ZeroEnergy DesignThis modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income.
FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.
SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.
MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.
SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf)
RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property.
COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

Interior Planning CollectiveWe removed the tub, and relocated the entrance to the walk in closet to the bedroom to enable increasing the size of the shower for 2 people. We added a bench and large wall to wall niche that tied into the accent tiles and quartz slabs on the shower walls. The valves for the shower heads are located on the inside of each ponywall for easy access prior to entering the shower. The door to the water closet was relocated and replaced with a barn door. New cabinets with a storage tower, quartz countertops and new plumbing and light fixtures complete the new design. Added features include radiant heated floors and water purifying system.
JBB | architecture + interiorsThis natural house design sits nestled within a hillside and looks out over the natural creek that flows from behind the home, underneath the home and diagonally across the front yard. The design intent of the home was to not overpower the natural elements of the site, but to work with nature to create vistas for enjoying nature. The home was designed to look smaller than its actual size so it doesn’t seem foreign to the site and the hillside.
The home embraces an open floor plan and uses multiple design features to define the many spaces and to enable connection with nature. Design features include varying ceiling heights defining space, usage of large 13 foot high movable glass walls, usage of rich wood floors and numerous architectural elements and design features that integrate nature and the modern vocabulary.
Even though the site is large, the buildable area is small due to the natural waterway traveling underneath (underground and is not visible) the home and across the site and significantly limited the buildable area. As a solution, the architect designed the home to nestle into the hillside above the underground waterway and by raising the primary living areas, courtyard with pool, and rear yard. The rear lawn is made of natural looking synthetic material and is surrounded by indigenous Georgia vegetation. The first floor spaces were optimized and include entryway, art gallery, theater, workshop, in-law suite, garages and multiple utility spaces.
Pacific Garden DesignWhile these homeowners' 1966 Asian-inspired rancher was built for entertaining, the backyard wasn't living up to its potential. A combination of crumbling composite and wood decks wasn't functional and had become an eyesore, so they were replaced with an expanded single-level PVC deck. A new paver patio features a sunken fire pit and inset bench rocks, providing further space for entertaining. Additionally, a paver path wraps around the existing retaining wall and ramps up to the deck, providing a barrier-free entry to the house that will enable the homeowners to age in place.
Main Street Custom Homes & RemodelingThe existing home was deconstructed and salvageable material was reclaimed and donated for reuse. In its place, a custom 4-bedroom, 4.5-bath home was built. The new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite encompasses a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and elderly guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings.

Design elements and features include six multi level paver patios, three permeable paver patios, and a sunken pool bar and kitchen with seating inside and outside the pool. A 20 foot double water falls drops into a pond with glass panels that separate the pool from the pond enabling views of koi. A 24 in. by 30 foot running/trickle water wall over natural stone into the the pool is also features. Additional items include three built-in bistro tables, a 20 foot high boulder wall system featuring perennial garden plantings, and floating boulders built into the pool.
Design challenges included a 12 foot high bar wall engineered with ¾ in. rebar and a solid concrete pour. Lower levels of the patio system were built and excavated below the water table level, so an extensive and creative drainage system was installed. In addition, water pumps were active during construction. Trenching was so extensive under and around the hardscape areas that all soil had to be removed from the site and replaced with compacted clean stone so there was no threat of future settlement. There was over 1500 cubic yards of soil removed from the site and over 1500 yards of aggregate trucked into the site.

