Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

Inspiration for a mid-sized mediterranean straight staircase remodel in Baltimore with wooden risers

All the bedrooms have an ornate carved headboard while still in keeping with the cleaner look of the new Istana along with boasting a totally revamped larger dressing and bathing area, external shower and internal pedestal bath. For the Ocean rooms day beds and desks along with comfortable lounge chairs have been included as well as some external garden furniture that will allow clients far more comfort in their rooms than previously. The large windows into the living area have been replaced with a slot window to allow more privacy to these suites. In the Garden bedrooms, the entrances in those rooms have been given large private gardens with sunloungers; they also now possess 42`` TV screens in each and additional walls to ensure privacy. We helped our clients to create a practical, modern and beautiful family home in Putney, South West London. The Brief The brief from our clients was to amalgamate an annex and original house building to create one practical family home. It was important the annex did not feel like an add-on, but rather as part of the original property. The Solution The design solution is to feature a series of new openings between the two buildings to provide subtle connections and routes between spaces throughout the house. The whole footprint was utilised and spaces were carefully arranged to maximise light and provide a more functional family home. Glass doors with steel frames were used in the hallway to open up sight-lines to the large rear garden and provide flexibility to the use of the space. The dining room features a hidden door into a secret lounge space that plays on the idea of there previously being a sense of separation. The Kitchen was made bespoke by Higham Furniture, a supplier we have worked with many times before and who are in our supplier directory. All the original external walls and ground floor construction have been insulated to exceed building regulation standards, creating a highly sustainable building. This is great for our clients carbon footprint and for keeping their running costs low. Externally, corner glazed full height sliding doors were added to provide a seamless transition between the lounge and garden. At roof level, a series of dormers were added to the master suite that help draw breathtaking views towards the London skyline. The rear garden was landscaped by Patios, Pots and Pergolas. The Result We are delighted with the outcome, which is a sustainable and functional single family home that responds well to our clients brief.

Blurring the boundaries between internal and external Casa Pabellón uses a unique plan that brings the external environment inside and directs the inhabitants to secluded nature filled spaces. When fully opened the house allows it’s family to live and work nearly completely outdoors. When privacy, the elements or security require it, the house can be completely closed down. The plan and lightweight pavilion structure allows for a fast and modular construction with off site prefabrication reducing environmental impact and waste. Open air circulation routes through the property reinforce the connection to the surrounding South Pacific jungles that cover the hills in this quiet corner of Costa Rica.
