This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

Cambrian Creek real thin stone veneer from the Quarry Mill creates a beautiful and traditional oven surround in this luxury kitchen. Cambrian Creek is a classic real stone veneer cut into the dimensional (sawn-height) style. The stone is natural dolomitic limestone with the timeless colors of gold, buff and the occasional grey. The quarrying and production process for Cambrian Creek is quite impressive. The stone is cut from the ground in blocks roughly the size of a car. Then, the blocks get sawn or sliced as it is called into large sheets of stone in heights of 2.25”, 5” and 7.75”. The sheets are fed into the splitter where the hydraulic press breaks them every four inches. At this stage, the stone is considered building stone or full veneer. Finally, the pieces are run through the saw to create the beautiful thin veneer.

Fresh kitchen with updated materials for a clean, modern look with a few traditional details to complement the owner’s collections. Added cabinets and drawers Increased storage capacity. Increasing walkway space and opening space to the living room was a major goal.
Finally, changing the original double-sided rough stone fireplace walls resulted in a simpler, more streamlined look.

As a matter of fact, these protected seed pockets also hold fertilizer, water and soil amendments, reducing concern about irrigation or wind, traffic etc., disturbing the seed or seedlings. By taking one pass at around 4" deep, we bring up perfect aeration plugs, that are further broken up into topdressing when we take a final pass or two, at just 1/2" depth. All the surface depressions are then roughly 1/2" deep, with loosened soft soil and amendments to start the new seedlings. Very few aerators on the market will do this with perfectly vertical "un-crushable" seed pockets. Our aerators weight 1000 lbs. and up, but distribute weight to the tines only, as they have large suspending rollers. Their tines work perfectly vertically, something rental machines inherently can't do. Others place "leaning" plug holes, that crush down sideways under pressure, reducing ultimate seedling survival. We've found and use the largest diameter tines, to create plug pockets capable of growing seedlings for maximum early coverage and survival.

My clients had always been inspired by the grand Tudor Revival homes of the early 20th century and commissioned Hull Historical to recreate the authentic custom millwork, paneling and doors for their new Tudor Revival home. Our inspiration came from 2 great English homes, Stan Hywett, a great Tudor Revival home in Ohio, built for the founder of Goodyear Tires. Also, the Woodbine Mansion, built in 1911 for the son of the Pabst Brewing Company. We were fortunate to purchase three rooms of architectural millwork from the woodbine home, which was originally fabricated by the Huber Company of New York. Upon completion of this project, the architectural salvage comprised 15% of the final quantity of paneling installed. The remainder was custom fabricated by Hull Historical at our shop in Fort Worth, TX and installed at the clients home.
The commission, based on historic precedent, constituted antique paneling on the main floor, beamed ceilings and all the doors in the home. The new paneling, including the kitchen cabinetry is made from a combination of new quarter-sawn white oak and antique white oak salvaged from old barns and buildings. All the oak was fumed in an ammonia-filled chamber to produce a cocoa color and deep feel giving the millwork rough character and a timeless look that my client loved.
The millwork also served to give the home a hierarchy, with simple paneling combined with board and batten doors downstairs, then more ornate paneling, with carvings on the main floor. Additionally, the main floor features mostly 8 and 10 panel doors. All woodwork was hand-pegged with oak pegs. Some of the paneling features a unique Mason’s Miter, a historic joinery technique inspired from stone work.

The goal was to open up this bathroom, update it, bring it to life! 123 Remodeling went for modern, but zen; rough, yet warm. We mixed ideas of modern finishes like the concrete floor with the warm wood tone and textures on the wall that emulates bamboo to balance each other. The matte black finishes were appropriate final touches to capture the urban location of this master bathroom located in Chicago’s West Loop.

The attached dwelling unit (ADU) above the couple’s garage was a great space, but not as multi-functional as needed. Heinrich wanted to be able to work from there as a home office and as such needed a dedicated space without removing its use as a guest suite. The bed on the floor kept them from being able to use the space to its full capacity and as an open unit, some kind of structure to the open plan was necessary. McAdams Remodeling & Design’s Lead Carpenter, Chris, built a loft area using a rough sketch that Heinrich had done of his ideal sleep space that would house a bed they’d found in Europe. The couple sourced a metal ladder they liked while we worked the overall loft design using vertical grain fir above the windows into the existing vaulted ceiling. The underneath area of the loft featured knotty pine tongue-in-groove paneling that served as a beautiful ceiling for Heinrich’s work space – perfect for daily use. Finally, the loft area was stained with a mocha finish to match the nearby bookshelf and other trim. The finished product is a fully functional ADU that’s comfortable for Heinrich’s daily use as well as occasional visits from friends and family.

This active family wanted the keys to enjoying their large back yard.
The existing deck was in rough shape. The height and limited size kept activity disconnected from the rest of the property. Our designer configured the new space for distinct areas to take advantage of the shade offered by a beautiful existing shade tree while reserving another space for sun: the best of both worlds. So now they can come together to dine in shady comfort or enjoy some sun on the other end of the patio. The BBQ, fire pit, and landscape lighting work to extend the enjoyment well into the night and beyond our all-too-short summers.
“Everyone was great to work with and we love the final product.”

This poolside fireplace project included the installation of multiple natural boulder retaining walls around the property. The upper walls are approximately 24″ tall, with the lower wall to be 30″-48″ tall to create level area for the pool and pool decking. This project also included rough grading of pool deck area and surrounding areas in preparation for excavation. We then constructed a custom built outdoor fireplace. The poolside fireplace has a 36″ opening and is approximately 10′ tall and about 10′ wide including wood boxes. Wood storage boxes on each side are approximately 18″ deep hearth in front of unit. Fireplace and wood boxes are raised about 18″ above patio height. 8′ long sitting walls were installed on each side approximately 18″ high. Walls, hearth, wood boxes, and top all capped with 2″ thermal Flagstone. Fireplace and walls are faced with natural thin stone veneer and brick accents that match existing brick on site. Landscape beds, plants/trees, LED lighting system, and final site grading and seeding were installed after pool completion. Lighting includes 7 path lights, 9 accent lights, 8 step/under cap lights, and low voltage transformer.
