Bathroom remodel was a complete redesign to bring the original 90-year old San Francisco bathroom into modern day. Reimagining the space involved knocking down walls and employing artisans for handmade shower tiles and locally custom-made cabinetry to perfectly fit tight spaces. Creamy tones, Mahogany wood, and ceramic crackle and subway tiles strike a balance between traditional and contemporary. A masterpiece of light and design, this gorgeous Beverly Hills contemporary is filled with incredible moments, offering the perfect balance of intimate corners and open spaces. A large driveway with space for ten cars is complete with a contemporary fountain wall that beckons guests inside. An amazing pivot door opens to an airy foyer and light-filled corridor with sliding walls of glass and high ceilings enhancing the space and scale of every room. An elegant study features a tranquil outdoor garden and faces an open living area with fireplace. A formal dining room spills into the incredible gourmet Italian kitchen with butler’s pantry—complete with Miele appliances, eat-in island and Carrara marble countertops—and an additional open living area is roomy and bright. Two well-appointed powder rooms on either end of the main floor offer luxury and convenience. Surrounded by large windows and skylights, the stairway to the second floor overlooks incredible views of the home and its natural surroundings. A gallery space awaits an owner’s art collection at the top of the landing and an elevator, accessible from every floor in the home, opens just outside the master suite. Three en-suite guest rooms are spacious and bright, all featuring walk-in closets, gorgeous bathrooms and balconies that open to exquisite canyon views. A striking master suite features a sitting area, fireplace, stunning walk-in closet with cedar wood shelving, and marble bathroom with stand-alone tub. With respect to the notion of old-meets-new, the kitchen strikes a comfortable balance between materials. For the center island, Franklin repurposed original barn siding into cladding for the unit, painting it grey. The Corian counter top and stainless steel backsplash provide a cool contrast. A set of antique barstools was a fortunate find for the homeowner. Sourced from a local bar that had closed, all they needed was a little elbow grease to realize their full potential. It took days to remove years worth of nicotine stains from them, but as Franklin exclaims, "It was worth it because the old stools found a new home in an old barn!" The partial wall was designed to address a number of functional and aesthetic concerns. Dividing the workspace from the storage space, it keeps the pantry area out of view, and allows light to carry through this area of the home. Franklin also uses the wall as a means to display his growing teapot collection. "It’s funny," he confesses, "but I think they can entice people to sit down, have a cup of tea and converse (Imagine that in this world of technology!)" Adrienne DeRosa Photography

The chrome and leather bar stools, along with the starburst sputnik-styled light pendants, add a splash of modernism. These sleek modern elements are coupled with the natural organic beauty of the Bardiglio marble that was selected for the countertops and book-matched backsplash. In the Blackhawk neighborhood of Danville, a home’s interior changes dramatically with a modern renovation that opens up the spaces, adds natural light, and highlights the outside world. Removing walls, adding more windows including skylights, and using a white and dark brown base-palette evokes a light, airy, but grounded experience to take in the beautiful landscapes of Danville.

The concept of a modern design was created through the use of two-toned acrylic Grabill cabinets, stainless appliances, quartz countertops and a glass tile backsplash. The simple stainless hood installed in front of large format Porcelanosa tile creates a striking focal point, while a monochromatic color palette of grays and whites achieve the feel of a cohesive and airy space. Additionally, ample amounts of artificial light, was designed to keep this kitchen bright and inviting.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage.
