to a full-fledged Seahawk haven.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.
