The efficient layout positions the main sink in the 10’ waterfall island facing the scenery, opposite the 48” professional range. Two paneled dishwashers make quick work of cleanup. Anchoring the work triangle are integrated fridge and freezer columns, paneled to be indistinguishable from the pantry on the left. A microwave drawer sits adjacent to the refrigeration. A covered deck steps away means you’ll never be stuck indoors when it rains, and the fire pit assures outdoor living in all but the harshest weather. A wet bar with a beverage refrigerator is strategically located next to the sliding glass door, facilitating service. Another convenience is the folding window that opens out to the deck for easy delivery of food and drinks to guests. Located in the Margarita farms community in Atascadero, this single-family residence was designed for a local roofing contractor. The aesthetic of the house was heavily influenced by Spanish and Mediterranean architecture, with an emphasis on warmth and connectivity with outdoor living. The home features many traditional Tuscan characteristics ranging from the smooth stucco to rustic clay roof tiles and ornate details. The home celebrates the colors and textures of Europe with an inviting mix of aged patinas, rich distressed wood, and open outdoor pool cabana. The design of the house is oriented toward the West Cuesta Ridge in the distance and can be seen throughout the house through the large window and doors. This home is the ultimate relaxing oasis that provides all the necessities to enjoy a beautiful sunset, with spacious room sizes perfect for the central coast leisure lifestyle. Built for entertaining, the house boasts a generous living room, kitchen, and covered outdoor veranda that can facilitate parties rain or shine.

Our client’s goal was to work on some of the remaining spaces of the home that had not yet been remodeled to the aesthetic of the homeowners. They were seeking a more cohesive design element throughout the home and were very much in need of more functional spaces with better storage. By eliminating the built-in tub in the primary bathroom we were able to expand the footprint of the shower to the limits of the skylight for a sinuous transition. We added a tall storage cabinet for bath items, linens and also the concealed housing for the steam shower components. The vanity was extended to the window for more storage and a second sink making the shared space much more enjoyable. The high end finishes of marble, quarter sawn white oak, and terracotta tiles helped elevate the feel of the space to be in line with the rest of the primary suite. In the basement, finishing out some of the unfinished space with bright, clean, and low maintenance finishes helped to expand the livable footprint of the basement and created the perfect opportunity for a very fun “tiny house”. This, along with an updated and fully finished living space, created a very inviting and comfortable family space for adults and children to enjoy together. The laundry room turned out beautifully with a soft and interesting palette. We utilized every corner of the room to facilitate laundry basket storage, a fold-down folding table, open and closet storage and hidden hanging rod for drying clothes.

This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This long narrow laundry room is a feature packed work horse of a room. Dual entry points facilitate the delivery of groceries and easy access to a powder room from the back yard. A laundry sink with drying rack above provides an opportunity to hand wash and dry clothes as well as clean just caught crab. Side by side laundry machines are separated by a pull-out cabinet for laundry soap and more. Wall and tall cabinets provide space for a multitude of items. A boot bench allows occupants to hang up coats/backpacks as well as take shoes off at a convenient location. The wall opposite the laundry machines has additional coat hooks and seven feet of two level shoe cubbies. The cheerful cement Spanish tile floor can inspire occupants to do household chores and is lovely sight to return home to each day.

For this project, we designed a pergola with a metal roof. The interior of the pergola is spacious enough at 20′ x 15′ to facilitate a changing area covered in cedar slats at one end. In addition, the addition serves as the perfect spot for the homeowner’s to store pool supplies when not in use.

