This project consisted of replacing five year old composite decking with the tropical hardwood known as Tigerwood (Goncalo Alves). We also replaced the cheesy box store metal railings with stainless steel cable rail from Feeney. The existing pressure treated posts were left in place and wrapped with the Tigerwood, and a profiled cap rail was installed. The distance between posts varies, so each arch has a unique radius while the chord rise is the same for all. Photo by Aye Fone :)

About five years ago, these homeowners saw the potential in a brick-and-oak-heavy, wallpaper-bedecked, 1990s-in-all-the-wrong-ways home tucked in a wooded patch among fields somewhere between Indianapolis and Bloomington. Their first project with SYH was a kitchen remodel, a total overhaul completed by JL Benton Contracting, that added color and function for this family of three (not counting the cats). A couple years later, they were knocking on our door again to strip the ensuite bedroom of its ruffled valences and red carpet—a bold choice that ran right into the bathroom (!)—and make it a serene retreat. Color and function proved the goals yet again, and JL Benton was back to make the design reality. The clients thoughtfully chose to maximize their budget in order to get a whole lot of bells and whistles—details that undeniably change their daily experience of the space. The fantastic zero-entry shower is composed of handmade tile from Heath Ceramics of California. A window where the was none, a handsome teak bench, thoughtful niches, and Kohler fixtures in vibrant brushed nickel finish complete the shower. A 100 year old home gets a much needed kitchen renovation. The owner desperately needed a more functional space to suit their family of five. Adding stacked white cabinetry for added storage and a faux wall behind the refrigerator gives this kitchen a better layout and more storage. We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

A true Seattle Craftsman with original dark stained fir finish carpentry. When I first worked with this family nearly five years ago, we created a color design for all of the communal areas of the home, except the kitchen. They knew they would be remodeling the kitchen at some point in the future. With lovely furnishings that fit the period and aesthetic of the home, establishing a palette was easy. Four years later and after helping with the exterior and their home on Orcas Island, I was asked to design their kitchen! Truly a dream project. The new kitchen countertops provided the foundation for the expansion of the home's palette. Creating a much lighter aesthetic was the goal, which is where my ability to find the right balance really came into play. I knew having some of the very dark wood elements would be important to connect the new kitchen and sunroom to the rest of the house. Staining the window sashes only, the interior of the glass-front cabinets, bookcases and bench in sunroom, and floating shelves in baking center provided the connection to the rest of the home, while the painted cabinets and woodwork provided the light freshness they were after to the flow with the countertops. I was responsible for the custom cabinet design (layout, function, and aesthetic) and coordination and selection of all hard surfaces and color.

I recently re-visited a Victorian period property in the Leeds suburb of Headingley which had an unusually large tiled entrance hall which we believe to be as old as the property itself. I say re-visited as I actually gave this floor a deep clean and reseal around five years ago; it’s always nice to be asked to return to a job as it shows the customers was very happy with the work. However, with five years of wear and tear the sealer had worn down and the floor was now starting to trap dirt, also it had lost the attractive shine added by the sealer and the owner felt it was time to have it done again. Additionally, the owner had recently had the whole house decorated and wanted the floor to look its best and match the fresh appearance of the property. Sealers do wear off with use and so it is inevitable that the tiles will need to be cleaned and sealed again with time. Given it hadn’t had a professional clean and seal for five years the floor wasn’t looking too bad as you can see from the picture, it was just a bit dull in the high traffic areas such as along the centre. I’ve certainly seen a lot worse. Initially I wasn’t 100% sure on which cleaning method l was going to use on this floor. Originally l thought about using a coarse 200-grit burnishing pad to take off a couple of layers of sealer and then re-apply 2 more coats. However, the finish on the floor wasn’t even across the width of the hallway and l felt using that approach wouldn’t resolve that. Additionally, a lot of tiles were pitted and a burnishing pad would struggle to get into the holes. So instead I decided to completely strip the floor and re-seal it which would ensure a uniform finish across the floor. I used a strong 50:50 dilution of Tile Doctor Pro-Clean on the tiles and scrubbed it in with a black floor pad which removed the old sealer and ingrained dirt. The large floor pads are not very effective in the corners and edges, so I used a 6-inch red buffing pad fitted to a hand buffer for those. The floor was rinsed with water and the soil extracted using a wet vacuum. After inspecting the floor some areas were retreated with a repeat of the same process. After a final rinse and extraction of the soiled water the floor was left to dry overnight. The next day after first checking the floor was dry with a damp meter it was sealed with four coats of Tile Doctor Seal and Go. This is a water based sealer that gives a lovely sheen and allows the colours to shine through as well as letting the floor breath, which is important in properties of this age that usually do not have a damp proof membrane. I was very pleased with the finished result as the pictures show and glad that l had chosen to do a deep clean and not just apply more coats of sealer. The client was over the moon. What a dramatic transformation for this twenty-five-year-old house in the Western Hills neighborhood of Yorktown. Out with the pink of the 90’s and in with sharp navy blues, white, and wood tones. We designed and remodeled the kitchen, a bathroom, and the fireplace area of the adjacent living room. We changed the kitchen layout to make it more functional, added new lighting, replaced all the cabinetry, installed new Kitchen Aid appliances, installed new Cambria countertops and fireplace surround, installed new backsplash tile, and installed a new tile shower.
