Graybox is a 950 sq. ft. studio environment designed and built by NILES to redefine what a home-based creative space can be. The client wanted a light-filled, timeless studio that balanced aesthetic warmth with the precision and durability of a commercial facility. Our team handled the full scope—from architectural acoustics and mechanical planning to framing, treatments, electrical distribution, and final integration. The Control Room is a compact, golden-ratio mix suite engineered for accuracy, featuring a finely tuned treatment plan and a Barefoot monitor system. The Live Room gains surprising scale from its 16’ ceiling, delivering sonic depth and natural ambience ideal for full-band tracking, ensemble sessions, or detailed acoustic work. Expansive glass and natural light shape the visual character of the studio while maintaining controlled isolation and proper acoustic performance. This space was built to function as a dual-purpose creative hub for music recording and video production. The open layout supports multi-camera film shoots, quick-turn content capture, and flexible session flow. Engineers, producers, and artists can walk in, sit down, and work immediately thanks to intuitive wiring paths, plug-and-play audio infrastructure, and a layout designed for seamless movement between rooms. Graybox has become a go-to destination for both recording and visual content, hosting sessions and video work for Capitol Records, Meinl Cymbals, The Dove Awards, Gibson, and many others. The result is a studio that feels as inspiring as it sounds—purpose-built, timeless, and engineered for long-term creative use.

Phase 1 began the process by transforming a once uninhabitable basement into an efficient facility to accommodate bar and kitchen back-of-house storage and refrigeration needs, a small office, and storage-retrieval for nearly 35,000 DVDs. Completion of Phase 1 allowed the office functions of the DVD rental business and half of the DVD collection to be moved from the ground floor to the basement, freeing up half of the floor for ground floor renovations to begin.

Our homeowner wanted a hidden entrance to his personal wine cellar for a few reasons: He wanted something that was different than would usually see, he wanted to have his entire collection at home, rather than in a storage facility, and he thought it was a cool idea.

Design Solution: To provide much-needed shade for pool deck users, Azenco was commissioned to design and install a series of durable and elegant 8’ x 8’ pool pergola structures. With no limitations on where the pergolas could be placed, the team focused on selecting the most robust and visually appealing options. The Azenco R-SHADE system was chosen for its insulated fixed roof panels, effectively blocking the sun's rays and providing respite from passing showers. Additionally, the hidden gutter system of the R-SHADE ensures that rainwater is efficiently channeled away from the pergola space, keeping guests dry and comfortable during their stay.

The Blue Butterfly Sanctuary is the site of an old navel housing facility. The base was constructed in the early 90’s and then inhabited for only three years before becoming a ghost town. After 20 years and miles and miles of red tape the VOA (Veterans of America) got the go ahead to convert these 76 abandoned houses into homes for homeless single mother veterans and their children. As a single mama myself, and as a person who believes that every human who so desires to should have a place they can call home, this project moved me. I joined forces with my stellar sister, Justina Blakeney and together with the helping hands of a few dear friends, a dose of DIY genius, and a bunch of love, we turned this house into a home. This three-story mono-beam wraps around a full glass elevator, and what looks effortless required precision engineering. White oak treads and railing warm up the glass and metal, and the open design draws natural light through all three levels. The metalwork and elevator were powder coated at the same facility to ensure a perfect match, so the two read as one. Love is all around Dick "RJ" Valentine, especially when he enters his home garage. A professional race car driver, entrepreneur, chairman of The MBA Group of Companies, and owner of F1 Boston and F1 Outdoors kart racing facility, Dick is surrounded by some of his most prized possessions: a radiant blue Hennessey Venom Viper 650, a twin turbo Porsche, a 500e Mercedes, and a BMW model 750il, an M5 and an M6. And that's just the four-wheelers. Dick's garage is also home to four motorcycles: a BMW 1200LT, a BMW 1200RS, a Ducati 996F, and a Ducati ST4F. "I've basically driven everything short of the space shuttle," he jokes. His wife adds, "If it doesn't make noise, leak or have wheels, Dick doesn't want any part of it!" Driving for gold. RJ has been racing professionally for 30 years and has raced virtually every type of competitive race car at tracks all over the world, including IMSA Corvettes, Trans-Am Camaros, Riley & Scott MK3 World Sports Cars, BMW M3 V8's, Dodge Vipers, Porsche 911s, Pontiac GTO.Rs and Porsche GT3s. He has more than 325 professional road racing starts, and is one of only seven people to eclipse 120 starts in the Trans-Am Series. RJ's career Trans-Am record includes a 62% incidence of top ten finishes and in excess of 20 top-five finishes. In 2007, RJ and teammate Andy Lally claimed 5 victories, 2 seconds and placed 3rd for the 2007 GT Championship in the Grand-Am Rolex Sports Car Series aboard the #66 TRG CRG/Maxter Porsche GT3. He has driven in over 20 consecutive Rolex 24 Hours at Daytona, a significant achievement given the grueling nature of this 24-hour endurance race. He uses his garage to house and service not only his personal vehicles, but his professional karts as well. That's where Lista comes in. Dick stores all his tools and parts using Lista garage workbenches with drawer cabinet pedestals, stationary riser shelves and overhead cabinets with retractable doors. "We use only Lista equipment in our racing trailers and at F1 Boston. In the racing environment, precision and quality are the name of the game. Lista is the gold standard in the business. This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room. Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies. Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel.
