This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout.
The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite.
The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.
Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike.

this Traditional-inspired kitchen remodel, we aimed to transition an outdated, warm-wooded space into a vibrant, expansive gathering spot with minimal layout alterations. By introducing new cabinets and adopting a fresh color scheme, we swiftly revitalized the area, giving it an added brightness and a sense of airiness. The key to the transformation lay in reimagining the layout – removing the counter barstool space and replacing it with an island instantly ushered in an open-concept plan, enhancing the kitchen's spaciousness and facilitating seamless movement within the area. What's remarkable about this renovation is that it leveraged existing elements while making only minor adjustments, yet the impact was nothing short of profound. Through thoughtful design choices, strategic modifications, and plenty of smart storage solutions, we achieved a complete new creation.

This lap pool in Barrington, IL measures 15'0" x 60'0". The interior hot tub measures 7'0" x 7'0". LED colored lights illuminate the pool in color for night swimming. The pool coping is Ledgestone 12" wide. The pool has an in-floor cleaning system to keep the pool sanitary. Both the pool and hot tub are covered by the same automatic pool safety cover with a custom stone lid system. There are two tile swim lanes to facilitate lap swimming. This project in Blue Bell involved a thorough renovation, including plumbing upgrades in multiple bathrooms and the addition of a tiki bar in the existing garage. We facilitated various plumbing installations, such as running gas pipes and adding an exterior faucet. Within the garage, we transformed spaces into a movie room, a powder room, and a tiki bar, complete with custom features like shelving and a gas fireplace. We also tackled flooring, doors, trim, and windows throughout the property, ensuring a cohesive aesthetic. Bathroom renovations included custom glass shower doors and unique design elements like cedar accents. Exterior improvements, such as door replacements and deck construction, were also part of our scope. Throughout the project, we adhered to building codes, completed necessary insulation and fireblocking, and applied paint according to the owner's preferences.

Built in the small eco-sensitive beachfront community of Punto Chivato near Mulege in Baja California, this artists' home was designed with an open plan that provides year-round connectivity to the outdoors. Staggered roofs shade the home's interior from direct sun while facilitating natural light and cross-ventilation. Design features include a partially covered sunroof over the master bedroom that affords outstanding views of the Sea of Cortez, a covered outdoor dining room, and an extensive trellis along the home's south side. The residence generates 100 percent of its electricity through a rooftop solar electric system with battery storage.

Kettle River detailed and supplied all the exterior timberwork (brackets, posts, railings and corbels) for this 11,000 sq. ft. Tudor mansion. 3D modeling and CNC machining facilitated pre-fabrication of all the intricate components. Expectations for wood quality and workmanship on this $26 million home was very demanding. All timbers were radio-frequency dried to ensure dimensional stability.

EDEN is a family of products for relaxation and slumber, including a chaiselongue, a bed and a sofa-bed. The particular feature of the collection is the original frame in metal and wood, entirely covered with cowhide, giving the product a precise connotation of luxury, functioning as the back of the chaise longue or the headboard of the bed and sofa-bed. In the daybed version the L-shaped back forms a support for soft down cushions. The bed comes with a base in wooden slats, with or without a storage compartment, and the headboard can be enhanced by two adjustable lateral wings that open to accommodate small bedside tables. The sofa-bed has a wooden slat platform and comes as a double bed or two twin beds; in the latter solution, the second extractable bed is raised off the ground with a simple touch of the foot, thanks to a patented mechanism that greatly facilitates the operation.

This project transformed a basic builder-grade deck and unlandscaped yard into a beautifully designed outdoor living space. The renovation included elevating the architectural finish of the deck with low-maintenance fascia, trim, and wrapped columns as well as the addition of a pergola for shade and style. A new fireplace was added to create a cozy seating arrangement, adding both privacy and visual interest.
The landscaping was enhanced with a patio and a gas fire pit seating area, perfect for relaxation and gatherings. Additionally, a dining area was incorporated to facilitate hosting and entertaining. To address the yard’s excessive slope, a retaining wall was constructed, leveling the terrain and providing a more functional and aesthetically pleasing outdoor space.

Our clients already had the beautiful lot on Burt Lake, all they needed was the home. We were hired to create an inviting home that had a "craftsman" style of the exterior and a "cottage" style for the interior. They desired to capture a casual, warm, and inviting feeling. The home was to have as much natural light and to take advantage of the amazing lake views. The open concept plan was desired to facilitate lots of family and visitors. In the kitchen, 123 Remodeling's team used “Calacatta Blois” quartz with light gray veining for the countertops and backsplash in a bookmatch pattern, which gave a dramatic impact along with the waterfall detail on either side of the ten-foot plus island that facilitated the family plenty of room to cook and eat.
The “Blue Ash” Ultracraft cabinets gave the right pop of color complementing the quartz veining. Lastly, the Adorne Legrand under-cabinet lighting system was integral in keeping the backsplash outlet free and clean.
We went with a light gray engineered flooring in a herringbone pattern, adding warmth and visual appeal to the kitchen and living space.

