In the living room, comfort and elegance were perfectly combined in the Stylish Club pieces. The Fortune console provided a refined touch, desired for this corner of the living room, and the chaise longue, idealized to the client’s taste, was the missing detail for the unforgettable moments of rest and relaxation.

Our client was a family with younger children that came to us through the recommendations of former customers. Their existing house had been remodeled by them 10 years earlier and was well-suited to the married couple. With the addition of two younger children, they realized that the house just didn’t function very well for their family. Fortunately, the husband and wife took their time thinking about what they wanted, and by the time they met with us, had their needs well laid out. We brought in local Architect, James Stroupe, and recommended him to the client as a collaborative professional who could help us achieve their goals. This proved to be the case. Jim quickly produced design drawings for them within six weeks that clearly reflected all of the client’s needs and preferences while at the same time dramatically re-creating the home in a beautiful contemporary design.
The new home required a complete reconstruction of the existing house that left only one bathroom unaltered. New square footage was added at the lower level to expand and reconfigure the living area, while an entirely new upstairs wing was constructed to create space for a new master suite with views out toward the ocean. The entire roof was rebuilt, all new windows and interior doors were added and the full exterior received a new modern looking stucco finish. Stainless steel cable railings were added to the decks to create an updated look, and fine hardwood accents were used to pull the design together.
Our efforts produced a new three bedroom, three bath home with a large and inviting ground floor patio area, wide open living areas on the first floor with new kitchen, bathroom and dining room. The photographs in this section show the striking results- clean lines, dramatic architectural touches, and light, open and airy interior spaces. Our client was very pleased with the results.

These images are 3d-sketches (3d renderings) of a house and surrounding countryside in Pradebon, Italy. The chief designer, construction manager, architectural designer is the architect Giampaolo Zanon. The area on which the building falls is located in Pradebon, along the east side of Bongaio, between the provincial road to Lamosano and the road to Chies. The house belongs to the spouses Zanon Antonio and Piazza Rosa. This home is made for happy summer vacations and relaxation. All engineering materials and photographs of the area are provided by the architect Giampaolo Zanon. Thanks to Giampaolo Zanon for his patience and help in understanding the engineering aspects. I am very fortunate to have learned a lot from him. Project under development.

This full landscaping renovation didn’t come without its challenges. The project included plants, lawn area, natural boulder steps, flagstone on the concrete front walk, large flagstone patio on the stone dust, parged block walls, a paver driveway, a gravel drainage area, landscaping lighting and irrigation.
A sizable project for a small area, we wanted to focus on meeting the client’s expectations in both cost and end results. Some changes in scope were made but fortunately did not cause any delays in installation.
The final product resulted in a sanctuary like space for the client to enjoy for years to come.

This delightful cottage arose from the foundation of a 1950's ranch house in the historic neighborhood. The owners wished for a design integrated in the historic village fabric for their family. Fortunately the foundation and first floor framing were reused to good effect on this house which catches glimpses of Camden Harbor. 2800sf

Shower and bathroom mould and soap scum growth are probably the most common, annoying and frustrating tile-related problems. Wet and high humidity areas with poor ventilation provide the perfect breeding ground for mould and stains. Soap residue and body oils also create a food source for soap scum, mould to grow.
My customer in Dane Bank had the exact problem with dirty and mouldy grout lines in her shower cubicle. She had tried scrubbing the grout lines herself with a toothbrush and standard supermarket cleaners but never got the result she wanted.
Fortunately she was lucky to find Tile Doctor from the internet and I was asked to pop over and take a look to see what could be done. I was confident we could make a big difference so I went through the options with her and give her price for the job. She was happy with the price and we agreed a date for me to return and complete the work.
For grout lines cleaning I used Tile Doctor Grout Colorant Pre-Treat Cleaner, which successfully removes dirt, soil, soap scum and hard water deposits from grout joints. The product was sprayed on to the grout and left to dwell and seep into the pores for approximately five minutes to break down the soap scum and dirt before being scrubbed in using a stiff grout brush. The cleaning was successful but there were still few mouldy spots left. On these spots I used Tile Doctor Mould Away Spray that is meant for quick removal of mould from grout and silicone. One again product got sprayed on grout lines and left to dwell for five minutes and then scrubbed with stiff grout brush and then rinsed with clean water. After I had finished cleaning I express dried the tile and grout using high power heat gun.
With the area nice and dry, I had to choose the matching colour for the existing grout. There are ten colours to choose from the Tile Doctor range of Grout Colourant and on this occasion we chose Limestone as the best colour to match the tile.
The colourant is easily applied directly to the grout and in this case I applied two coats. The product is epoxy based and completely seals and rejuvenates the appearance of the grout, which not only drastically improves appearance it also makes it much easier to clean in the future. After applying the re-colourant I buffed all grout colorant excess off the tiles and the shower cubicle was ready.
My customer was very satisfied with the work and left the following comment on the Tile Doctor Feedback system
“Really, really happy with the service Tony provided and the recommendations he suggested. The work was carried out in a highly professional manner, to a high standard. I have already recommended him to friends. Thank you”

