Privacy shades filter the sun's harmful rays but still allow daylight to flow through to naturally light a room. There is no visibility inwards or outwards to protect your home and family. These light filtering privacy shades can be manually operated or motorized for added convenience.

We "flipped" the layout of this kitchen resulting in a much more functional space. We removed an oddly-placed pantry and a less-than-comfortable window bench to reposition the primary sink and working kitchen to overlook the rear garden. The new space is now open to the adjacent living room and provides for a gracefully curved breakfast banquette or counter seating at the island. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

A peninsula in the original design of this kitchen disrupted the flow from the dining area but this gorgeous island with seating for two under delicate pendant lights creates a smooth flow to the breakfast room. Beautiful raised-panel Cherry full overlay cabinetry by Holiday Kitchen with contemporary style brushed nickel hardware by Hafele, blend perfectly with the medium-toned oak flooring in a warm glow. A glass and stone mosaic tile backsplash in a muted palette that perfectly complements the granite countertops. New stainless steel appliances including Kitchen Aid double ovens, Kitchen Aid French door style refrigerator, a Sharp microwave oven drawer and a Wolf cooktop complete the functionality the homeowners desired, balanced by the warm, inviting décor. Renovisions received a request from these homeowners to remodel their existing master bath with the design goal: a spa-like environment featuring a large curb-less shower with multiple showerheads and a linear drain. Accessibility features include a hand-held showerhead mounted on a sliding bar with separate volume controls, a large bench seat in Blue Pearl granite and a decorative safety bar in a chrome finish. Multiple showerheads accommodated our clients ranging heights and requests for options including a more rigorous spray of water to a soft flow from a ceiling mounted rain showerhead. The various sprays provide a full luxury shower experience. The curb-less Schluter shower system incorporates a fully waterproof and vapor tight environment to ensure a beautiful, durable and functional tiled shower. In this particular shower, Renovisions furnished and installed an elegant low-profile linear floor drain with a sloped floor design to enable the use of the attractive large-format (17” x 17”) Carrera-look porcelain tiles. Coordinating Carrera-look porcelain tiles with a band of color and shower cubby in Blue Pearl granite tie in with the color of the tile seat and ledge. A custom frameless glass shower enclosure with sleek glass door handles showcases the beautiful tile design. Replacing the existing Corian acrylic countertops and integrated sinks with granite countertops in Blue Pearl and rectangular under mount porcelain sinks created a gorgeous, striking contrast to the white vanity cabinetry. The widespread faucets featuring crystal handles in a chrome finish, sconce lighting with crystal embellishments and crystal knobs were perfect choices to enhance the elegant look for the desired space. After a busy day at work, our clients come home and enjoy a renewed, more open sanctuary/spa-like master bath and relax in style.

The client wanted a better flow throughout their landscape, as well as introduce straight lines to a space to modernize the irregular shaped pool. Their upper deck was where they did a majority of their entertaining so ensuring this space was large enough for both dining and lounge was the starting point of the design. Introducing privacy from the many on looking neighbours, without completely blocking it off from the rest of their own yard was important. Laser cut privacy screens added this filtered privacy. A round hot tub was added to the back corner of the property, which otherwise seemed like wasted space. Highlighted by the privacy panels in the same pattern used on the deck to create some consistency. Trees were both maintained and added where needs along the property to add greenery and privacy. The entire space now feels open within the backyard, but private from neighbours.

These clients enjoyed a system we installed into their previous home so much, they knew they wanted GHT to help design their dream home. Starting from the blueprint stage, we worked very closely with both the designer and the home owners and handled all the Low Voltage work from ground-breaking to the completion of what became a technological marvel. From Home Theater system to Automation, even a climate controlled wine cellar that proudly displays its inventory, this home has it all. The Crestron automation system integrates the entire house, controlled with both on-wall displays and iPad/iPhone control for remote access. The automation system controls all in-home systems including the HVAC, lighting, an ICRealtime security camera system, and an Elk alarm system. It can even control the house water flow, and can sense leaks and turn off water accordingly. The Crestron Video Matrix System distributes audio and video to the Home theater and 10 TVs throughout the home. The Home Theater itself features a 110 inch Stewart film screen and Bowers and Wilkins CM speakers, driven by Rotel Processor and Amps. In our Contemporary Bellevue Residence we wanted the aesthetic to be clean and bright. This is a similar plan to our Victoria Crest home with a few changes and different design elements. Inspiration for a mid-sized timeless galley dark wood floor eat-in kitchen remodel in San Francisco with a double-bowl sink, beige cabinets, granite countertops, white backsplash, stainless steel appliances, yellow walls, no island, porcelain backsplash and recessed-panel cabinets

The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom.
