Balanced shade, dappled sunlight, and tree canopy views are the basis of the 518 Sacramento Drive house design. The entry is on center with the lot’s primary Live Oak tree, and each interior space has a unique relationship to this central element. Richard Mandelkorn A newly connected hallway leading to the master suite had the added benefit of a new laundry closet squeezed in; the original home had a cramped closet in the kitchen downstairs. The space was made efficient with a countertop for folding, a hanging drying rack and cabinet for storage. All is concealed by a traditional barn door, and lit by a new expansive window opposite.

Photography by Manolo Langis Located steps away from the beach, the client engaged us to transform a blank industrial loft space to a warm inviting space that pays respect to its industrial heritage. We use anchored large open space with a sixteen foot conversation island that was constructed out of reclaimed logs and plumbing pipes. The island itself is divided up into areas for eating, drinking, and reading. Bringing this theme into the bedroom, the bed was constructed out of 12x12 reclaimed logs anchored by two bent steel plates for side tables.

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room. Gordon King Photography
