Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. And now, the functional corner of the room. All the rocking, burping and changing happens here. We found the perfect dresser and swapped the knobs to make it playful. The changing table has extra room for diapers and wipes. The Glider is in child proof sunbrella upholstery and it has performed as expected already. The floor lamp and the Miffy lamp have dimmers and are fitted with smart bulbs to be controlled by the phone.

Playroom & craft room: We transformed a large suburban New Jersey basement into a farmhouse inspired, kids playroom and craft room. Kid-friendly custom millwork cube and bench storage was designed to store ample toys and books, using mixed wood and metal materials for texture. The vibrant, gender-neutral color palette stands out on the neutral walls and floor and sophisticated black accents in the art, mid-century wall sconces, and hardware. Bold color midcentury chairs and a scalloped wallpaper invite creativity to the craft room, and the addition of a teepee to the play area was the perfect, fun finishing touch! The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level. Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout. To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function. Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking. Appliance placement was carefully planned to deliver the requested performance without overwhelming the small room. Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior. The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel. Lighting was layered to make the compact kitchen brighter, more useful, and more inviting. Vintage-style semi-flush ceiling fixtures establish the overall tone, while dimmable puck lights highlight select areas and undercabinet task lighting keeps work surfaces well illuminated. The completed kitchen now feels both highly functional and deeply rooted in the home’s history. Rich cherry cabinetry, velvety soapstone, natural red oak flooring, navy tile, bronze accents, and carefully preserved birch trim work together to create a warm, cohesive space that celebrates timeless craftsmanship. By increasing storage, improving workflow, integrating modern appliances, and respecting the Tudor home’s original character, the design achieves the client’s vision: a kitchen that feels personal, practical, historically appropriate, and as though it has always been there.

When we met this family of 5 (months from being a family of 6!), their first floor felt outdated and disconnected. They dreamed of a space that felt light and airy, yet infused with rich, earthy materials to create warmth and add bold character. More than just a refresh, they needed a functional layout that worked for everyday life—cooking, laundry, entertaining friends, and even unwinding with a cocktail at the end of the day. Extending the kitchen into the morning room seating area enhanced both flow and functionality, while a spacious island became the heart of the home—ideal for casual family meals, meal prep, and hosting friends. A dedicated beverage station with a sink, refrigeration, and an awning window for indoor-outdoor entertaining allows for an effortless transition from morning routines to afternoon snacks on the patio. The laundry room was designed with designated storage for all four kids, creating an organized and functional space. It also serves as a practical landing zone when entering the home, seamlessly extending the light and airy theme with thoughtful design details and playful touches.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. Converted from an existing Tuff Shed garage, the Beech Haus ADU welcomes short stay guests in the heart of the bustling Williams Corridor neighborhood. Natural light dominates this self-contained unit, with windows on all sides, yet maintains privacy from the primary unit. Double pocket doors between the Living and Bedroom areas offer spatial flexibility to accommodate a variety of guests and preferences. And the open vaulted ceiling makes the space feel airy and interconnected, with a playful nod to its origin as a truss-framed garage. A play on the words Beach House, we approached this space as if it were a cottage on the coast. Durable and functional, with simplicity of form, this home away from home is cozied with curated treasures and accents. We like to personify it as a vacationer: breezy, lively, and carefree.

Dining Room in Trailside View | Refined Transitional Home in Scottsdale, AZ | Room Type: Whole Home Remodel and Furnishings | Project Name: Trailside View Residence | Key Feature: A full home remodel and furnishings project anchored by white oak cabinetry and countertops, where the clients gave Living with Lolo real creative freedom to play with bold fabrics, wallpapers, and drapery that most homeowners would talk themselves out of. Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic. Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. Because the remodel and furnishings were managed together under one roof, the bolder design choices landed the way they were intended to rather than feeling like afterthoughts layered onto a finished renovation. Designed to inspire imagination, movement and independence, this custom boy’s bedroom transforms everyday function into an adventurous and highly personal retreat. Every inch was considered to maximize play, storage and comfort while maintaining a clean aesthetic that can evolve with its young owner. The custom built-in bed forms the centerpiece of the room, integrating sleeping, climbing, lounging and storage into one cohesive structure. Inspired by a treehouse or indoor fort, an elevated rope hammock creates a playful destination for reading, relaxing and imaginative adventures. Integrated climbing bars and bold red accents bring energy to the warm natural palette, while custom birch millwork provides extensive storage for books, toys and collections. Deep drawers beneath the bed platform maximize otherwise unused space without adding visual clutter. A built-in desk and shelving near the window provide a dedicated place for homework, reading and creative projects while preserving natural light and outdoor views. The resulting bedroom balances playful features with clean lines, warm wood and thoughtful organization—creating a space designed for both the child he is today and the young person he will become.

Our latest project in Harlem involves the transformation of the lower two floors of a four-story brownstone into a vibrant and playful duplex apartment. The design balances functionality with whimsy, creating a bright, welcoming home full of character and personality. The main floor is designed as an open-concept living and kitchen area that maximizes both light and space. The living room is anchored by a striking custom-built floor-to-ceiling unit, which serves as a multifunctional centerpiece, combining a TV entertainment center, a bar, and display shelving. This elegant feature also subtly divides the living area from the staircase leading to the lower level. The kitchen, a focal point of the home, features floor-to-ceiling cabinetry that makes full use of the high ceilings, blending grey tones with walnut finishes. A playful multicolored triangular-tiled backsplash adds an element of fun, while large glass sliding doors lead to a newly constructed deck overlooking the backyard. Above the kitchen sink, a generously sized window allows natural light to flood in, transforming what was once a dimly lit space into a bright and inviting area. At the front of the main floor, a small music studio offers flexibility and creativity. This space can be enclosed with floor-to-ceiling aluminum and glass sliding partitions, maintaining the open flow of the layout while offering privacy when needed. A bold powder room further enhances the personality of the space. It features a custom black wall-mounted concrete sink with an angular design that wraps around the toilet. The sink is set against a fullheight mirrored wall, which reflects the dynamic black-and-white graffiti wallpaper, making the compact space both striking and memorable. The lower level is dedicated to the private quarters, designed with comfort and luxury in mind. The primary bedroom suite is a true sanctuary, boasting a spacious ensuite bath with a luxurious open wet-room concept. At its heart is a freestanding white soaking tub, complemented by dark blue hexagonal tiles that cover the floor and extend up the wall behind the double vanities, creating a dramatic and cohesive effect. The toilet is tucked away in a separate room painted in a matching deep blue, adding to the suite’s serene and cohesive ambiance. This level also includes a second bedroom and a guest bath, each reflecting the playful design theme of the home. The guest bathroom is particularly delightful, with sunny white and yellow hexagonal tiles on the walls and a matching yellow tile floor, creating a cheerful and uplifting space. Every detail of this Harlem duplex reflects the client’s vision for a home that feels modern yet full of personality. From the playful material choices to the thoughtful use of light and space, the design celebrates the character of the historic brownstone while embracing contemporary living.