Our Client's desire for their master bathroom was to create a beachy feel that they could enjoy year round and we were more than happy to facilitate the transformation. The Alaskan White Granite tops mimic the look of wet sand providing contrast to the Waypoint Shaker Style cabinets and storage tower. 3"x17" Porcelain Planks in Vintage Gray add a wood component that is key to any coastal bathroom design and resemble the color of aged board walks and fishing piers. Pebbles in the tub surround, shower accent band and shower floor are similar to ones that can be found on many popular beaches. The decorative details that our client selected for the room such as mermaid dispensers, shells, and beautiful vibrant art work were the perfect touch. Ample storage space and some privacy to the exposed toilet were needed. The 12" deep tower provides two cabinet pull outs for toiletries and other necessities as well as an 18"x18" cabinet on the top with crown molding finishes and an additional pull out cabinet at the bottom of the tower. Partial privacy for the lavatory was achieved by installing a 45"x29" glass panel. An informal bluestone walk guides visitors to the new front door from a generous circular driveway. The flow is facilitated with wide steps and a terrace. The new kitchen showcases exquisite custom cabinetry from Plain and Fancy, featuring a soft white painted perimeter and a cherry island that comfortably seats six. With dual sinks—one nestled beneath a window and the other discreetly placed in the island, just behind the 48” Wolf range—this kitchen facilitates multiple chefs and efficient cleanup, made even easier with the inclusion of two dishwashers, ideal for hosting large parties. A third steam oven quickly became a culinary essential for everyday family meals. A stone’s throw away, the Subzero refrigerator and freezer towers stand ready to accommodate the needs of a sizable crowd.

This beautiful combination of rooms was part of a whole house design that we put together to flow within the owner’s overall vision of modern style and functionality. THE SETUP The house was partially built when the owner purchased it, so we tweaked the layout to fit his needs. Like so many homeowners today, our client is a casual diner and would rather not have space dedicated as a formal dining room. Island seating and a large table off the kitchen make more sense for his lifestyle. Our client wanted a clean, contemporary look with a layout that works for one person preparing meals most of the time, but adaptable for entertaining at different scales at other times. THE RENEWED SPACE The first thing we did was design a bar in the space formerly designated for a formal dining room. It is open to the front entry foyer on one side and flows easily into the butler’s pantry on the other side. A TV for sports viewing is centered between a full-sized wine cooler and a glass cabinet for barware. The u-shaped bar top seats five people comfortably and hides the lower bar prep countertop from view from the entry. The butler’s pantry is situated between the kitchen eating area and the front bar. The walls on the sides of this area were opened to help the areas flow together into one great room. An icemaker and under-counter refrigerator drawers were incorporated into the butler’s pantry to help it function as a place to set up drinks etc. to be used in the kitchen eating area. The floating shelves also helped open the space up. Across from the butler’s area is a clean contemporary powder room with indirect lighting below floating cabinetry to complete the look. The kitchen uses an array of man-made materials for ease of maintenance and durability. The layout includes a perfect work triangle for a one-cook kitchen with all the amenities. A range with double ovens, a built-in microwave and a warming drawer are all conveniently located. The countertop is a man-made quartz that looks like rugged concrete. The refrigerator and freezer are below a decorative niche, which gives them a furniture-type appearance. Across from the kitchen is a family room with a fireplace surrounded by a quartz material and wooden wall panels that match the kitchen’s countertop and refrigerator cabinetry. THE RENEWED SPACE The overall effect is a beautiful area with separate spaces for living life comfortably and artistically. Everything flows together, facilitating life’s daily needs and a wide range of purposeful gatherings with family and friends.

Both the design and construction teams put their heart into making sure we worked with the client to achieve this gorgeous vision. The client was sensitive to both aesthetic and functionality goals, so we set out to improve their old, dated cramped kitchen, with an open concept that facilitates cooking workflow, and dazzles the eye with its mid century modern design. One of their biggest items was their need for increased storage space. We certainly achieved that with ample cabinet space and doubling their pantry space. The 13 foot waterfall island is the centerpiece, which is heavily utilized for cooking, eating, playing board games and hanging out. The pantry behind the walnut doors used to be the fridge space, and there's an extra pantry now to the left of the current fridge. We moved the sink from the counter to the island, which really helped workflow (we created triangle between cooktop, sink and fridge/pantry 2). To make the cabinets flow linearly at the top we moved and replaced the window. The beige paint is called alpaca from Sherwin Williams and the blue is charcoal blue from sw. Everything was carefully selected, from the horizontal grain on the walnut cabinets, to the subtly veined white quartz from Arizona tile, to the black glass paneled luxury hood from Futuro Futuro. The pendants and chandelier are from West Elm. The flooring is from karastan; a gorgeous engineered, white oak in herringbone pattern. The recessed lights are decorative from Lumens. The pulls are antique brass from plank hardware (in London). We sourced the door handles and cooktop (Empava) from Houzz. The faucet is Rohl and the sink is Bianco.

We've watched this neighborhood transform itself over the last few years and we are so thankful that we had the opportunity to facilitate the sale of this very special property.
