Spectacular views provided a spectacular opportunity. We often come across a "gem" like this with amazing views, which sadly were not well utilised in the original design of this kitchen; they were only visible from the external verandas but not from inside the kitchen!! A small extension under the existing roofline allowed this beautiful kitchen to stretch out much further, allowing for openings to the kitchen itself that allowed the owners to appreciate these breathtaking views. An extension of an external cantilevered deck was totally the icing on the cake. Seeing beyond the box, being inspired from outside in, and the surrounding spaces give our experienced designers the scope to create these stunning, functional family spaces that provide the "lifestyle" that adds value to our daily living as well as value to the property.

Recycled timber pergola and portico continue the theme externally. A careful plan and high-performance thermal envelope create an energy efficient home with 8.3 EER. Solar-powered hydronic slab heating and winter sunshine keep the house warm in winter. Thermally massive concrete floors + rammed earth walls keep cool in summer, protected by highly-insulated external walls. The double-height entry acts as thermal chimney, venting warm air as it rises from living areas. Triple-glazed composite windows complete the energy efficient design. Frameless glass balustrades were installed throughout the internal spaces, such as along the stairwells, to continue the flow of daylight. These frameless glass balustrades are also the perfect addition to the interior design as they do not take anything away from the heritage features of the architecture. Although these glass balustrades are highly modern, they are elegant glazing products that maintain the existing architectural aesthetic.

We helped our clients to create a practical, modern and beautiful family home in Putney, South West London. The Brief The brief from our clients was to amalgamate an annex and original house building to create one practical family home. It was important the annex did not feel like an add-on, but rather as part of the original property. The Solution The design solution is to feature a series of new openings between the two buildings to provide subtle connections and routes between spaces throughout the house. The whole footprint was utilised and spaces were carefully arranged to maximise light and provide a more functional family home. Glass doors with steel frames were used in the hallway to open up sight-lines to the large rear garden and provide flexibility to the use of the space. The dining room features a hidden door into a secret lounge space that plays on the idea of there previously being a sense of separation. The Kitchen was made bespoke by Higham Furniture, a supplier we have worked with many times before and who are in our supplier directory. All the original external walls and ground floor construction have been insulated to exceed building regulation standards, creating a highly sustainable building. This is great for our clients carbon footprint and for keeping their running costs low. Externally, corner glazed full height sliding doors were added to provide a seamless transition between the lounge and garden. At roof level, a series of dormers were added to the master suite that help draw breathtaking views towards the London skyline. The rear garden was landscaped by Patios, Pots and Pergolas. The Result We are delighted with the outcome, which is a sustainable and functional single family home that responds well to our clients brief.

Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

Blurring the boundaries between internal and external Casa Pabellón uses a unique plan that brings the external environment inside and directs the inhabitants to secluded nature filled spaces. When fully opened the house allows it’s family to live and work nearly completely outdoors. When privacy, the elements or security require it, the house can be completely closed down. The plan and lightweight pavilion structure allows for a fast and modular construction with off site prefabrication reducing environmental impact and waste. Open air circulation routes through the property reinforce the connection to the surrounding South Pacific jungles that cover the hills in this quiet corner of Costa Rica. Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub. This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish. The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface. I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine. The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water. After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight. Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane. This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate. As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again.
