The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Painted Panel Door with Bead Detail We worked directly with this client. She was working with a contractor and building her dream house. She knew exactly what she wanted in her kitchen and island as well as the other cabinets in her new home We sat down with her drawings and pictures and finalized the design with her. The bead detail on the recessed panel doors and drawer fronts is unique and we were able to find a source that was able to duplicate this style. Once finalized, we worked within the contractor's schedule for a timely delivery and install.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

Our team’s primary objectives were to fill space with natural light, period architectural details, and cohesive selections throughout the main level and primary suite. At the entry, new archways are created to maximize light and flow throughout the main level while ensuring the space feels intimate. A new kitchen layout along with a peninsula grounds the chef’s kitchen while securing its part in the everyday living space. Well-appointed dining and living rooms infuse dimension and texture into the home, and a pop of personality in the powder room round out the main level. Strong raw wood elements, rich tones, hand-formed elements, and contemporary nods make an appearance throughout the newly renovated main level and primary suite of the home.

I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination.
