The Master Suite of the Elmwood project was formulated from scratch in the spacious addition of a branching household. Our clients wanted to keep the neighborhood they loved while creating space for a growing family. DMB Design came into the project at the blueprint phase, offering our intentional consideration to the layout of the space before its physical creation. This offered us an opportunity to present our idealized iteration of a self-contained sanctuary space. We created a spa-inspired atmosphere, starting with the floating tub that captured our hearts from the very beginning. You'll find plenty of space to hang your robe in the 15-foot walk in closet complete with floor-to-ceiling custom built-ins. The suite maintains an aura of romance, creating a sense of delicacy without an ounce of fussiness.

The project’s starting point was to understand the building’s original post and beam structure and to use that internal logic to formulate a sympathetic remodel. With an emphasis on the upper back unit, the owner’s private residence within this recently purchased Edward Killingsworth triplex, the first order of business was to strip the excess out and to return the complex to something that resembled the original. With a limited budget, the tact was to restore where possible, and to insert where needed, but always with a sympathetic eye. The kitchen quickly became the primary focus and it was soon realized that by removing the division between the existing galley and family room that the essence of the structural system could be revealed. Once opened the datum of the layered beams was adhered to with the kitchen reinforcing this overhead water line. The primary internal wall was then highlighted with a new wood veneer with the refrigerator recessed (borrowing a bit of space from the master closet) and the existing heater chromed.

A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. This project started as a typical early 1970 Tudor style suburban home with cedar accents and 4x6 solid cedar rafter tails. The cedar accents were in good shape but the siding was rotting so we formulated a design to leave the cedar accents and rafters and replace the siding with new Hardie lap siding. We also over-layed the tudor style trim on the stucco at the roofline. We then covered the whole house with Sherwin Williams Emerald paint.

The perfect paints for masonry are now available through Acme Brick. Romabio offers both limewash and masonry paint for those that want to change the look of their brickwork. Classico Limewash creates that charming old world feel with a freshly painted look, but because some of the brick remains exposed, the warmth and quality endues. All it takes is a single coat for absorbant, unpainted brick, stone or other masonry, with no primer needed. Specially formulated to be easily manipulated in the first 5 days of application, you can test the product and see the results with no risk. Once it calcifies to the surface, it is breathable and will not seal the brick or stone, ensuring that it it doesnt peel, chip, or flake off. BioDomus I & II are mineral based, breathable paints that will not seal the masonry surface. Unlike acrylic or latex, they will not peel, chip, or flake off. Both BioDomus I and BioDomus II are high performing paints that are inherently the same except for the finish they create. BioDomus I produces a flat finish. BioDomus II has a slight aggregate in it to create a textured look on smooth brick, or a smoother finish on a rough surface. Color possibilites are almost unlimited as you can match other color palettes or choose from over 200 colors in the Romabio color deck. With a high UV resistance, a breatheable wall, and a 20 year warranty, the performance of these products is made to last.

The kitchen layout remained intact, while appliances, fixtures, hardware, countertops and backsplashes were upgraded . All three bathrooms in the house were also renovated, original hardwood floors were refinished and carpet and tile flooring throughout replaced. Additionally, the dated built-in brick fireplace on the ground floor game room was redesigned. The new fireplace design would now directly tie in with the modern farmhouse style of the exterior, complete with the addition of a large wooden mantle. DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design. The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done. The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine. During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids! The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!" As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space. It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

The city of West Hollywood has long been awaiting the opening of the new dog parks at West Hollywood Park. K9Grass is installed two off-leash dog parks, a small one that’s approximately 4,000 square feet and a larger park that’s approximately 7,000 square feet. Each dog park is gated and fenced-in with expansive open spaces, shade trees, mounds, and terraces—all thoughtfully placed for the dogs to enjoy. K9Grass was installed in both of the parks by the ForeverLawn Pacific Coast team. At the ribbon cutting ceremony that took place in January, West Hollywood Mayor John Heilman shared, “People have been asking me, “What about this grass? This grass is amazing!” Well it’s actually not grass. It’s a specially formulated K9Grass® artificial turf.