Morpurgo Architects was retained by a Fortune 100 CEO and his wife, owners of this grand brick manor house, to renovate the lower level of their home and increase the existing area for a spa and entertainment. Above this new space, we created an expansive deck, accessible from the kitchen and the first floor living areas.
Our firm surmounted numerous challenges presented by the significant height of the deck and our clients’ desire for immediacy to the pond below. We mitigated and resolved the height differences by designing a system of stairs and platforms that provide overlooks to the landscape, thereby facilitating transitions among the many levels.
Between the first floor and the lower level, we have constructed a mezzanine that is situated between two levels of stairs. This spacious landing prompts one to pause and view the family room through a wood-arched ceiling, with flanking wood display cases, before entering this well-appointed social area that contains the family room with a fireplace, pub, billiard room and solarium. A separate apartment, full-service cabana with kitchen and two bathrooms, sauna and a gym were also developed to satisfy the owner’s program.
Morpurgo Architects is known for its fastidious detailing, exemplified in this magnificent home by walnut-blasted oak paneling and built-ins that the firm designed to enhance the family’s entertainment space.

The Home
While looking for space where their active family could expand, these homeowners turned to Black Forest, with trees that remind them of their Indiana years. A stunning Pikes Peak view underscores how fortunate they are to live in Colorado. This home features classic nods to the owner’s French heritage while embracing a thoroughly of-the-moment Colorado lifestyle. Priorities for these homeowners included blending outdoor and indoor spaces wherever possible with generously proportioned windows and doors, porches, patios and balconies.
A gracious lime-washed brick entry punctuates a simplified white stucco and black-frame-windowed exterior with traditional
rooflines. Dramatic open spaces on the main floor comfortably accommodate the everyday activities of this busy family of four, while
providing for welcomed visits from family and friends. A functional, open kitchen is designed for serious cooking, a butler’s pantry for
staples, and serveware storage and dining spaces that effortlessly host after-school snacking to multi-course meals. A main-level,
Peak-view office comfortably supports working at home, complete with a beer cave and tasting nook for hosting fellow aficionados
after work is done. Guests will find comfort and privacy in a ma in-level guestroom suite or sleepover fun in the built-in bunks of the
expansive over-garage bonus room.
This home is a true collaboration that blends the homeowner’s long-held vision of their ideal home brought to life by the builder’s vision
and design/build process that achieves something truly…Warm and welcoming in the Forest.
The Builder
Stauffer & Sons Construction is a true Design-Build team creating some of the finest living spaces in the Pikes Peak region for over twenty years. We’ve developed an easy point-of-entry to the Design-Build process that begins with our very popular Conceptual Design and Budgeting Agreement. This affordable, low-commitment step provides answers to the early-stage questions of “what and how much?” With this critical information in place, a robust collaboration between client and builder ensues, resulting in a thoughtfully designed home that strikes a balance between size and scope and budget.
The Interior Design
Family, friends and soon-to-be friends are welcomed into this updated version of a French country farmhouse through a bricked archway and a solid arch-top entry door. Once inside, a sweeping gallery of windows adorned with flower-filled window boxes sets a nice foreground to the ponderosa pine forest. A great room with a two-story, lime-washed, brick fireplace sits juxtaposed to a cozy farm-styled kitchen with large island, plenty of storage and a Pikes Peak view. This family home features a simple, clean design with warm, wooden beams and solid, white-oak flooring. This home is designed to be lived in. Wherever you go, downstairs, upstairs or out on the porch, this home wraps around you and is a delightful place to enjoy.

