Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life.
A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?”
The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick.
The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said.
Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.”
“The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece.
Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling.
Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book.
“Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle.
The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes.
The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. I loved that they had everything in house, anything you needed to have done, they could do it”.

This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind.
The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities.
We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.

A designated area for meat and dairy preparation, along with ample storage solutions was our primary goal to ensure that the kitchen was both functional and respectful of kosher laws.
For finishing touches, the very talented Home Owner, chose Elegant hardware as seen in this images, such as brushed gold handles and knobs which add a great deal of sophisticated finish.
Overall, this contemporary yet classical kosher kitchen in Great Neck represents a perfect blend of modern functionality and timeless elegance, designed to be both beautiful and practical.

The Setup
For this primary bathroom project, the homeowners wanted to transform their large, T-shaped bathroom into a functional, multi-purpose sanctuary. The existing layout was inefficient, with a bulky built-in tub, a closed-off shower, and an awkward footprint that limited practical use.
This remodel also presented a unique challenge – the homeowners wanted to use the space for workouts as well. The design needed to maximize the large open area in the middle of the T, providing enough room for yoga and light free-weight exercises while maintaining the bathroom’s aesthetic and functionality.

Spa-Like Shower Expansion – Removing a wall and replacing it with glass transformed the shower into an open, airy retreat, allowing natural light to flow freely through the space. A curved black river rock floor and neutral linear wall tiles add warmth and texture, while carefully placed niche lighting enhances the tranquil, luxurious atmosphere.
Workout-Friendly Layout – A custom full-length mirror was strategically placed to accommodate multiple uses, creating a fitness studio-like experience for yoga or light weight training. The mirror’s size and positioning allow for clear visibility during workouts, while also enhancing the room by adding light and a greater sense of depth.
Custom Storage Solutions – A custom cabinet with a wood top was crafted to discreetly store workout equipment, preserving the clean, open feel of the space. Its design not only enhances functionality but also creates a sense of symmetry, bringing visual balance and cohesion to the overall layout.
Enhanced Lighting – Replacing the shower wall with glass, installing a full-length mirror, and incorporating vanity mirrors with built-in lighting dramatically brighten the space. LED strip lighting under the cabinets, along the tub half wall, and in both the side and shower niches adds layered illumination, enhancing both function and ambiance.
Heated Floors – Installing heated flooring provides consistent warmth and comfort year-round, enhancing the space for both workouts and daily routines. A European-style towel warmer brings additional warmth and a touch of luxury, elevating the overall experience.
Final Thoughts:
This transformed bathroom blends luxury with intentional design. By addressing the homeowners’ needs – from workout flexibility to spa-inspired details – the space now serves multiple purposes without compromise. For this primary bath, our clients—empty nesters who recently updated their entire first floor—wanted a fresh, sophisticated look that would harmonize with the rest of their home’s new design. The original space included a large corner tub and a layout that, while functional, felt outdated and oversized for their needs. The goal was to update the bathroom with a layout that suited them perfectly without moving walls or major fixtures.
Design objectives:
Remove the large, outdated corner tub and replace it with a freestanding tub
Expand and modernize the shower while keeping privacy in mind
Update cabinetry for more organized, efficient storage
Improve lighting with stylish yet understated fixtures to brighten the room
Create a cozy, timeless atmosphere in the large space, maintaining functionality
The Remodel
Design challenges to be solved:
Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere.
Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. The focus was on enhancing the room’s functionality within the existing footprint.
Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout.
Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room.
The Renewed Space
Design solutions:
Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality.
Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space.
Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines.
Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel.
The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Lightly textured cream tiles and brushed nickel fixtures create a soft and cohesive look, while the subtle herringbone marble accent in the shower adds just the right amount of elegance. Round mirrors above the vanities complement the curves of the freestanding tub, softening the room’s overall look and adding a touch of femininity. The result is a bright, timeless space tailored perfectly for the homeowners’ lifestyle.
