I recently worked on the restoration of a Victorian tiled hallway in Cwmbran Wales which is six miles North of Newport. As you can see from the photographs the floor was in quite a neglected dirty state and many of the the black and white border tiles needed removing and replacing. The worst part was the area by the front door where most of the tiles had been removed and then backfilled with concrete. I can only assume at some point in the past it was deemed to difficult or expensive to restore the floor, so they simply covered it up. After visiting to survey the floor I did offer to source replacements for the concreted section and restore that as part of the work however my client’s budget would not stretch to that at the time. My quote was therefore focused on the main section of flooring and included replacing border tiles, deep cleaning the whole floor and then sealing the tiles to add protection. Although I did need to check that I could indeed source the replacement tiles before being able to provide the quote which as it turned out would not be an issue. They were happy to go ahead and we arranged a suitable time to carry out the work which would enable me to work in the property whilst minimising contact with the owners due to the Covid-19 situation. I spend the first day sorting out the black and white border tiles which needed to be gently prised out of position without upsetting the main part of the floor. The exposed subfloor was then cleaned up to remove old adhesive and replacements were fitted where required and secured into place. The floor would need to be solid before cleaning so that was left for day two so the new adhesive could go off overnight. On day two I gave the floor an initial clean using a combination of Tile Doctor Pro-Clean and Remove and Go diluted with water. This produces a strong cleaner/stripper that will tackle dirt and remove coatings such as previous sealers. The old tiles had accumulated years of ingrained dirt, so I needed this extra power to remove the years of dirt and contaminates from the tile. It was sprayed onto the tiles and then left to soak in for ten minutes before being actively scrubbed into the tile using a rotary machine fitted with a black scrubbing pad. The soil was then rinsed off with water and extracted with a wet vacuum. The floor was inspected, and the process repeated on the tough stains until I was satisfied all the dirt had been removed. Next the floor was treated to an acid wash using Tile Doctor Acid Gel using a similar method as before. This is an important treatment for these old Victorian floors that have no damp proof course as it neutralises efflorescent salts trapped in the tile which can appear as white salt deposits later. Once I was happy with the condition of the floor it was given a final rinse and left to dry off. I use a wet vacuum to remove liquids from the floor and on this last extraction I spent extra time to remove as much moisture from the tiles as possible. I came back a few days later and after checking the tiles were dry using a damp meter, I started the application of the sealer. For this floor I applied seven coats of Tile Doctor Seal and Go for a satin finish. Tile Doctor Seal and Go is a specially formulated water-based sealer that provides both stain resistance and a durable low-sheen finish. It is perfect on a floor of this age where it leaves a lovely finish and will remain durable in what is a essentially a high traffic area. Although we didn’t manage to sort out the area by the front door the client managed to fit a made to measure coir door mat along with carpet bar which was quite practical and looked fine so they were able to resolve that problem without blowing their budget. The client was over the moon with results, the floor had a lovely pattern and the colours now shone through. I suggested the use of Tile Doctor Neutral Tile Cleaner to keep the floor clean and in good condition. It is neutral in pH so will ensure that the newly applied sealer stays in place and will ensure maintenance is nice and easy for them. Paul Wales Monmouthshire Tile Doctor

A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light. DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design. The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done. The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine. During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids! The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!" As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space. When Menges & Curtis Pharmacy opened during the height of the Industrial Revolution on Saratoga Springs’ main street, its druggists mixed tinctures and remedies to their own formulas, examined and treated patients and even applied leeches if it was deemed appropriate. By 2010, the family that had owned the Menges & Curtis for the past 50 years was struggling with the conventional pharmacist’s lot in modern life: handing out prepared medications for an increasingly lower insurance reimbursements, and trying to make up the difference by selling spa and personal care products. All the while, M&C’s traditional clientele was drifting away to chain drugstores, supermarkets and retailers such as Walmart stores, which were dispensing medications at low margins to lure shoppers into their aisles while they waited for their prescriptions. The owner restructured his business plan, selling his traditional pharmacy assets to a chain and creating a partnership with a “compounding shop” in Latham to go back to time-honored methods of creating personally formulated nutritional and vitamin supplements, hormone balancers and natural wellness herbal extracts for preventative health maintenance, chronic illnesses, veterinary and pediatric care. Now a new business with an old-school ethos, Fallon Wellness Pharmacy needed substantial renovations to its iconic storefront in the S.W. Ainsworth Building in Saratoga’s Broadway Historic District. The low ceilings made the space feel cramped, and storage was ineffective. The new partners called upon Old Saratoga Restorations to project manage a complete modernization of the space, adding graceful private consultation rooms and compounding labs to comply with health and safety codes, while respecting the integrity of the ornate High Victorian 1871 brick commercial block building.

Deck Brightener DSI is designed to be used after Deck Stripper DSI to neutralize the surface and restore the natural beauty of exterior wood. Deck Brightener DSI removes rust or tannin stains caused by fallen leaves and is recommended for use on all species of wood, including redwood. Deck Brightener DSI is an oxalic acid solution that removes dirt, grime, tannin, rust, and fungi stains from wood surfaces. This liquid concentrate is mixed with water (two parts water to one part concentrate) to brighten and restore the natural beauty of exterior wood. Deck Brightener DSI will not harm wood fibers, grass, or plants when used properly. Deck Brightener DSI is recommended for surface preparation prior to initial application of clear and semi-transparent finishes and stains. It is used as a neutralizer and brightener for all wood species that have been cleaned with Deck Stripper DSI. Even new wood needs to be cleaned in order to remove mill scale so the surface can more easily absorb deck stains. Deck Brightener DSI is not formulated to remove intact paint, stain, or clear finishes and may dull painted and metal surfaces if not quickly rinsed. We refurbished the kitchen with new appliances, hardware, plumbing fixtures, and paint.
