Remodel or Sell? When our client inherited the home he grew up in he knew he didn't want to sell it. Instead, he decided to remodel and create a place to raise his own family. Schroeder Design/Build completed a whole house remodel that included opening up the main areas of the home, a master bathroom, and bringing the electrical and plumbing up-to-date throughout.

This 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

The basics of our sprinkler system check up include: -Inspect the controller and make sure it’s plugged in and functioning. -Update the time and date -Check the connection on all of the wires – make sure that rain, wind, or soil moisture sensors are connected -Replace the back-up battery -Change the schedule to reflect the current season and irrigation needs of the landscape -Turn on each zone and look for system damage

A gorgeous kitchen showcasing a brand new color palette of gray and bold blue! As this was the client’s childhood home, we wanted to preserve her memories while still refreshing the interior and bringing it up-to-date. We started with a new spatial layout and increased the size of wall openings to create the sense of an open plan without removing all the walls. By adding a more functional layout and pops of color throughout the space, we were able to achieve a youthful update to a cherished space without losing all the character and memories that the homeowner loved. DOWNLOAD NOW   Lakefront property in the northwest suburbs of Chicago is hard to come by, so when we were hired by this young family with exactly that, we were immediately inspired by not just the unusually large footprint of this 1950’s colonial revival but also the lovely views of the manmade lake it was sited on. The large 5-bedroom home was solidly stuck in the 1980’s, but we saw tons of potential. We started out by updating the existing staircase with a fresh coat of paint and adding new herringbone slate to the entry hall. The powder room off the entryway also got a refresh - new flooring, new cabinets and fixtures. We ran the new slate right through into this space for some consistency. A fun wallpaper and shiplap trim add a welcoming feel and set the tone for the home. Next, we tackled the kitchen. Located away from the rest of the first floor, the kitchen felt a little isolated, so we immediately began planning for how to better connect it to the rest of the first floor. We landed on removing the wall between the kitchen and dining room and designed a modified galley style space with separate cooking and clean up zones. The cooking zone consists of the refrigerator, prep sink and cooktop, along with a nice long run of prep space at the island. The cleanup side of the kitchen consists of the main sink and dishwasher. Both areas are situated so that the user can view the lake during prep work and cleanup! One of the home’s main puzzles was how to incorporate the mudroom and area in front of the patio doors at the back of the house. We already had a breakfast table area, so the space by the patio doors was a bit of a no man’s land. We decided to separate the kitchen proper from what became the new mudroom with a large set of barn doors. That way you can quickly hide any mudroom messes but have easy access to the light coming in through the patio doors as well as the outdoor grilling station. We also love the impact the barn doors add to the overall space. The homeowners’ first words to us were “it’s time to ditch the brown,” so we did! We chose a lovely blue pallet that reflects the home’s location on the lake which is also vibrant yet easy on the eye. Countertops are white quartz, and the natural oak floor works well with the other honey accents. The breakfast table was given a refresh with new chairs, chandelier and window treatments that frame the gorgeous views of the lake out the back. We coordinated the slate mudroom flooring with that used in the home’s main entrance for a consistent feel. The storage area consists of open and closed storage to allow for some clutter control as needed. Next on our “to do” list was revamping the dated brown bar area in the neighboring dining room. We eliminated the clutter by adding some closed cabinets and did some easy updates to help the space feel more current. One snag we ran into here was the discovery of a beam above the existing open shelving that had to be modified with a smaller structural beam to allow for our new design to work. This was an unexpected surprise, but in the end we think it was well worth it! We kept the colors here a bit more muted to blend with the homeowner’s existing furnishings. Open shelving and polished nickel hardware add some simple detail to the new entertainment zone which also looks out onto the lake! Next we tackled the upstairs starting with the homeowner’s son’s bath. The bath originally had both a tub shower and a separate shower, so we decided to swap out the shower for a new laundry area. This freed up some space downstairs in what used to be the mudroom/laundry room and is much more convenient for daily laundry needs. We continued the blue palette here with navy cabinetry and the navy tile in the shower. Porcelain floor tile and chrome fixtures keep maintenance to a minimum while matte black mirrors and lighting add some depth the design. A low maintenance runner adds some warmth underfoot and ties the whole space together. We added a pocket door to the bathroom to minimize interference with the door swings. The left door of the laundry closet is on a 180 degree hinge to allow for easy full access to the machines. Next we tackled the master bath which is an en suite arrangement. The original was typical of the 1980’s with the vanity outside of the bathroom, situated near the master closet. And the brown theme continued here with multiple shades of brown. Our first move was to segment off the bath and the closet from the master bedroom. We created a short hall from the bedroom to the bathroom with his and hers walk-in closets on the left and right as well as a separate toilet closet outside of the main bathroom for privacy and flexibility. The original bathroom had a giant soaking tub with steps (dangerous!) as well as a small shower that did not work well for our homeowner who is 6’3”. With other bathtubs in the home, they decided to eliminate the tub and create an oversized shower which takes up the space where the old tub was located. The double vanity is on the opposite wall and a bench is located under the window for morning conversations and a place to set a couple of towels. The pallet in here is light and airy with a mix of blond wood, creamy porcelain and marble tile, and brass accents. A simple roman shade adds some texture and it’s top-down mechanism allows for light and privacy. This large whole house remodel gave our homeowners not only the ability to maximize the potential of their home but also created a lovely new frame from which to view their fabulous lake views. DOWNLOAD NOW   I am still sometimes shocked myself at how much of a difference a kitchen remodel can make in a space, you think I would know by now! This was one of those jobs. The small U-shaped room was a bit cramped, a bit dark and a bit dated. A neighboring sunroom/breakfast room addition was awkwardly used, and most of the time the couple hung out together at the small peninsula. The client wish list included a larger, lighter kitchen with an island that would seat 7 people. They have a large family and wanted to be able to gather and entertain in the space. Right outside is a lovely backyard and patio with a fireplace, so having easy access and flow to that area was also important. Our first move was to eliminate the wall between kitchen and breakfast room, which we anticipated would need a large beam and some structural maneuvering since it was the old exterior wall. However, what we didn’t anticipate was that the stucco exterior of the original home was layered over hollow clay tiles which was impossible to shore up in the typical manner. After much back and forth with our structural team, we were able to develop a plan to shore the wall and install a large steal & wood structural beam with minimal disruption to the original floor plan. That was important because we had already ordered everything customized to fit the plan. We all breathed a collective sigh of relief once that part was completed. Now we could move on to building the kitchen we had all been waiting for. Oh, and let’s not forget that this was all being done amidst COVID 2020. We covered the rough beam with cedar and stained it to coordinate with the floors. It’s actually one of my favorite elements in the space. The homeowners now have a big beautiful island that seats up to 7 people and has a wonderful flow to the outdoor space just like they wanted. The large island provides not only seating but also substantial prep area perfectly situated between the sink and cooktop. In addition to a built-in oven below the large gas cooktop, there is also a steam oven to the left of the sink. The steam oven is great for baking as well for heating daily meals without having to heat up the large oven. The other side of the room houses a substantial pantry, the refrigerator, a small bar area as well as a TV. The homeowner fell in love the with the Aqua quartzite that is on the island, so we married that with a custom mosaic in a similar tone behind the cooktop. Soft white cabinetry, Cambria quartz and Thassos marble subway tile complete the soft traditional look. Gold accents, wood wrapped beams and oak barstools add warmth the room. The little powder room was also included in the project. Some fun wallpaper, a vanity with a pop of color and pretty fixtures and accessories finish off this cute little space. Our Morgan Hill full-home remodel transformed this out-dated residence into a luxurious home surrounded by high quality materials. Hardwood flooring flows throughout the home, first entering the foyer you see a grand family room turned into a vinyl LP music room with abstract sound-buffering ceilings, warm gray walls and warm furnishings complete the room. Up the classic iron-and-wood railings and into the master bedroom you enter a spacious retreat, with a full master bathroom featuring floating dual vanity with under-sink LED lighting, a freestanding soaking bathtub, and a glass-enclosed shower with a shower bench. Every detail of this Morgan Hill remodel, from the kitchen to the laundry room, bathrooms and living rooms, the entire house exudes perfection and luxury in Morgan Hill, California.

