Specifically, she was seeking an updated family room and larger master bedroom suite. Additionally, she wanted to maintain the original intent of the Cape Cod style. A 28’ x 29’ addition was split between the new family room and the new master suite. First, every doorway into the master suite was redone for better accessibility. The suite itself features a cathedral ceiling, skylights and recessed lighting. The master suite bathroom has features a whirlpool bath, walk-in shower and double vanity. Grab bars and other handicap-accessible features are incorporated for aging in place living. A double-sided fireplace connects the master suite and the family room.

The kitchen—the heart of this home—carries through the solid Fir beams and cultured stack stone to create unity with the living area. Shelving on each side of the large range provides accessible and partially hidden storage for ease of reach to the culinary enthusiast. The homeowners desired a space where they could entertain, and this large and open area enables friends and family to gather and enjoy the space. The kitchen features a quartz countertop lit from below with a custom LED lighting panel that shines through the larger, transparent pieces of crystal. When the overhead lights are dimmed, it is an absolutely mesmerizing effect in the space.

We reimagined a closed-off room as a mighty mudroom with a pet spa for the Pasadena Showcase House of Design 2020. It features a dog bath with Japanese tile and a dog-bone drain, storage for the kids’ gear, a dog kennel, a wi-fi enabled washer/dryer, and a steam closet. --- Project designed by Courtney Thomas Design in La Cañada. Features in the kitchen are as follows: Inset cabinet construction, Maple Wood, Onyx finish, Raised Panel Door, sliding ladder, huge Island with seating, pull out drawers for big pots and baking pans, pullout storage under sink, mini bar, overhead television, builtin microwave in Island, massive stainless steel range and hood, Office area, Quartz counter top.

We removed the tub, and relocated the entrance to the walk in closet to the bedroom to enable increasing the size of the shower for 2 people. We added a bench and large wall to wall niche that tied into the accent tiles and quartz slabs on the shower walls. The valves for the shower heads are located on the inside of each ponywall for easy access prior to entering the shower. The door to the water closet was relocated and replaced with a barn door. New cabinets with a storage tower, quartz countertops and new plumbing and light fixtures complete the new design. Added features include radiant heated floors and water purifying system.

While these homeowners' 1966 Asian-inspired rancher was built for entertaining, the backyard wasn't living up to its potential. A combination of crumbling composite and wood decks wasn't functional and had become an eyesore, so they were replaced with an expanded single-level PVC deck. A new paver patio features a sunken fire pit and inset bench rocks, providing further space for entertaining. Additionally, a paver path wraps around the existing retaining wall and ramps up to the deck, providing a barrier-free entry to the house that will enable the homeowners to age in place.

HNA Hardscape Project Award Winner Wayne Pool Wayne, New Jersey Monello Landscape Industries Design elements and features include six multi level paver patios, three permeable paver patios, and a sunken pool bar and kitchen with seating inside and outside the pool. A 20 foot double water falls drops into a pond with glass panels that separate the pool from the pond enabling views of koi. A 24 in. by 30 foot running/trickle water wall over natural stone into the the pool is also features. Additional items include three built-in bistro tables, a 20 foot high boulder wall system featuring perennial garden plantings, and floating boulders built into the pool. Design challenges included a 12 foot high bar wall engineered with ¾ in. rebar and a solid concrete pour. Lower levels of the patio system were built and excavated below the water table level, so an extensive and creative drainage system was installed. In addition, water pumps were active during construction. Trenching was so extensive under and around the hardscape areas that all soil had to be removed from the site and replaced with compacted clean stone so there was no threat of future settlement. There was over 1500 cubic yards of soil removed from the site and over 1500 yards of aggregate trucked into the site.

Complete Master Bathroom remodel! We began by removing every surface from floor to ceiling including the shower/tub combo to enable us to create a zero-threshold walk-in shower. We then re placed the window with a new obscure rain glass. The vanity cabinets are a cool grey shaker style cabinet topped with a subtle Pegasus Quartz and a Waterfall edge leading into the shower. The shower wall tile is a 12x24 Themar Bianco Lasa with Soft Grey brush strokes throughout. The featured Herringbone wall connects to the shower using the 3x12 Themar Bianco Lasa tile. We even added a little Herringbone detail to the custom soap niche inside the shower. For the shower floor, we installed a flat pebble that created a spa like escape! This bathroom encompasses all neutral earth tones which you can see through the solid panel of clear glass that is all the way to the ceiling. For the proportion of the space, we used a skinny 4x40 Savanna Milk wood look tile flooring for the main area. Finally, the bathroom is completed with chrome fixtures such as a flush mounted rain head, shower head and wand, two single hole faucets and last but not least… those gorgeous pendant lights above the vanity!

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. An award-winning Lake Michigan lakefront retreat, designed by Visbeen Architects, Inc. and built by Insignia Homes in 2011. It won the Best Overall Home, Detroit Home Design Awards 2011 and features a large porch equipped with Phantom`s Executive motorized retractable screens, coupled with an expansive outdoor deck, to make outdoor entertaining a breeze. The screens' tracks, recessed into the porch columns, enable the screens to stay completely out of sight until needed.

This natural house design sits nestled within a hillside and looks out over the natural creek that flows from behind the home, underneath the home and diagonally across the front yard. The design intent of the home was to not overpower the natural elements of the site, but to work with nature to create vistas for enjoying nature. The home was designed to look smaller than its actual size so it doesn’t seem foreign to the site and the hillside. The home embraces an open floor plan and uses multiple design features to define the many spaces and to enable connection with nature. Design features include varying ceiling heights defining space, usage of large 13 foot high movable glass walls, usage of rich wood floors and numerous architectural elements and design features that integrate nature and the modern vocabulary. Even though the site is large, the buildable area is small due to the natural waterway traveling underneath (underground and is not visible) the home and across the site and significantly limited the buildable area. As a solution, the architect designed the home to nestle into the hillside above the underground waterway and by raising the primary living areas, courtyard with pool, and rear yard. The rear lawn is made of natural looking synthetic material and is surrounded by indigenous Georgia vegetation. The first floor spaces were optimized and include entryway, art gallery, theater, workshop, in-law suite, garages and multiple utility spaces.

The existing home was deconstructed and salvageable material was reclaimed and donated for reuse. In its place, a custom 4-bedroom, 4.5-bath home was built. The new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite encompasses a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and elderly guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings.