Pool & Hot Tub AllianceThe project takes on its own style and craftsmanship that starts when you enter the drive through gates and the massive steel and stone-gabion-basket entry monument, and then carries through the entire 5 acre property. It is a rare and unique opportunity for a single design/build firm to be able to have complete creative authority of the landscape, water features, and home interiors and exteriors; enabling the theme and style to be seamless. We had a goal of maintaining the feel and comfort reflective of the 5 acre ranch parcel nestled within farm fields and pastures, yet needed to also create the luxury living of a 5-Star Resort. Although these two themes seem to stand in contrast, the end result is an amazingly comfortable luxury home in a style we refer to as Rustic Contemporary. We used massive amounts of steel, concrete and stone on the exterior structures to create that rustic/industrial feel the client desired and then subtly brought into the home many steel and stone features so as to blend the line that separates inside from out. When the exterior walls, that are now folding glass panels, are opened there is an amazing harmony of finishes and details. This house & yard combine contemporary lines with a rich material palette thats all about warmth and comfort.
RAJ Kitchen and Bath, LLCThis space had the potential for greatness but was stuck in the 1980's era. We were able to transform and re-design this kitchen that now enables it to be called not just a "dream Kitchen", but also holds the award for "Best Kitchen in Westchester for 2016 by Westchester Home Magazine". Features in the kitchen are as follows: Inset cabinet construction, Maple Wood, Onyx finish, Raised Panel Door, sliding ladder, huge Island with seating, pull out drawers for big pots and baking pans, pullout storage under sink, mini bar, overhead television, builtin microwave in Island, massive stainless steel range and hood, Office area, Quartz counter top.

The light-filled unique and eco-friendly home designed by Nico van der Meulen Architects is situated in Inanda, with views of the Sandton skyline to the north.
The stand is 1511 sq.m. and the glass, steel and stone clad built home faces 15° east of north.
Approaching the home, the first view is of the cantilevered porte cochere screen of suspended steel tubes with double sliding garage doors clad in dark limestone to blend with the wall. A steel sculpture by Regardt van der Meulen twirls on a podium next to the front door built of privacy glass.
Upon entering the transparency of the house becomes evident with views out over the multi-level hall, lounge, spa and pool to the water feature and the garden beyond, as well as over the double volume family room, dining room, lanai and kitchen.
A steel and glass structure enables the whole of the living/kitchen/ breakfast area to open totally through the use of frameless concertina doors to the lanai, pool and garden.
Although the spa, pool and water feature are three separate bodies of water, the effect created was that it is one interconnected system flowing into each other.
Sliding glass panels hide the bar and kitchen when not in use, creating a more intimate setting, while a skylight lit catwalk between the main suite and guest bedrooms allows views of the living spaces and garden through the brise soleil on the north side. On the catwalk a study, pyjama lounge and kitchenette are hidden behind sliding wooden panels. The study and pyjama lounge leads onto an expansive private balcony.
The LED illuminated polished concrete and wood staircase cantilevers out of the wall with vertical steel bars acting as balustrades and supports at the same time. A recessed illuminated handrail forms a graphic line in the wall, while a hidden horizontal sliding door enables the owner to cut the upper floor off from the ground floor for security.
The lanai and brise soleil on the north side cantilevers 18 meters by 6 meters unsupported by columns, partially over the pool. The lanai consists of a seating area, dining area and bar cum barbeque, seamlessly connected with the living spaces and kitchen, while the brise soleil consists of suspended steel tubes, to create both privacy and sun control. The breakfast room is situated on the north-east corner of the kitchen, to bask in the morning and winter sun.
The main suite is also placed on the north-east corner of the first floor, divided by sliding smoked glass screens. The bathroom with a free-standing spa bath gets the morning and winter sun, while the bedroom is exposed to the winter sun. Expansive his and her dressing rooms are situated behind the bedroom and bathroom.
On the opposite side of the building are two guest suites, both north facing with en-suite bathrooms and walk-in cupboards.
A geothermal system is used to heat and cool the home, and also to heat the pool and spa. Nine boreholes were sunk to a depth of 100 meter for this purpose, and a special room created in the basement to house the equipment. The photo voltaic panels on the roof have an output of 10KVA, while rain water is harvested and the whole house is double glazed, except for the frameless concertina doors.
Also in the basement is a home theatre with an adjoining light-well which allows winter sun to penetrate even this space through sliding doors into the atrium created at the bottom of the light-well. A window looks into the spa.
The kitchen and built-in cupboards were built by Dada and Porro respectively, and imported from Italy by M Square Lifestyle necessities, while the interior design was done by M Square Lifestyle design.
All the furniture was also supplied by M Square Lifestyle Necessities.
