MainStreet Design BuildOriginally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly.
Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck.
The clients’ needs that fueled the design plan included:
-Preserving and capitalizing on the lake view
-A large, welcoming entry from the street
-A warm, inviting space for entertaining guests and family
-A large, open kitchen with room for multiple cooks
-Built-ins for the homeowner’s book collection
-An in-law suite for the couple’s aging parents
The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry.
The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry.
These Orchard Lake property homeowners love their new home, with a combined first and second floor living space totaling 4,429 sq. ft. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017.

Tile Doctor LtdDetails of a Limestone patio I was asked to clean at a property in the affluent neighbourhood of Alderly Edge, Cheshire, famous for being the home of choice for several Premier League footballers. In fact Alderly Edge, which lies not too far south of Manchester and is one of the most sought after places to live in the UK. My client was unhappy with the look of the patio had previously been sealed using a topical sealer, and this had left the tiles looking dull and lifeless.
Limestone is a fantastic natural stone, popularly used for internal floors as well as patios, it comes in a variety of fantastic colours and shades. What my client really wanted for the patio was a wet look to bring out the character of the Limestone. So, my job was to strip the old sealer off and replace it will one that would achieve the desired finish.
To strip the old sealer from the patio, I used a series of fine diamond encrusted burnishing pads which are applied in order from Coarse, Medium, Fine and then Super Fine. The coarse pad is effective at stripping off sealer without damaging the tile, and without the need to use a liquid product. The finer burnishing pads then rebuild the appearance of the Limestone to provide a nice deep shine.
The new sealer of choice was Tile Doctor Colour Grow, which can be used on both internal and external natural stone surfaces. Colour Grow is an impregnating sealer which penetrates deep into the pores of the stone, providing both long-lasting resistance and durable protection against ingrained dirt and stains. As you can see from the photos, Colour Grow is also specially formulated to intensify the natural colours in the stone, and it really helped to bring the Limestone back to life again.
The finished job left this patio with the wet, polished look my client had requested. She was very pleased with the result and amazed by just how quickly such a marked difference could be made. Another happy client!

Tile Doctor LtdWe work on a lot of residential tile installations but also cover commercial properties too, such as this new farm office which was in the process of being built in the market town of Driffield, East Yorkshire where a Flagstone tiled floor had been laid at the entrance. Driffield is known as the ‘Capital of the Yorkshire Wolds’ and lies near the source of the River Hull.
The farm office project was very big and, with the pressure on to complete it in time, the floor had been laid without being sealed first. As a result, the floor was getting dirty very easily, and was proving difficult to keep clean. It was clear that the Flagstone tiles would need to be cleaned and sealed, and I was called upon to get the job done.
To clean the floor I first mixed a 50:50 solution of clean water and Tile Doctor Pro Clean. Pro Clean is a high-alkaline cleaner which is safe to use on a wide range of natural stone floors. The cleaning solution was worked in using a rotary machine fitted with a black buffing pad which proved an effective method, lifting off the dust and residue that had been left on the surface of the Flagstone tiles during the course of construction work.
The excess residue was extracted using a wet-vac machine. I then repeated the whole process over again several times in order to get the floor as clean as possible.
To seal the floor I used a combination of two different Tile Doctor sealers. Firstly, I applied a layer of Tile Doctor Colour Grow to the floor. This colour intensifying sealer is specially formulated to enhance the fantastic natural colours in the stone, while at the same time providing durable surface protection.
The floor was then finished off with a couple of coats of Tile Doctor Seal & Go. This added to the stain resistance of the floor, while also delivering a very nice subtle shine on the surface.
All signs of building work have been removed from the stone floor and it is now looking presentable ready for the opening of the new office, the combination sealer applied to the floor will also make sure it stays that way for some time to come.

East Yorkshire Tile Doctor
Tile Doctor LtdThis is a job I recently completed in the small town of Braunstone, which lies just outside the city boundaries of Leicester, Leicestershire. My client wanted a restorative cleaning and sealing service for their very old Quarry tiled bathroom floor, which dates back to the Edwardian period. The floor was suffering from paint and adhesive staining, and was now in dire need of a thorough clean more generally along with a fresh seal to protect it from further damage.
I treated the floor in the first instance Tile Doctor Remove & Go which is a powerful stripper that breaks down old sealers remaining on the floor, as well as inherent paint and adhesive contamination. Remove & Go also contains cleaning properties which allows it to draw out ingrained dirt from the stone, lifting it to the surface. The product was applied to the floor and allowed to dwell for approximately thirty minutes prior to agitation with a hand-held rotary polisher fitted with a small black stripping pad.
The resulting slurry was promptly removed using a wet vacuum machine and our specialist Tile Doctor Acid Gel was then applied to the floor. Acid Gel is a blend of phosphoric and hydrochloric acids in gel form, and is specially formulated to treat grout haze and efflorescence on both wall and floor tiles.
Readers should be aware that this product is not suitable for use on acid-sensitive stone tiles such as Marble, Limestone and Travertine as it can potentially cause severe etching. In this case Acid Gel was left to dwell for ten minutes prior to agitation. This was effective in removing the white efflorescence salt staining that was present in several concentrated areas. Once again, the resulting slurry was vacuumed away, and the entire floor was rinsed with clean water.
The floor was left to dry for roughly twenty four hours before I returned to seal the floor. My choice of sealer in this case was Tile Doctor Colour Grow, a colour enhancing, impregnating sealer. The sealer will help to protect the tiles from soil ingress, and both water and oil based spills.
As you can see from the ‘Before’ and ‘After’ photographs, a marked difference was made to the appearance of this Quarry tiled floor. A professional and carefully thought out approach was taken to tackling the innate problems, particularly relating to efflorescence and paint and adhesive staining, and my client was extremely pleased with the results.