A fun updated to a once dated basement. We renovated this client’s basement to be the perfect play area for their children as well as a chic gathering place for their friends and family. In order to accomplish this, we needed to ensure plenty of storage and seating. Some of the first elements we installed were large cabinets throughout the basement as well as a large banquette, perfect for hiding children’s toys as well as offering ample seating for their guests. Next, to brighten up the space in colors both children and adults would find pleasing, we added a textured blue accent wall and painted the cabinetry a pale green. Upstairs, we renovated the bathroom to be a kid-friendly space by replacing the stand-up shower with a full bath. The natural stone wall adds warmth to the space and creates a visually pleasing contrast of design. Lastly, we designed an organized and practical mudroom, creating a perfect place for the whole family to store jackets, shoes, backpacks, and purses. Built in the 1920's, this home's kitchen was small and in desperate need of a re-do (see before pics!!). Load bearing walls prevented us from opening up the space entirely, so a compromise was made to open up a pass thru to their back entry room. The result was more than the homeowner's could have dreamed of. The extra light, space and kitchen storage turned a once dingy kitchen in to the kitchen of their dreams.

This dated kitchen needed a spruce up. By refinishing the existing cabinets, the client saved on cost and got a completely new look. We installed new Shaker-style cabinet doors with hidden hinges and glass details to blend into the newly-stained cabinets. Photo by Vern Uyetake