With overwhelming support by the community who dug deep and donated, the 2018 Central Valley St. Jude Dream Home Giveaway successfully raised $957,100 for St. Jude Children’s Research Hospital! Since 2007, De Young Properties has been a major donor and builder of 12 St. Jude Dream Homes, helping to raise $11,628,545 to help the kids of St. Jude fight cancer and other life-threatening childhood diseases. One hundred percent of the proceeds will be donated to St. Jude Children’s Research Hospital, which works around the clock to develop cures to save the lives of boys and girls, including children in the San Joaquin Valley.
“We strongly believe in our responsibility to help others, which is why the St. Jude’s Dream Home Giveaway is so important to us and our entire De Young team. We are grateful to our community’s continued support of our business – a community that has given so much to us, which is why we are so passionate about giving back. In fact, we are even more passionate today than we were in 2007 when we first partnered with St. Jude Children’s Research Hospital. We are honored to be a donor and builder of our 12th St. Jude Dream Home in this war against childhood cancer. St. Jude Children’s Research Hospital positively affects the lives of families across the country, in addition to giving us the opportunity to change the life of a local family,” said Paula De Young of De Young Properties. “This amazing pediatric research center, that not only treats life threatening cases in children, also freely gives guidance to doctors around the world and here in the Central Valley. We count ourselves fortunate to be able to help such an important cause”
The 2018 St. Jude Dream Home is one of the most popular De Young floorplans, the Residence 210 with a beautiful Cottage elevation, and will offer three bedrooms, two full bathrooms, a formal dining room, spacious den and an open-air courtyard with a gorgeous stone accented fireplace.
With celebrity designer, Michael Moloney, donating his design talent and resources once again as Design Ambassador for this year’s St. Jude Dream Home, the home boasts a long list of special features, including fashionable quartz and granite counters from Granite Mountain Stone Design, premium designer maple cabinetry and professional closet design from KraftMaid Cabinetry and stainless steel Bosch appliances with a gas range, washer, dryer and built-in refrigerator. In addition, premium-grade wood-look porcelain tile floors by Shaw Floors, spacious 10’ ceilings, professional and water efficient front and back yard landscaping, and Energy Star approved Eagle Brand Cool Roof Tile.
The prime Clovis location of the St. Jude Dream Home is in the De Young Trailside at Loma Vista community which is within walking distance to Reagan Educational Center and located within the greater 3,300-acre Loma Vista master-planned community designed by the City of Clovis. In addition, it is a short drive from Clovis Community Medical Center and a variety of entertainment and dining options including the Sierra Vista Mall, The Square at Campus Pointe, Old Town Clovis and even Wild Water Adventure Park. Easy access to Highway 168 and Herndon Avenue can provide a fast work commute during the week and a family outing to Shaver or Huntington lakes on the weekend and even more.
De Young Properties would like to once again thank everyone in the community who contributed their hard-earned dollars to this worthy cause. They are appreciative of everyone who donated, volunteered or purchased a ticket to win this year’s St. Jude Dream Home, and feel privileged to be able to help such an important cause.

This fall, Amethyst had the opportunity to partner with Freeman Custom Homes of Kansas City to furnish this 5000 sq ft European Modern designed home for the Artisan Home Tour 2020!
Every square inch of this home was magical -- from the secret staircase in the master bath leading to a private shuttered plunge pool to the vaulted kitchen with sky high mushroom colored cabinetry and handmade zellige tile.
We met the builders during the cabinetry phase and watching their final, thoughtful design details evolve was such full of over-the-top surprises like the unique valet-like storage in the entry and limestone fireplace!
As soon as we saw their vision for the home, we knew our furnishings would be a great match as our design style celebrates handmade rugs, artisan handmade custom seating, old-meets-new art, and let's be honest -- we love to go big! They trusted us to do our thing on the entire main level and we enjoyed every minute.
The load in took 3 full trucks and fortunately for us -- the homeowners fell in love with several pieces so our uninstall trip was significantly lighter. I think we were all a little emotional leaving this masterpiece but sooooo happy for the owners and just hoping we get invited to a Christmas party...
Here are some of the highlights -- 90% of the furnishings and rugs were from our shop and we filled in the gaps with some extra special pieces!

We were fortunate enough to be a part of helping to restore this 93 year old home back to its original beauty. The kitchen cabinets are by Dynasty in Alder with a Riverbed finish and Lyssa door style. The kitchen countertops are Fantasy Brown Granite. Bathroom vanities are by Dynasty in Maple with a Pearl White Finish and a brushed Ebony glaze in the Renner door style. The vanity tops are Dupont Zodiak Quartz Cloud White.

A young family of four recently purchased a home with an unfinished basement. Each member of the family had their own opinion of how to use the space: dad wanted a music room, mom loves to dance and have parties, and the children wanted a media/game room where they could hang out with their friends. Fortunately, the basement was big enough to meet all their needs.
The renovation includes a secluded sound proof music room that doubles as an office, a home gym with full-length mirrors and a multi-purpose area for dancing and entertaining.
A full bar area with sink, dishwasher, microwave, wine cooler and under-the-counter refrigerator features granite countertops and custom cabinetry. Complete with high-back bar stools, it is a great gathering space during the parties the family loves to host.
The focal point of the basement is a gas fireplace with ledger stone surround. Mood lighting, sconces, pendants, recessed lights and a disco ball provide plenty of lighting options.
Last, but not least, is a high-tech media room with 110” large screen television. Let the games begin!