Electronic Lifestyle Associates (ela)These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals.
We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router.
The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations.
Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV.
The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area.
A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. This was a great balance of budget and appropriate user interface options.

Cavé StudioThe kitchen layout remained intact, while appliances, fixtures, hardware, countertops and backsplashes were upgraded . All three bathrooms in the house were also renovated, original hardwood floors were refinished and carpet and tile flooring throughout replaced. Additionally, the dated built-in brick fireplace on the ground floor game room was redesigned. The new fireplace design would now directly tie in with the modern farmhouse style of the exterior, complete with the addition of a large wooden mantle.
DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design.
The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done.
The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine.
During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids!
The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!"
As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space.
It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.
Tile Doctor LtdAnother quick job here in Cheshire, this time in the town of Wilmslow. Much like Alderly Edge, where I recently completed another job, Wilmslow is an affluent area known for its upmarket lifestyle and as a popular option for residence amongst celebrities and famous figures. In fact it is currently, and has previously been, home to several Premier League footballers from the nearby clubs Manchester United and Manchester City.
This job was another case of where a tiled floor had lost its shine due to the sealer wearing away over time. In this instance, my client had a Travertine tiled floor in her kitchen that she wanted to me to restore back to looking at its best.
Travertine is a fantastic natural stone which possesses unique features that no other stone can offer. It offers a particularly distinctive design style, making it a popular choice both for commercial and residential use. Many homeowners use Travertine tiles for kitchen flooring, bathroom walls and floors and for external floors, such as patios.
The process of stripping off old sealer can be done effectively and relatively quickly without using a liquid stripper. The best method is to use a series of fine diamond encrusted burnishing pads, which is exactly what I did in this case. The burnishing pads are applied in sequence from coarse, medium, fine and superfine to remove the old sealer without damaging the Travertine and then re-polish to a lovely polished shine.
One the floor had been burnished, rinsed and dried; I proceeded to re-seal the floor with Tile Doctor Colour Grow. Colour Grow is particularly effective when to seal porous natural stone surfaces such as Travertine and Limestone, whether internal or external. This is because the product is specially formulated to penetrate deep into the pores of the stone, providing durable surface protection from within.
The other key benefit of Colour Grow is that it intensifies the colours within the stone, as you can from the photos. This adds additional character and flair to already impressive household features like this Travertine floor.
The finished results were exactly what my client had hoped for. It goes to show that with the right methods and know-how such a big difference can be made to the appearance of tiled floors. I was very happy to help.

GappsiThe driveway installation started with the excavation of existing asphalt and sub base. New concrete base with fiber mesh was installed with Amagansett granite pavers is laid over a thin layer of graded sand. Stone was selected from the Gappsi natural stone collection. Jumbo Belgian block was installed for the street curb and driveway entrance. The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. Stamped Leather Description: Dyes and waxes are hand applied to South American raw material to impart a transparent clarity. This coupled with substrate gives the leather a sophisticated, pebble grain appearance. All of the aniline dyes and stamping applied to the hides are hand done in North Carolina by skilled artisans drawing from years of creative experience creating an impressive patina. The absence of pigments adds to the natural softness of the hides. A light protective top, utilizing a proprietary formulation developed by the tannery creates the exquisite touch this leather is known for and makes the leather suitable for active family homes. Because of the depth and transparency of this leather, natural markings will be exposed and should not be confused as defects or deficiencies, but appreciated as Nature's Autograph of Authenticity found in the finest full grain leathers.
100% top grain cowhide leather is characterized by variations in shade, texture, color and grain. Healed marks and scars are to be expected and enhance the natural beauty of the hides. These variations should not be considered defects as they are normal and unique features of genuine 100% top grain cowhide leather.
Frame Construction: Made with American Alder Wood, our frames are glued, screwed and dowelled at the joints. Two coats of high quality stain is hand rubbed on the wood finish and then sealed with industrial grade clear coat.
INSPIRED KITCHEN DESIGN“I wanted to use IKEA cabinets and knew how important it was to get the exact measurements and SKUs correct, so I needed a designer. I also already had a strong vision of how I wanted the kitchen to look, so I didn’t want to pay thousands of dollars to start from scratch,” she says.
This was especially important because her pre-existing kitchen presented a lack of wall and countertop space and difficulty in placing the ovens and microwave where she and her husband wanted.
“The biggest obstacle was the lack of wall space (the space has lots of French doors/windows). So we knew we needed an island and a big one at that. Our island is almost 11 feet long! This was also compounded because we wanted to install a double oven which took up more wall space!” she says.
Enter IKD’s design team that made the entire design process very customer — and budget — friendly.
“Our budget, including all new appliances and contractor labor costs was around $30K. But I had done pre-research and formulated our budget knowing that we would be using IKEA for both countertops and cabinets. If we’re just talking IKEA materials for cabinetry and countertops, we came in at an amazing $12K!”
Specifically, Kate combined IKEA’s SEKTION cabinetry framework system with IKEA’s TINGSRYD Black door fronts with wood effect.
This look was complemented by IKEA’s custom KASKER quartz countertops (outsourced through Caesarstone); a Whirlpool dishwasher; and a GE double oven, among others.
The result?
What was once a crowded and inefficient kitchen is now a stunning open floorplan IKEA kitchen featuring an impressive center island and plenty of counter space.
She concludes: “My favorite part is the open layout that allows me to face the living room while standing at the island and cooking.”
