Grania Murray. A second UAE home for a large family. The brief was to completely furnish, accessorise and provide draperies. All product was shipped directly from Europe to theDubai residence. This was our second project for this client and his family of five daughters. From start to finish the project took ten months to complete .An initial site visit in June followed by a two week installation in March of the following year. Most items were custom made. Everything was chosen with constant family consultation and agreement.

Through their expert craftsmanship, they successfully converted an outdated screened porch into an extraordinary year-round living space. The key to this remarkable transformation lies in the two exquisite ActivWall Folding Door units that have taken center stage. One unit has five panels in a 5R out-swing configuration, and the other has three panels in a 3L out-swing configuration. Greg Hadley Photography In the upper level master bedroom, the ductwork and mechanical requirements prevented us from installing the cathedral ceiling the clients wanted, but we were still able to create volume in the center with a tray ceiling. We added two new high-efficiency HVAC systems, one of which had three zones to accommodate versatile uses of each floor of the new addition. We also installed a top quality air filtration system to improve air quality. To connect the new master bedroom to the existing master bathroom (remodeled five years ago), we converted the original exterior window of the home into a door to the bedroom.

This residence is located within walking distance of downtown Sausalito, with panoramic views of Richardson Bay. The owner wanted an eco-friendly, modern, meditative home that celebrated the maritime environment, while fitting within the historic context of the neighborhood and meeting the challenges of a tight, steep site. The design gracefully meets each of these constraints. The front façade makes the house unassuming and private to the street, while floor to ceiling doors and windows facing the views create a light and airy interior. With clean lines and a combination of light and dark woods, this passive solar house is warm, and elegant in its simplicity. The project includes a rainwater harvesting system (the first approved for domestic use in California!) and a comprehensive home automation system capable of controlling all electronic devices remotely by a web-enabled interface. One planning commissioner described the house as “a jewel box … one of the best gifts to Sausalito that I have seen in my five years on the Commission.” Photography by 450 Architects.

This project consisted of replacing five year old composite decking with the tropical hardwood known as Tigerwood (Goncalo Alves). We also replaced the cheesy box store metal railings with stainless steel cable rail from Feeney. The existing pressure treated posts were left in place and wrapped with the Tigerwood, and a profiled cap rail was installed. The distance between posts varies, so each arch has a unique radius while the chord rise is the same for all. Photo by Aye Fone :)

78 - San Clemente Kitchen Remodel with Custom Cabinets & Wood Floor

After purchasing their home this San Clemente couple began looking to have their dated kitchen refaced. Having explored other remodeling companies they hired APlus to build their dream kitchen. APlus offers competitive pricing which made the upgrade to new custom cabinets an easy choice. This thirteen year old kitchen was updated to Maple cabinets in a Swiss Coffee finish. They chose the Shaker doors and some of the upper cabinet doors are accented with seeded glass panels. APlus interior designers’ space planned the kitchen to incorporate a kitchen nook for the family of five. Although it was difficult to live without a kitchen, especially with three kids under the age of seven, the process was well worth having the kitchen of their dreams.

Concept and Backstory for this Trilogy Partners and bhh Partners Design: This home, though built recently, has a long history. It’s an old story about a family with a hardworking father and a loving mother and three kids who lived in Denver, but loved the mountains more than anything. About 1908 they decided to buy an old sheep station outside of Breckenridge. At first they lived in the simple shepherd’s cabin they referred to as the “Station House.” As the children grew, so did the family’s passion for horses, ranching, hunting, and fishing and the great outdoors, and it wasn’t long before everyone in the family began to refer to the Station House as home. Denver just became Denver, and it was certainly not where their hearts longed to be. A heavy bell large enough to be heard for several miles, which became known as the “Dinner Bell,” was installed by the front door to call the kids home for supper. After a few years, the family built a pole barn for the horses and a carriage, and then it became the place where they parked theModel T. About 1923 the eldest son returned from college. His first duty was to supervise the construction of “The Manor House.” Now that mother and father had the time to spend not just summer, but most of the year in the valley, it made sense that they build a real house. The Station House could be used by guests. The son had a lot to do and not much time because the house had to be finished in time for a very important event. A wedding, his wedding, was to happen in the spring, barely a year away.So the Manor House, built with local timbers and many local hands, rose up between the old Station House and the Pole Barn. And there was a first marriage at the house. As the family continued to grow,it seemed the Manor House had to grow with them and over the years, it reached out to either side until finally, it was connected by a long front porch to the Station House, just to the south, and the Pole Barn just to the north. The dinner Bell was installed beneath the gable in the front porch because children still needed to be called home from the hills. Fifty years passed and the fact that dozens of mothers, fathers, children, and grand children and even great grandchildren spread all over the country still called it Home didn’t seem strange to any of them. For this was where they came to share the most important things with the rest of their family. They came in the summers and winters, stayed sometimes a week, often longer, but at least once a year, if not a couple times more. They came for the most memorable days of their lives, anniversaries, birthdays, weddings, and sometimes for no reason other than they needed to be with their kin. On those saddest days, when one had passed away, they gathered to remember at the Manor House. They would bury their own in the family plot where the sheep once graced in a meadow that the elk favored in winter. There would be hugs, and tears. But for all, it was far better being sad ere than anywhere else. And now, a hundred years have passed since a family of five first set for in the valley.