Our game plan going in was to use both modern and traditional elements, blending together eclectic patterns and textures, to create a visually layered room.
One of the first decisions we made was to divide the room into four quadrants. Why? Two reasons. First, usability. In a big open room filled with long tables, there is no way to create a defined space for conferences, group meetings, or casual conversation. With the room pieced into sections, the areas for talking are more intimate, and the sofas and chairs are triangulated in a way that facilitates conversation. Additionally, you can have four separate meetings or conversations occurring simultaneously without one group disrupting another, so it’s just practical. The second reason for the quadrants was design cohesion. It’s difficult to construct an eclectic look in a large room that is also cohesive. But by breaking the room up, we were able to design four parts that each have their own tone and personality, and then each of the four sections play off one another to work as a unified whole.

Hillcrest Construction designed and executed a complete facelift for these West Chester clients’ master bathroom. The sink/toilet/shower layout stayed relatively unchanged due to the limitations of the small space, but major changes were slated for the overall functionality and aesthetic appeal.
The bathroom was gutted completely, the wiring was updated, and minor plumbing alterations were completed for code compliance.
Bathroom waterproofing was installed utilizing the state-of-the-industry Schluter substrate products, and the feature wall of the shower is tiled with a striking blue 12x12 tile set in a stacked pattern, which is a departure of color and layout from the staggered gray-tome wall tile and floor tile.
The original bathroom lacked storage, and what little storage it had lacked practicality.
The original 1’ wide by 4’ deep “reach-in closet” was abandoned and replaced with a custom cabinetry unit that featured six 30” drawers to hold a world of personal bathroom items which could pulled out for easy access. The upper cubbie was shallower at 13” and was sized right to hold a few spare towels without the towels being lost to an unreachable area. The custom furniture-style vanity, also built and finished at the Hillcrest custom shop facilitated a clutter-free countertop with its two deep drawers, one with a u-shaped cut out for the sink plumbing. Considering the relatively small size of the bathroom, and the vanity’s proximity to the toilet, the drawer design allows for greater access to the storage area as compared to a vanity door design that would only be accessed from the front. The custom niche in the shower serves and a consolidated home for soap, shampoo bottles, and all other shower accessories.
Moen fixtures at the sink and in the shower and a Toto toilet complete the contemporary feel. The controls at the shower allow the user to easily switch between the fixed rain head, the hand shower, or both. And for a finishing touch, the client chose between a number for shower grate color and design options to complete their tailor-made sanctuary.

Van Auken Akins Architects LLC designed and facilitated the complete renovation of a home in Cleveland Heights, Ohio. Areas of work include the living and dining spaces on the first floor, and bedrooms and baths on the second floor with new wall coverings, oriental rug selections, furniture selections and window treatments. The third floor was renovated to create a whimsical guest bedroom, bathroom, and laundry room. The upgrades to the baths included new plumbing fixtures, new cabinetry, countertops, lighting and floor tile. The renovation of the basement created an exercise room, wine cellar, recreation room, powder room, and laundry room in once unusable space. New ceilings, soffits, and lighting were installed throughout along with wallcoverings, wood paneling, carpeting and furniture.

Our client’s goal was to work on some of the remaining spaces of the home that had not yet been remodeled to the aesthetic of the homeowners.
They were seeking a more cohesive design element throughout the home and were very much in need of more functional spaces with better storage.
By eliminating the built-in tub in the primary bathroom we were able to expand the footprint of the shower to the limits of the skylight for a sinuous transition.
We added a tall storage cabinet for bath items, linens and also the concealed housing for the steam shower components.
The vanity was extended to the window for more storage and a second sink making the shared space much more enjoyable. The high end finishes of marble, quarter sawn white oak, and terracotta tiles helped elevate the feel of the space to be in line with the rest of the primary suite.
In the basement, finishing out some of the unfinished space with bright, clean, and low maintenance finishes helped to expand the livable footprint of the basement and created the perfect opportunity for a very fun “tiny house”.
This, along with an updated and fully finished living space, created a very inviting and comfortable family space for adults and children to enjoy together.
The laundry room turned out beautifully with a soft and interesting palette. We utilized every corner of the room to facilitate laundry basket storage, a fold-down folding table, open and closet storage and hidden hanging rod for drying clothes.
