A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light. This project started as a typical early 1970 Tudor style suburban home with cedar accents and 4x6 solid cedar rafter tails. The cedar accents were in good shape but the siding was rotting so we formulated a design to leave the cedar accents and rafters and replace the siding with new Hardie lap siding. We also over-layed the tudor style trim on the stucco at the roofline. We then covered the whole house with Sherwin Williams Emerald paint.

The perfect paints for masonry are now available through Acme Brick. Romabio offers both limewash and masonry paint for those that want to change the look of their brickwork. Classico Limewash creates that charming old world feel with a freshly painted look, but because some of the brick remains exposed, the warmth and quality endues. All it takes is a single coat for absorbant, unpainted brick, stone or other masonry, with no primer needed. BioDomus II has a slight aggregate in it to create a textured look on smooth brick, or a smoother finish on a rough surface. I recently worked on the restoration of a Victorian tiled hallway in Cwmbran Wales which is six miles North of Newport. As you can see from the photographs the floor was in quite a neglected dirty state and many of the the black and white border tiles needed removing and replacing. The worst part was the area by the front door where most of the tiles had been removed and then backfilled with concrete. I can only assume at some point in the past it was deemed to difficult or expensive to restore the floor, so they simply covered it up. After visiting to survey the floor I did offer to source replacements for the concreted section and restore that as part of the work however my client’s budget would not stretch to that at the time. My quote was therefore focused on the main section of flooring and included replacing border tiles, deep cleaning the whole floor and then sealing the tiles to add protection. Although I did need to check that I could indeed source the replacement tiles before being able to provide the quote which as it turned out would not be an issue. They were happy to go ahead and we arranged a suitable time to carry out the work which would enable me to work in the property whilst minimising contact with the owners due to the Covid-19 situation. I spend the first day sorting out the black and white border tiles which needed to be gently prised out of position without upsetting the main part of the floor. The exposed subfloor was then cleaned up to remove old adhesive and replacements were fitted where required and secured into place. The floor would need to be solid before cleaning so that was left for day two so the new adhesive could go off overnight. On day two I gave the floor an initial clean using a combination of Tile Doctor Pro-Clean and Remove and Go diluted with water. This produces a strong cleaner/stripper that will tackle dirt and remove coatings such as previous sealers. The old tiles had accumulated years of ingrained dirt, so I needed this extra power to remove the years of dirt and contaminates from the tile. It was sprayed onto the tiles and then left to soak in for ten minutes before being actively scrubbed into the tile using a rotary machine fitted with a black scrubbing pad. The soil was then rinsed off with water and extracted with a wet vacuum. The floor was inspected, and the process repeated on the tough stains until I was satisfied all the dirt had been removed. Next the floor was treated to an acid wash using Tile Doctor Acid Gel using a similar method as before. This is an important treatment for these old Victorian floors that have no damp proof course as it neutralises efflorescent salts trapped in the tile which can appear as white salt deposits later. Once I was happy with the condition of the floor it was given a final rinse and left to dry off. I use a wet vacuum to remove liquids from the floor and on this last extraction I spent extra time to remove as much moisture from the tiles as possible. I came back a few days later and after checking the tiles were dry using a damp meter, I started the application of the sealer. For this floor I applied seven coats of Tile Doctor Seal and Go for a satin finish. Tile Doctor Seal and Go is a specially formulated water-based sealer that provides both stain resistance and a durable low-sheen finish. It is perfect on a floor of this age where it leaves a lovely finish and will remain durable in what is a essentially a high traffic area. Although we didn’t manage to sort out the area by the front door the client managed to fit a made to measure coir door mat along with carpet bar which was quite practical and looked fine so they were able to resolve that problem without blowing their budget. The client was over the moon with results, the floor had a lovely pattern and the colours now shone through. I suggested the use of Tile Doctor Neutral Tile Cleaner to keep the floor clean and in good condition. The goal for this husband and wife team was to create a functional home for their family. Because they love to entertain, they wanted to see how they could accommodate guests and extended family—improving the layout and functionality of their Bonita Bay home of more than eight years. Having worked with remodeling contractors in the past, they were reluctant to proceed. They had experienced a remodeling fiasco that drug on beyond their expected completion dates and went well over budget. This time, they hired a local architect, an interior designer, and Progressive Design Build as the general contractor. The three teams worked together to formulate a clear vision and plans for the renovation. Once this husband and wife team knew exactly what they wanted to achieve and had a design plan in hand, they set about creating a modern and functional outdoor living space. The three teams worked together to finalize the design and the budget—no headaches, not delays. After six months (two months finalizing the design and budget, and four months to build), this project finished on time and on budget and resulted in a beautiful outdoor living space that consisted of a massive outdoor kitchen with a separate dining area and sitting area, 20-foot tall vaulted ceilings, a beautiful glass fireplace and cost stone balustrades. It was finished with cast stone columns, huge stucco arches, a high tech lighting system and porcelain tile floors.

Coffered Ceilings encase a subtle shade of green to give a warm effect. Walls are Painted with Sherwin Williams' Superpaint tinted to Benjamin Moore's Kentucky Haze. These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals. We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router. The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations. Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV. The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area. A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. The Master Suite of the Elmwood project was formulated from scratch in the spacious addition of a branching household. Our clients wanted to keep the neighborhood they loved while creating space for a growing family. DMB Design came into the project at the blueprint phase, offering our intentional consideration to the layout of the space before its physical creation. This offered us an opportunity to present our idealized iteration of a self-contained sanctuary space. We created a spa-inspired atmosphere, starting with the floating tub that captured our hearts from the very beginning. You'll find plenty of space to hang your robe in the 15-foot walk in closet complete with floor-to-ceiling custom built-ins.
